The rule that catches Tallahassee homeowners out is the 25 percent rule, and it is widely misreported, so here is the current text. Florida Building Code section 706.1.1 provides that no more than 25 percent of the total roof area or roof section may be repaired, replaced or recovered in any twelve-month period unless the entire system or section is brought up to current code. Separately, section 627.7152(13) provides that a policyholder may not assign any post-loss benefit under a residential property insurance policy issued on or after 1 January 2023, and an attempted assignment is void and invalid.
