Metal Roof Painting Cost: 2026 Prices per Sq Ft, DIY vs Pro

Metal roof painting cost runs about $1.20 to $3.60 per sq ft for a pro paint job. Line items, coating math, and 1,500 and 3,000 sq ft examples.

Metal Roof Painting Cost: 2026 Prices per Sq Ft, DIY vs Pro

Metal roof painting cost runs about $1.20 to $3.60 per square foot for a professional paint job in most published 2023 to 2026 estimates, or roughly $1,800 to $5,400 on a 1,500 sq ft roof. A thick elastomeric or silicone restoration coating, full rust treatment, or lift access can push a bid to $4 to $8 per square foot. Doing it yourself costs about $0.22 to $0.37 per square foot in primer and paint for a thin acrylic system, but $0.59 to $1.17 per square foot for a coating applied at the thickness its data sheet requires.

This page prices the job line by line. For whether your roof can take paint at all and how the prep works, see our guide on painting a metal roof. For shingle, tile and flat roofs, our roof painting cost by roof type guide covers the other materials.

Key numbers at a glance

These are the figures most homeowners search for, each tied to its source and date. Published ranges differ because each source prices a slightly different job: a basic two-coat paint on a walkable roof sits at the low end, while a full restoration with access equipment sits at the top. Local labor rates, roof pitch and rust level move any single quote.

How much does it cost to paint a metal roof per square foot?

A professional paint job on a metal roof usually costs $1.20 to $3.60 per square foot, based on HomeGuide, Fixr and Homewyse. Coating systems built for leaks and heat cost $0.50 to $4.50 per square foot installed, per HomeGuide. DIY material cost depends almost entirely on which product you buy, from about $0.22 per square foot for thin acrylic roof paint to more than $1 for silicone.

HomeAdvisor puts labor at about 70% of the total and says roofs steeper than 6:12 are not considered walkable, which adds staging and safety time. That labor share is why a DIY job can cost a quarter of a pro bid. The Bureau of Labor Statistics lists the May 2025 median wage for US roofers at $26.65 per hour, before the overhead, insurance and margin a contractor adds.

Job type DIY cost per sq ft Pro cost per sq ft Source
Color refresh, thin acrylic roof paint, 2 coats $0.22 to $0.37 (primer plus paint) $1.20 to $3.59 BEHR data sheets and Home Depot listing; HomeGuide; Homewyse

What goes into a metal roof painting bid?

A metal roof painting bid bundles six line items: cleaning, rust treatment, primer, two finish coats, fastener and seam work, and access. Paint is often the smallest of them. Ask for each line priced separately, because two bids at the same total can include very different amounts of prep and film thickness.

Line item Typical cost Source
Pressure wash and clean $0.35 to $0.77 per sq ft hired; washer rental $70 per 4 hours or $100 per day HomeGuide, Dec 2023
Rust treatment and sealing $0.50 to $4.00 per sq ft, rising with rust level and pitch HomeGuide, Dec 2023
Primer $140 to $180 per 5-gal pail covering about 1,000 sq ft HomeGuide, Dec 2023
Two finish coats (labor) $1.20 to $2.72 per sq ft HomeGuide, Dec 2023
Paint sprayer rental $65 per 4 hours or $95 per day HomeGuide, Dec 2023
Fastener repair or tightening $100 to $600 Fixr, Jan 2025
Full screw replacement $150 to $1,000 Fixr, Jan 2025
Loose seam repair $250 to $1,250 Fixr, Jan 2025
Scaffold access $15 to $75 per day basic; $100 to $300 per day multi-level HomeGuide, Apr 2026
Boom lift access $250 to $900 per day Rentd, 2026

Fastener and seam work deserves its own line on exposed-fastener roofs. Rubber washers on the screws often age out before the panels do, and a coating applied over a backed-out screw seals nothing for long. Coating makers such as Henry and Uniflex call for seams, laps and fasteners to be repaired or detailed before the field coat goes on.

Paint vs coating: which product are you pricing?

The single biggest swing in metal roof painting cost is product thickness. A thin acrylic roof paint covers 250 to 450 sq ft per gallon per coat, while elastomeric and silicone coatings need 1.5 gallons per 100 sq ft per coat. That is a three to six times difference in gallons for the same roof, before labor.

Product type Example product Coverage per data sheet Listed price (Oct 2026) Material cost per 100 sq ft Source
Acrylic roof paint BEHR Multi-Surface Roof Paint, over BEHR No. 435 Metal Primer Paint 250 to 450 sq ft/gal per coat, 2 coats; primer 350 to 450 sq ft/gal $174 per 5 gal (Home Depot); primer about $29 to $32 per gal $22 to $37 for primer plus 2 coats BEHR technical data sheets
DTM acrylic Sherwin-Williams Pro Industrial DTM Acrylic 160 to 267 sq ft/gal per coat at 2.4 to 4.0 dry mils; 2 coats direct on galvanizing $161.49 per gal list price (sherwin-williams.com) $121 to $202 at list price Sherwin-Williams product data sheet
Acrylic elastomeric Rust-Oleum 710 Elastomeric Roof Coating 1.5 gal per 100 sq ft per coat, 2 coats at 24 wet mils $93.59 to $172.83 per 4.75-gal pail (Zoro, MSC) $59 to $109 Rust-Oleum technical data sheet
Silicone Henry 887 Tropi-Cool 100% Silicone Minimum 1.5 gal per 100 sq ft, 1 coat, 22 mils dry $369 per 4.75-gal pail (Home Depot) about $117 Henry technical data sheet
Urethane system Uniflex Urethane system for structural metal 1.25 gal per 100 sq ft base plus 1.25 gal per 100 sq ft finish Sold through distributors; not retail-listed Quote required Uniflex guide specification
Field-applied PVDF or fluoropolymer PPG Duranar ADS; coatings made with Arkema Kynar Aquatec resin Per project specification Not retail-listed Quote required PPG; Arkema

Retail prices move often and vary by store and region. The Sherwin-Williams figure is the website list price, and the site notes that registered accounts see their own pricing. Our metal roof coatings guide explains which chemistry bonds to steel, Galvalume and painted panels.

Why the low material figures you see online can mislead

Several cost guides put metal roof paint at $0.25 to $0.40 per square foot. That figure matches one or two coats of thin acrylic paint, which our BEHR arithmetic confirms at $0.22 to $0.37. It does not match an elastomeric or silicone coating applied at the thickness its maker specifies, which costs $0.59 to $1.17 per square foot in material alone.

The gap matters when you compare bids. HomeGuide’s installed range for metal roof coating starts at $0.50 per square foot, which is below the material cost of a two-coat Rust-Oleum 710 system at retail prices. A bid at the bottom of a published range may use contractor pricing, or it may mean less film than the data sheet calls for. Ask the contractor for the product name and the gallons per 100 sq ft in writing.

Field-applied PVDF: what it can and cannot do

Kynar 500 and similar PVDF finishes on new panels are applied at the factory on coil lines. HomeAdvisor lists PVDF paint at $70 to $450 per gallon as a homeowner option, but the field-applied versions are a different class of product. PPG describes Duranar ADS as an air-dry fluoropolymer for touch-up, repair and restoration of factory-painted metal. Arkema says coatings made with its Kynar Aquatec ARC resin meet the color retention requirements of AAMA 2605.

The Metal Construction Association guidance on field-applied air-dry paint covers small scratched areas and states that MCA does not endorse field-applied air-dry systems. In practice, field fluoropolymer restoration is a specified commercial job priced by quote, not a can from a home center. Sheffield Metals notes that some makers of high-end field systems offer repaint warranties of up to 15 years when a professional applies them.

Worked examples: 1,500 and 3,000 sq ft metal roofs

The two examples below show how roof size, panel profile and product choice change the bill. Both use the Rust-Oleum data sheet rule of multiplying length by width by at least 1.15 for corrugated and irregular metal, because ribs add surface the flat footprint misses. Every figure is a Roofing Brief estimate built from the sources named, not a quote.

Example 1: 1,500 sq ft house roof, color refresh

This is a sound, ribbed exposed-fastener steel roof with a faded finish and no active leaks. The 1.15 rib factor turns 1,500 sq ft of roof into about 1,725 sq ft of paintable surface. A thin acrylic roof paint system fits the goal, since the owner wants color rather than waterproofing.

Item Quantity DIY cost Basis
BEHR No. 435 Metal Primer, 1 coat 4 to 5 gal $116 to $160 1,725 sq ft at 350 to 450 sq ft/gal
BEHR Multi-Surface Roof Paint, 2 coats 8 to 14 gal (two or three 5-gal pails) $348 to $522 3,450 sq ft of coats at 250 to 450 sq ft/gal; $174 per pail
Pressure washer rental, 2 days 2 days $140 to $200 HomeGuide rental rates
Paint sprayer rental, 2 days 2 days $190 HomeGuide rental rates
DIY subtotal about $794 to $1,072 Before fasteners, sealant, tax and safety gear
Professional range 1,500 sq ft $1,800 to $5,385 HomeGuide low ($1.20) to Homewyse high ($3.59)
Premium restoration with access 1,500 sq ft $6,000 to $12,000 Sheffield Metals, $4 to $8 per sq ft

Example 2: 3,000 sq ft barn roof, rust and summer heat

This is a corrugated galvanized barn roof with surface rust, loose screws and a hot hayloft. A white elastomeric or silicone coating fits the goal, since the owner wants sealing and reflectivity. The 1.15 factor gives about 3,450 sq ft of coated surface, and eave height calls for a lift.

Item Quantity Cost Basis
Rust-Oleum 710, 2 coats at 1.5 gal per 100 sq ft 104 gal (22 pails) $2,059 to $3,802 $93.59 to $172.83 per 4.75-gal pail; add rust primer on steel
Or Henry 887 silicone, 1 coat at 1.5 gal per 100 sq ft 52 gal (11 pails) $4,059 $369 per 4.75-gal pail
Boom lift, 3 days 3 days $750 to $2,700 Rentd, $250 to $900 per day
Screw replacement Whole roof $150 to $1,000 Fixr, Jan 2025
Professional coating range 3,000 sq ft $1,500 to $12,000 HomeGuide metal coating, $0.50 to $4.00
Professional silicone range 3,000 sq ft $4,500 to $13,500 HomeGuide silicone, $1.50 to $4.50

On this barn, coating material alone at data-sheet thickness costs more than the low end of the installed range. That is a strong signal to compare film thickness, not just price, when bids come in. Henry also notes that steep slopes and rough or aged surfaces may need additional coats to reach a uniform thickness.

How to estimate the cost for your own metal roof

You can build a fair estimate in six steps using your roof area, panel profile and the data sheet for the product you want. The result gives you a material baseline and a set of questions for contractors. A pro bid well below your material figure deserves a closer look at the specified gallons.

  1. Measure the roof plane area. Multiply length by width for each slope. For a pitched roof estimated from the house footprint, multiply by the pitch factor, such as 1.118 for a 6:12 pitch.
  2. Add the rib factor. Multiply by at least 1.15 for corrugated or ribbed panels, per the Rust-Oleum 710 data sheet. Standing seam pans with fewer ribs may need less allowance, so confirm with the coating maker.
  3. Pick the system by goal. Choose thin acrylic paint for color, elastomeric or silicone coating for leaks and heat, and a quoted field fluoropolymer for long color life on architectural metal.
  4. Convert to gallons. Divide total coated area by the data sheet coverage per coat and multiply by the number of coats. Round up to whole pails.
  5. Add prep and access lines. Price washing, rust treatment, primer, fastener and seam work, and scaffold or lift days from the line-item table above.
  6. Compare to pro ranges. Multiply your roof area by $1.20 to $3.59 for paint or $0.50 to $4.50 for coatings, then ask each bidder for product, gallons and warranty in writing.

Should you paint, re-coat, or replace a metal roof?

Paint a metal roof when the panels are sound and only the finish has aged. Re-coat when an earlier coating is wearing but still bonded. Replace when panels are rusted through, seams have opened, or a factory finish is still under warranty and painting would void it. The table maps common situations to the usual call.

Situation Usual call Why
Factory PVDF (Kynar) finish intact and under warranty Clean it; do not paint Sheffield Metals says the original paint warranty typically becomes void on areas that are worked on
Factory finish chalky or faded, metal sound Repaint with primer plus acrylic system Sherwin-Williams lists a bonding primer before DTM Acrylic over baked-on finishes
Surface rust, loose screws, minor leaks Elastomeric or silicone restoration coating Coating makers require rust removal and fastener and seam repair before coating
Roof already coated with silicone Re-coat with silicone Henry lists recoating previously coated roofs as an accepted use for 887; check any non-silicone product’s data sheet before applying it over silicone
New roof under 6 months old, color change wanted Wait HomeGuide and HomeAdvisor advise waiting at least six months after installation
Within 1,500 ft of saltwater Check warranty terms first Sheffield Metals says standard paint warranties do not apply in that zone
Panels rusted through or seams structurally open Replace Coatings cannot bridge structural holes; see our metal roof cost guide below

When replacement is the better call, our metal roof cost guide prices standing seam, corrugated and stone-coated options.

Factory Kynar finishes and warranty effects

A factory PVDF finish usually carries a long paint warranty, and painting over it can end that coverage. Sheffield Metals describes its 40-year warranty as covering film adhesion, with chalking and fading covered for 30 years. Painting a healthy PVDF roof spends money to replace a finish that may still be under warranty.

Product compatibility is the second issue. Henry’s data sheet says its Pro-Grade 280 acrylic elastomeric is not for use over Kynar or Hylar coated metal roofs. Uniflex specifies its acrylic rust inhibitive primer as a bonding primer over fluoropolymer finishes. Rust-Oleum’s 710 data sheet writes its rust-cleaning and priming steps for metal panels that are not Kynar or previously coated. Read the data sheet for your exact finish before buying anything.

Do cool roof coatings qualify for ENERGY STAR or a tax credit?

No federal tax credit covers painting or coating a metal roof in 2026. Roofing has not been an eligible item under the 25C Energy Efficient Home Improvement Credit since 2022, and Public Law 119-21 ended 25C for property placed in service after December 31, 2025. Check current IRS guidance and a tax professional for your situation.

The ENERGY STAR label is also gone for roofs. EPA sunset the ENERGY STAR Roof Products specification on June 1, 2022, so a coating sold today cannot carry a current ENERGY STAR roof certification. Reflectance is now documented through the Cool Roof Rating Council (CRRC). Henry lists CRRC values for 887 of 0.88 initial and 0.73 aged solar reflectance, with an SRI of 111 initial and 90 aged. Some state and utility programs may still offer cool roof incentives, so check locally. For more on silicone chemistry and ratings, see our silicone roof coating guide.

Frequently asked questions

How much does it cost to paint a 2,000 sq ft metal roof?

Painting a 2,000 sq ft metal roof typically costs about $2,400 to $7,180 for a professional paint job, using HomeGuide’s $1.20 and Homewyse’s $3.59 per square foot. A full restoration with premium coating and lift access can reach $8,000 to $16,000 at Sheffield Metals’ $4 to $8 per square foot. Steep pitch and heavy rust push costs toward the top.

Is painting a metal roof a good idea?

Painting is often a good idea when the panels are structurally sound and only the finish has faded, chalked or started to rust at the surface. It costs a fraction of replacement and can add years of service. It is usually a poor idea over a healthy factory PVDF finish still under warranty, or over panels that are rusted through.

Is it expensive to paint a metal roof?

Painting a metal roof is moderately priced compared with replacement. HomeAdvisor lists a typical job at $1,181 to $3,636, with an average of $2,409. Labor makes up about 70% of that total, so DIY material for a thin acrylic system can run $0.22 to $0.37 per square foot. Thick coatings, steep roofs and lift access raise the price.

How much is a coated metal roof for a 1,500 sq ft house?

A 1,500 sq ft one-story house with a 6:12 pitch has roughly 1,677 sq ft of roof before overhangs, using a pitch factor of 1.118. At HomeGuide’s installed metal roof coating range of $0.50 to $4.00 per square foot, that is about $840 to $6,700. Silicone and heavy rust work land in the upper half of that range.

How much does 5 gallons of roof coating cover?

It depends on the product. A 5-gallon pail of thin acrylic roof paint covers 1,250 to 2,250 sq ft per coat at BEHR’s 250 to 450 sq ft per gallon. A 4.75-gallon pail of Rust-Oleum 710 elastomeric covers about 317 sq ft per coat at 1.5 gallons per 100 sq ft. Henry rates 887 silicone at about 320 sq ft per 5 gallons.

Does painting a metal roof void the warranty?

Painting can void a factory paint warranty on the areas that are worked on, according to Sheffield Metals, so check your warranty before painting a roof with a factory PVDF or SMP finish. A new field-applied system may carry its own product warranty: Henry lists a lifetime limited warranty for 887, while BEHR’s roof paint carries a one-year limited product warranty.

Is there a tax credit for painting a metal roof?

No. Metal and asphalt roofs stopped qualifying for the federal 25C credit after 2022, and Public Law 119-21 ended the 25C credit for property placed in service after December 31, 2025. Painting or coating a metal roof in 2026 does not qualify for a federal credit. Some state or utility cool roof programs may still apply locally.
