40 year shingles are architectural (laminated) asphalt shingles that once carried a 40 year limited warranty. The number never described how long the roof lasts: InterNACHI’s life-expectancy chart puts architectural asphalt at about 30 years. It named a warranty tier sitting between standard 30 year architectural shingles and the heavyweight 50 year lines. GAF, Owens Corning and CertainTeed now sell their laminates under a Lifetime or Limited Lifetime warranty instead, so in 2026 the term usually means a mid grade laminate such as GAF Timberline HDZ, Owens Corning TruDefinition Duration or CertainTeed Landmark, installed at about $5 to $8 per square foot.
What is a 40 year shingle, exactly?
A 40 year shingle is a laminated asphalt shingle built with two bonded layers of mat and granules, rated at a 40 year limited warranty when that rating still existed. It is the same construction family as any architectural shingle: heavier and more dimensional than a flat 3 tab (CertainTeed XT 25 weighs 190 to 203 lb per square), lighter than a designer or “50 year” line such as CertainTeed Presidential Shake. The 40 year label described warranty length and relative grade, not a guaranteed service life.
The rating was always a warranty classification, not a durability test result. The tests that do apply are product standards: ASTM D3161 Class F and ASTM D7158 Class H for wind, and UL 2218 for impact, which is why CertainTeed’s Landmark data sheet lists D3161 Class F, D7158 Class H and UL 2218 Class 3 rather than a year number. Two shingles with identical asphalt and mat could carry different year ratings depending on the brand’s warranty structure.

Do 40 year shingles actually last 40 years?
Usually not. InterNACHI’s Standard Estimated Life Expectancy Chart for Homes puts architectural asphalt shingles at about 30 years, and harsh climates can cut that further. Manufacturers say the same thing in their own paperwork: TAMKO’s warranty states that it is difficult to predict how long shingles will last, and IKO’s says its warranty periods are not guarantees of useful life. Ventilation, installation quality, and climate move the real figure more than the rating on the wrapper does.
The rating assumes near ideal conditions: correct attic ventilation, a clean deck, proper nailing, and moderate weather. Owens Corning’s January 2026 warranty (Pub. No. 10023873-H) excludes damage caused by improper or inadequate roof ventilation, so a hot, unvented attic can both shorten the roof and void the claim, regardless of whether the label said 30, 40, or 50.

Do manufacturers still make 40 year shingles?
Mostly no. The current warranty tables from the big three brands (GAF’s RESWT160L, Owens Corning’s Pub. 10023873-H and CertainTeed’s 2025 Limited Warranty) list their laminated shingles as Lifetime or Limited Lifetime, with no 40 year tier. If a quote today lists “40 year shingles,” it usually means old branding, leftover inventory, a builder grade line, or a contractor using the old number as shorthand for a mid grade architectural shingle.
The 40 survives inside the lifetime warranties. In the fine print, “lifetime” means for as long as the original individual owner owns the home, with a fixed term when a company or other entity owns the building: 40 years in Owens Corning’s January 2026 warranty, 40 years in GAF’s, and 40 or 50 years by product in CertainTeed’s 2025 warranty. Coverage is still prorated after the full-coverage period.
So when you see “40 year” in 2026, ask what physical shingle it points to. The answer is almost always a standard weight architectural laminate, 3 bundles per square at about 211 to 225 lb per square for CertainTeed Landmark: the same category covered in our roundup of the best roofing shingles in 2026. The number is a legacy label, not a spec.

The lines below are the mid grade architectural shingles that occupy the old 40 year slot at each major brand. Specs are from each maker’s published data sheet or warranty; none of them carries a 40 year label today.

30 year vs 40 year vs 50 year vs lifetime shingles
The four ratings describe a grade ladder, not four different lifespans you can count on. Weight and warranty coverage rise as you climb, but on InterNACHI’s chart real service life sits at about 20 years for 3 tab and about 30 for every architectural tier. The table shows how the tiers line up and where the “40 year” grade actually sat.

How the 40 year warranty actually works
A 40 year limited warranty covered manufacturing defects only, and its value dropped every year through a prorated schedule. Today’s lifetime warranties work the same way, and Owens Corning publishes the exact math. For a single-family home owned by an individual, its January 2026 warranty pays 100% (including labor) in years 1 to 10, then 80% in year 11, reduced by 2% every year until year 40, then 20% from year 41; no labor is covered in the prorated period.

Percentages are computed from the Owens Corning Limited Lifetime Shingle Proration Table (80% reduced by 2% a year from year 11 for individuals; 87.5% reduced by 2.5% a year from year 6 for other structures), Roofing Brief arithmetic. Three limits carry over into every brand’s warranty:
- Defects only. The warranty covers the shingle failing on its own, not hail, foot traffic, or bad installation. Wind is covered separately and only up to the listed speed (130 mph for Duration) for the listed period (15 years). Storm damage beyond that is an insurance question, not a warranty one.
- Prorated payout. After the full-coverage period, a claim pays a shrinking share of material cost: 52% in year 25 on Owens Corning’s individual-owner schedule, with no labor.
- Labor gap. Standard coverage pays labor only in the full-coverage period. Enhanced warranties (for example GAF Golden Pledge or Owens Corning Platinum) extend labor but require a certified installer and registration.
Transferability also matters at resale. Owens Corning allows one transfer: inside the 10-year TRU PROtection period the buyer gets the balance of coverage, and after it the warranty drops to 2 years from the ownership change. CertainTeed’s warranty likewise cuts coverage to two years from the transfer when the sale happens after its full-coverage period. Read the transfer clause before you count the warranty as a selling point.
What do 40 year shingles cost?
A shingle in the old 40 year class prices as an architectural shingle: about $5 to $8 per square foot installed, or $500 to $800 per roofing square (100 square feet), per our 2026 Roofing Cost Report. For materials, retail listings seen October 9, 2026 had GAF Timberline HDZ at about $37 to $52 per bundle, or roughly $111 to $156 per square at three bundles. The step up from 3 tab is about $1 to $2 per square foot installed; designer lines cost more.

Material figures are retail listings before freight, and the installed ranges move with market, roof pitch, tear off, and access. On a 2,000 sq ft (20 square) roof, the architectural range works out to $10,000 to $16,000 installed, against $8,000 to $12,000 for 3 tab (Roofing Brief arithmetic from the cost report). Get line item quotes with the product name rather than relying on the year label, since two “40 year” bids can point to different physical products.
Are 40 year shingles worth it?
A 40 year class shingle is worth it when the price gap over a 30 year architectural shingle is a few hundred dollars and it buys a real spec step, such as 130 mph instead of 110 mph wind coverage. On Owens Corning’s own table, Duration carries 130 mph with standard nailing while Oakridge needs 6 nails and OC starter strips to reach 130 mph. Paying a large premium purely for a higher year number rarely pays back.
That wind step matters in exposed or storm prone areas where the design wind speed set under IRC R301.2.1 runs above 110 mph. In a mild climate with a well ventilated attic, a properly installed 30 year class shingle sits at the same 30 year estimate on InterNACHI’s chart.
Spend the marginal budget where it changes outcomes: correct attic ventilation (Owens Corning excludes ventilation damage), the maker’s starter and ridge components (Owens Corning cuts its 25-year algae term to 10 years without its own hip and ridge), and a crew that nails to the manufacturer’s pattern, never fewer than 4 nails per strip under IRC R905.2.6.

What actually decides how long your shingles last
Attic ventilation, installation quality, and climate control the real lifespan of any asphalt roof far more than the warranty tier. A “40 year” shingle over a hot, unvented attic can fail before a “30 year” shingle on a well ventilated roof, and Owens Corning would deny the claim under its ventilation exclusion. The rating is a starting point; the roof system decides the finish.
The factors that move the number, in rough order of impact:
- Ventilation. Balanced intake and exhaust, sized at 1 sq ft of net free area per 150 sq ft of attic floor under IRC R806.2 (1 per 300 with the listed exceptions), keep the deck cool and dry.
- Installation. Correct nail placement, count (4 nails minimum per IRC R905.2.6, 6 for Oakridge’s 130 mph rating), and starter courses decide wind performance and whether the warranty stands.
- Climate. Intense UV, wide temperature swings, and coastal salt or hail accelerate granule loss and cracking.
- Slope and drainage. Asphalt shingles need a 2:12 minimum slope under IRC R905.2.2, with double underlayment from 2:12 to under 4:12.
- Maintenance. Clearing debris, treating algae, and catching small leaks early adds years.
