How old is the US housing stock
The U.S. Census Bureau measures housing age through Table B25035, Median Year Structure Built, and Table B25034, Year Structure Built. In the American Community Survey 2024 1-Year Estimates, the national median year built is 1981. Measured against calendar year 2026, that places the median American home at 45 years of age. The Census note for these tables states that for mobile homes, houseboats, and recreational vehicles, the manufacturer model year is used as the year built.
Two federal instruments confirm the aging trend. The American Housing Survey, sponsored by HUD and conducted by the Census Bureau, reported a median housing-stock age of 44 years in 2023, up from 39 years in 2013. The National Association of Home Builders, analyzing American Community Survey microdata, reports the median owner-occupied home reached 42 years in 2024, up from 31 years in 2005. The figures differ because they cover different universes. The Census median year built covers all housing units, the AHS median age covers the occupied and vacant stock it samples, and the NAHB figure covers owner-occupied homes only. All three point the same direction.

Housing age varies widely across the four Census regions. The Northeast and Midwest carry the oldest stock, a legacy of early industrial-era and postwar building. The South and West are younger, reflecting Sun Belt population growth since 1980.

At the state level the range is even wider, from a median year built of 1959 in New York to 1997 in Nevada, a 38-year spread. The oldest housing clusters in the Northeast and industrial Midwest. The newest clusters in the Mountain West and Southeast.

What housing age means for roof age and reroof pressure
Census data measures the age of the building, not the age of the roof on it. A roof is replaced multiple times over the life of a long-standing house, so an old structure does not prove an old roof. Housing age still matters for roofing because it sets the number of replacement cycles a home has passed through and the share of homes that are old enough to be on a second or third roof. To translate age into reroof pressure, roof service life is the missing variable.

2. Reroof-due share, homes past standard asphalt life
Logic: the share of housing units built before 2000, which are at least 26 years old in 2026 and therefore past the 20-year life of a 3-tab asphalt roof and approaching the 30-year life of an architectural roof. Result: 72.6% nationally, about 106.5 million units. By region, 84.5% in the Northeast, 78.7% in the Midwest, 71.7% in the West, and 64.6% in the South. Inputs: ACS 2024 Table B25034 cohort counts and InterNACHI asphalt shingle life expectancy. Limitation: this does not track actual roof-replacement history. Many of these roofs have already been replaced once or more, and the figure assumes an asphalt covering.
3. Pre-1980 stock as a deep-age indicator
Logic: the share of housing built before 1980, at least 46 years old in 2026, homes likely to have cycled through two or more asphalt roofs. Result: 48.1% nationally, about 70.6 million units. This aligns closely with the NAHB finding that roughly 47% to 48% of owner-occupied homes were built before 1980, an independent corroboration from a different universe. Logic: median structure age divided by the 20-year 3-tab asphalt life, an illustration of how many asphalt roofs a median home would have needed if it always used 3-tab shingles. Source selection prioritized primary federal data. Housing-age counts and medians come from the U.S. Census Bureau American Community Survey 2024 1-Year Estimates, Tables B25034 and B25035, retrieved through the Census Reporter data service, which serves published ACS estimates. The American Housing Survey figure comes from the 2023 AHS, sponsored by HUD and conducted by the Census Bureau, as reported in trade coverage that cited the survey. Owner-occupied age figures come from the National Association of Home Builders analysis of ACS data. Roof service-life ranges come from the InterNACHI Estimated Life Expectancy Chart for Homes.
Inclusion rules: a statistic was included only if it traced to a named dataset with a clear year and geography. Derived figures were computed only from published counts and were labeled as Roofing Brief calculations. Exclusion rules: no unsourced roundup figures, no vendor marketing claims presented as data, and no figure that could not be traced to its origin.
Conflicting numbers were reconciled by universe. The Census median year built (all housing units), the AHS median age (sampled stock), and the NAHB median age (owner-occupied) differ because they measure different populations, so they are reported separately rather than blended.
