Roof coating warranty terms split into three tiers, and NDL is the only one where the manufacturer pays to fix the leak. A material-only warranty ships you replacement pails and nothing else, so you fund every hour of labor, every lift rental and every disposal fee yourself. A labor-and-material warranty adds the repair crew. An NDL (No Dollar Limit) warranty removes the aggregate cash cap on covered repairs, but only on a pre-approved system, installed by an applicator the manufacturer authorized, and only after an inspection the manufacturer signed off on.
The distinction almost never appears in the sales conversation. A proposal that says “20 year warranty” can mean a free prorated material certificate or a fee-based NDL system warranty with a mandatory moisture survey behind it. Those two documents differ by the entire cost of a re-coat.
What each roof coating warranty type actually pays for
The three tiers differ on one question: when the coating leaks in year nine, who writes the check for labor? Material-only warranties answer “you.” Labor-and-material warranties answer “the manufacturer, up to a stated limit.” NDL warranties answer “the manufacturer, with no aggregate dollar cap on covered leak repairs.” Term length is the least important variable of the three.

Gaco’s published GacoFlex S20 Series literature shows the split cleanly. Every GacoFlex silicone roof coating carries a 50 Year Limited Material Warranty, which sounds enormous until you read the next sentence: a Labor and Material Warranty is available only to Gaco Licensed Applicators, only when the coating goes over E5320 2-Part Epoxy Primer/Filler, and only when applied to Gaco specifications. The 50 year number is the product. The coverage that matters is the shorter one with conditions attached.
GAF structures its commercial line the same way. Its Integrated System Limited Warranty is material-only, prorated and non-transferable. Its System Pledge Roof Guarantee runs to 20 years with workmanship and labor but no unlimited repair amount. Only the Diamond Pledge NDL Roof Guarantee carries an unlimited dollar amount for covered repairs plus 100% (not prorated) replacement material, and it requires a GoldElite or PlatinumElite certified contractor.
What “No Dollar Limit” does not mean
NDL removes the money ceiling on covered leak repairs. It does not make the roof unconditionally guaranteed. The published Kool Coats Silicone NDL warranty states the limit in its own words: “No Dollar Limit” means there is no aggregate monetary cap on Covered Leak repair costs under an active Warranty, “but only within the defined scope of Covered Leaks.” Everything outside that scope stays at zero coverage no matter how large the number gets.
That same document explicitly carves out full roof replacement unrelated to localized leak repair, structural, deck, insulation or substrate repair, interior property damage, mold remediation, and business interruption. It also says coverage does not exist at all unless the manufacturer issues written Warranty Acceptance, and that no verbal statements, marketing materials, proposals or field communications can create it.
Read that clause as the operating rule: an NDL is a watertightness warranty on the coating, not an insurance policy on the building. If the deck is failing under a sound coating, the manufacturer’s obligation ends where its product ends.
What actually gates an NDL roof coating warranty
NDL eligibility is decided before the first pail opens, not after the job finishes. Mule-Hide’s 100% Silicone Roof Coating System specification (04-1720, February 2026) makes three submittals mandatory and requires approval of all three prior to installation on any project where an NDL system warranty is requested. Miss the sequence and the manufacturer reserves the right to decline the warranty on completed work.
- Authorized applicator status, verified in writing. Mule-Hide restricts NDL system warranties to independent warranty-eligible contractors and to commercial projects only, expressly excluding single-family dwellings. The Colorado Roofing Association recommends owners request an Authorized Applicator letter on the manufacturer’s letterhead dated within the same month the project is bidding or awarded, because a state contractor license is not manufacturer credentialing.
- A warranty application filed before work starts. Mule-Hide requires a fully completed Roof Coatings Warranty Application submitted to its Technical Department prior to beginning the project, with a dimensioned roof drawing and photos of unusual flashing details or roof conditions.
- A moisture survey of the entire roof. Suitability must be established by infrared, nuclear or capacitance scan, with a minimum of two core tests per roof section or level, and additional cores near drains, scuppers, areas showing evidence of ponding water and areas of known or historical leaks. Wet components found by the survey have to come out before coating.
- Adhesion testing with documented results. Mule-Hide calls for adhesion tests every 4,000 square feet or as needed, at least one per substrate, following ASTM D903 and ASTM D6083, and requires a photograph with each test submission to qualify for an NDL warranty. Uniflex’s published Adhesion Test Requirements bulletin (Rev. 10.2023) sets a numeric floor: coating adhesion must reach a minimum of two pounds per lineal inch, tested per ASTM D4541 methods after a minimum 72 hour cure, with two tests per 10,000 square feet in the field and five test areas per 10,000 square feet over previously coated roofs. Results under two pounds per lineal inch get reported back to the manufacturer to discuss retesting with a primer.
- A single-manufacturer system, not a mix of products. Mule-Hide states plainly that it will not warrant any application where another manufacturer’s product is substituted for a Mule-Hide product, and that other components require written acceptance from its Technical Department before the job starts.
- A manufacturer inspection before issuance. The Metacrylics elastomeric restoration specification published through Arcat requires the coating manufacturer to provide a field representative for on-site inspection prior to issuance of the warranty, and requires an installer approved by the manufacturer with at least three years of documented experience.
Notice what is missing from that list: the coating’s own data sheet. Product performance is table stakes. The gate is documentation.
Why the warranty term is really a gallons number
Longer NDL terms are not a different chemistry, they are more material. Mule-Hide’s silicone system over aged TPO publishes one table with three rows, and the only variable that moves across them is the coating rate. The same relationship holds at GAF, whose Unisil and Unisil High Solids silicones are applied to different specifications for 10, 15 or 20 year coverage.

The practical consequence: a bid quoting a 20 year warranty at a 10 year coating rate is not a cheaper 20 year roof. It is an application that will not qualify. Ask for the gallons, then divide by the squares.
What voids a roof coating warranty
Most coating warranty denials trace to four conditions the owner or a third party created after handover, not to defective product. The specific wording varies by manufacturer and by approved system, so read the issued certificate rather than the brochure.
- Ponding water. Mule-Hide requires ponded areas to evaporate within 48 hours, the NRCA definition, and anything remaining beyond that has to be remediated first: added drainage, a leveling base, at least one extra gallon of silicone per 100 square feet in ponded areas and waterways, or a three-course reinforced application. Kool Coats excludes “ponding unrelated to coating failure” and drainage design deficiencies outright. A 20 year metal roof NDL weathertightness specimen published by Metal Roofing Systems goes further, voiding liability where the system was constructed so as not to permit drainage and permits standing or ponding water.
- Foot traffic. That same specimen excludes worker traffic on the roof other than traffic during the course of installation. Silicone is soft and holds dirt, and service techs walking the same path to a rooftop unit will wear it through. Manufacturers sell granulated walkway surfacing for exactly this reason, and Mule-Hide lists walkway granules as a system component for foot traffic and service areas.
- Penetrations and equipment added after the fact. Kool Coats excludes unauthorized modifications or penetrations. The Metal Roofing Systems specimen excludes alterations “such as, but not limited to, structures, fixtures, or utilities being placed upon or attached to the roof without prior written authorization.” A new condenser set on sleepers by an HVAC contractor, with no notice to the coating manufacturer, is a warranty problem before it is a leak.
- Missing maintenance records and late notice. Kool Coats obliges the owner to keep drainage clear, avoid unauthorized modifications and allow inspection access, and states that failure to maintain may void coverage to the extent it contributes to the claimed condition. Claim Notice is due within 30 days of discovery. The Metal Roofing Systems specimen sets the same 30 day window, requires certified mail, and excludes leaks caused by failure to take reasonable care in maintaining the roof. GAF’s WellRoof extension, which lengthens a Diamond Pledge NDL guarantee by up to 25% to a maximum of 35 years, is conditioned on annual inspections by a PlatinumElite contractor.
How to verify the warranty before you sign
Four documents settle almost every dispute later, and all four exist before the contract is signed. Ask for them in writing and attach them to the agreement. Contractors who hold genuine authorization produce all four quickly, which is itself the fastest screening test available to an owner.
- The sample warranty certificate for the exact term being quoted, not a marketing sheet. Mule-Hide’s own specification lists “a sample copy of the requested warranty type” as a required submittal.
- The Authorized Applicator letter on manufacturer letterhead, dated in the bid or award month.
- The published system specification naming the coating rate in gallons per 100 square feet for that term, plus the primer and seam treatment.
- The moisture survey and adhesion test results with photographs, filed and approved before installation.
