Why concrete gutters fail

Concrete gutters fail because concrete moves and absorbs water. The material expands in heat and contracts in cold, and that repeated movement cracks the internal lining that keeps the trough watertight. Once the lining splits, water soaks into the porous concrete and travels through the block into the wall and eaves below. The failure is built into the design, not caused by neglect.

Three mechanisms usually run together:

  • Thermal movement. Daily and seasonal expansion and contraction opens hairline cracks in the lining and at the joints between blocks.
  • Porosity. Unsealed concrete wicks water. A cracked lining lets the trough soak rather than shed, so the block stays wet.
  • Cold bridging. Because the gutter is continuous with the wall, it carries cold indoors. That cold surface draws condensation, which many owners mistake for a roof leak.

Damp on an upstairs ceiling near an outside wall, staining at the wall head, or a musty top room are common signs. The water may be coming through the concrete or forming as condensation on it, and the two often occur at once.

A practical rule: reline if the concrete is structurally fine and you mainly need to stop water getting in. Replace if the blocks are crumbling, if condensation is damaging rooms, or if scaffolding is already up for roof or render work and the marginal cost is small.

Precast concrete channel and valley gutters

Precast concrete is also used for channel drains and, historically, for valley and parapet gutters on larger buildings. A precast channel, sometimes called a trench drain, is a rigid trough set flush into paving to carry surface water to a drain. Concrete valley gutters once ran along roof valleys and behind parapets on churches, mills, and older commercial roofs, usually lined with lead or asphalt.

These share the same weakness as the eaves version: the concrete carries water and cold, and the lining does the real waterproofing.
