Rubber Flat Roof: Cost, Lifespan, and Types

Rubber roof (EPDM) cost: $4.25 to $12 per sq ft installed (This Old House, 2026). Mil thickness, 1/4:12 slope rule, warranty terms, and when to pick TPO.

A rubber roof on a flat or low-slope deck is an EPDM (ethylene propylene diene monomer) membrane, a thermoset synthetic rubber sheet that installs for about $4.25 to $12 per square foot per This Old House’s rubber roof cost guide (updated June 11, 2026). It comes in 45, 60, and 90 mil sheets from 7.5 to 50 feet wide, per the EPDM Roofing Association (ERA), and the 2021 International Residential Code requires at least a 1/4:12 design slope under it (R905.12.1).

Is a rubber roof the same as EPDM?

A true rubber roof means EPDM. EPDM is a thermoset synthetic rubber, so it cures into a permanently flexible sheet, and IRC R905.12.2 ties it to ASTM D4637. TPO and PVC get called “rubber roofs” in everyday conversation, but they are thermoplastics covered by a different code section (IRC R905.13, ASTM D6878 for TPO and ASTM D4434 for PVC), and their seams are welded with hot air rather than bonded with tape or adhesive. Knowing which one your roofer means changes the price, the seam method, and the repair approach.

The words “rubberised” and “rubberized” are looser still. They often describe SBS modified bitumen, an asphalt sheet with a rubber-like polymer that IRC Table R905.11.2 lists under ASTM D6164 and related standards, or a liquid rubber coating, not an EPDM sheet. When a quote says rubber, ask for the product name and the ASTM number on its data sheet: D4637 means EPDM.

Material Chemistry Actually rubber? Seams joined by Code section and standard
EPDM Thermoset synthetic rubber Yes Primer plus splice tape, or adhesive IRC R905.12, ASTM D4637
TPO Thermoplastic polyolefin No Hot-air welding IRC R905.13, ASTM D6878
PVC Thermoplastic (vinyl) No Hot-air welding IRC R905.13, ASTM D4434
SBS modified bitumen (“rubberized”) Polymer-modified asphalt No Torch, hot asphalt, or self-adhered laps IRC R905.11, ASTM D6164 and others
Rubber shingles Recycled rubber or polymer Sometimes Nailed like shingles Sloped-roof product, not a flat-roof membrane

For recycled-rubber shingles on sloped roofs, see our guide to rubber roofing types and cost.

How much does a rubber flat roof cost?

A rubber flat roof costs about $4.25 to $12 per square foot installed for EPDM, per This Old House (updated June 11, 2026), and Fixr’s flat roof cost guide (updated January 27, 2026) puts EPDM at $4 to $13. This Old House’s worked example is a 1,700 sq ft roof at $7,225 to $23,800, with about 60 percent of that going to labor, so the crew, access, and attachment method decide more of the bill than the membrane does. Our EPDM roofing cost guide breaks the price out by roof size.

What moves the price Effect on a rubber roof quote Source
Rotted deck under the old roof New sheathing adds $1 to $5 per sq ft This Old House, June 2026
Labor and access About 60 percent of installed cost This Old House, June 2026
Membrane thickness 45 mil adhered tops out at a 15 year maker term; 60 mil reaches 25 years Elevate RubberGard EPDM Design Guide, July 2026
Hail coverage Requires 60 mil or thicker, fully adhered, over an adhered HD cover board; mechanically attached systems do not qualify Elevate RubberGard EPDM Design Guide, July 2026
Ballasted install Stone at 10 lb per sq ft minimum, so the deck must carry the extra dead load Elevate RubberGard EPDM Design Guide, July 2026

Worked example from those ranges: a 400 sq ft garage or porch roof at This Old House’s $4.25 to $12 per sq ft comes to $1,700 to $4,800 before any deck repair. If a third of the deck (about 133 sq ft) needs new sheathing at $1 to $5 per sq ft, add roughly $133 to $665. Thickness is the next lever: ERA lists 45, 60, and 90 mil sheets (a mil is one thousandth of an inch), and sheets up to 50 feet wide let most homes get a single unbroken sheet across the field. For membrane-only pricing by thickness and attachment, see our EPDM rubber membrane pricing breakdown.

How long does a rubber flat roof last?

A rubber flat roof can pass 30 years: in an August 2010 study for the EPDM Roofing Association, samples from five 45-mil EPDM roofs in Wisconsin, Illinois, Michigan, and North Carolina, each with 30 years in service, tested above or just below the minimum properties of new 45-mil sheet. Fixr gives EPDM “up to 30 years.” The failure point is rarely the field of the sheet. It is the seams and the flashing details.

Maker warranty terms are the clearest dated proxy for expected life. In Elevate’s RubberGard EPDM Design Guide (July 22, 2026), the maximum term for an adhered roof is 15 years at 45 mil, 25 years at 60 mil, and 30 years for 90 mil Platinum EPDM over a DensDeck StormX Prime cover board. Our roofing material lifespan report compares those maker terms across membranes.

How a rubber flat roof is installed

A rubber flat roof goes down as large EPDM sheets over a deck sloped at least 1/4 inch per foot (IRC R905.12.1), then is adhered, mechanically fastened, or ballasted, and every lap is primed and taped. Elevate’s design guide limits ballasted RubberGard roofs to slopes of 2:12 or less and mechanically attached roofs to 4:12 or less; adhered roofs have no slope limit in that guide.

  1. Prepare the deck. Strip the old covering where IRC R908.3.1.1 bars a recover (a water-soaked roof, or two or more existing layers), replace rotted sheathing, and lay insulation or a cover board with joints staggered at least 6 inches from the layer below, per Elevate’s guide.
  2. Set the perimeter nailers. Elevate requires wood nailers at all roof edges, at least 1/2 inch wider than the metal flange, fastened to resist 200 lb per lineal foot in any direction.
  3. Lay out the membrane. Unroll the EPDM sheet and let it relax flat for the time the membrane maker’s instructions specify before attachment.
  4. Attach the sheet. Bond it with adhesive (fully adhered), fasten it with plates and screws in the laps (mechanically attached), or hold it with stone at 10 lb per sq ft or more (ballasted, per Elevate).
  5. Seal the seams. Prime each lap and join it with 3 inch or 6 inch splice tape, the two QuickSeam widths in Elevate’s guide, then roll it so the tape bonds fully.
  6. Finish the details. Flash walls, curbs, and pipes, then fit edge metal tested to ANSI/SPRI ES-1 or a termination bar at the roof edge; see our flat roof drip edge guide for the ES-1 edge rules.

For a step-by-step look at each attachment method, see our guide to EPDM roofing installation.

Pros and cons of a rubber flat roof

A rubber flat roof wins on installed price and cold-weather flexibility, and loses on looks and seam maintenance. This Old House prices EPDM from $4.25 per sq ft against $4.50 for TPO and $5.25 for PVC, and the ERA study above found 30-year-old 45-mil sheets still close to new-sheet properties. The trade-offs are a plain black surface on standard sheet and taped seams that need checking.

Pros Cons
Lowest starting price of the three single-plies ($4.25 vs $4.50 TPO and $5.25 PVC per sq ft, This Old House) Standard black membrane absorbs heat and can raise cooling load
45-mil roofs still performing at 30 years (ERA, 2010) Taped seams and flashings are the usual leak source
Sheets up to 50 ft wide mean fewer seams (ERA) Standard sheet is black; white EPDM (Elevate EcoWhite) is a separate product
Patches with primer and a cured cover strip Mechanically attached EPDM does not qualify for Elevate hail coverage

Black EPDM absorbs solar heat, which can help in a cold climate but adds cooling load in a hot one. White sheets such as Elevate EcoWhite EPDM, or white TPO, exist for owners who need a cool roof. A puncture repair on EPDM is a cleaned and primed area, a cured EPDM cover patch, and splice tape around the edge, the same QuickSeam materials Elevate specifies for seams.

Rubber versus other flat roof options

EPDM is the low-cost default, but TPO, PVC, and modified bitumen each win in specific cases. TPO gives a reflective white surface with welded seams, PVC resists grease and chemicals on restaurant roofs (see our PVC flat roof cost and lifespan guide), and modified bitumen is an asphalt sheet that Fixr prices from $4 to $8 per sq ft. The table uses Fixr’s January 2026 ranges with This Old House’s June 2026 single-ply prices beside them.

System Type Installed cost per sq ft (Fixr, Jan 2026) Installed cost per sq ft (This Old House, Jun 2026) Life cited by Fixr
EPDM (rubber) Thermoset rubber $4 to $13 $4.25 to $12 Up to 30 yrs
TPO Thermoplastic $4 to $14 $4.50 to $14 20 to 30 yrs
PVC Thermoplastic $5 to $16 $5.25 to $13 20 to 30 yrs
Modified bitumen Asphalt sheet $4 to $8 Not listed Around 20 yrs
Built-up (BUR) Multi-ply asphalt $4 to $10 Not listed 15 to 30 yrs

Is a rubber flat roof right for you?

A rubber flat roof fits a garage, extension, porch, or full low-slope home when the deck already drains at 1/4:12 or better and the lowest installed price matters more than a white surface. Use the thresholds below to match the sheet and attachment to the roof.

If your roof Choose Why (source)
Drains at less than 1/4:12 Add tapered insulation or crickets before any membrane IRC R905.12.1 and R905.13.1 set 1/4:12 minimum for EPDM, TPO, and PVC
Sees hail and you want warranty coverage for it 60 mil or thicker EPDM, fully adhered, over an adhered HD cover board Elevate design guide: up to 2 in hail coverage needs that build; mechanically attached does not qualify
Is a homeowner roof you want warrantied 20 years or more 60 mil adhered (25 yr max term) rather than 45 mil (15 yr) Elevate design guide, Table 1
Slopes more than 2:12 Adhered EPDM, not ballasted Elevate limits ballasted EPDM to 2:12 or less
Cannot carry 10 lb per sq ft of extra dead load Adhered or mechanically attached, not ballasted Elevate ballast minimum is 10 lb per sq ft
Is hot-climate and highly visible, or needs a cool roof White TPO or PVC, or white EPDM Black EPDM absorbs heat; TPO starts at $4.50 per sq ft (This Old House)
Already has two roof layers or a wet deck Full tear-off, no recover IRC R908.3.1.1

Frequently asked questions

Is a rubber roof the same as EPDM?

A true rubber roof is EPDM, a thermoset synthetic rubber sheet made to ASTM D4637 (IRC R905.12.2). People often call TPO and PVC rubber roofs too, but those are thermoplastics (ASTM D6878 and D4434) with hot-air welded seams. When a quote says rubber, ask for the product data sheet: D4637 means EPDM.

How much does rubber roofing typically cost per square foot?

Rubber (EPDM) roofing typically costs $4.25 to $12 per square foot installed, per This Old House (updated June 11, 2026), and Fixr’s January 2026 guide gives $4 to $13. Labor is about 60 percent of the total, and replacing a rotted deck adds $1 to $5 per square foot. A 400 sq ft garage roof works out to roughly $1,700 to $4,800 before deck repairs.

How long does a rubber flat roof last?

EPDM can pass 30 years. A 2010 study for the EPDM Roofing Association tested five 45-mil EPDM roofs with 30 years of service and found them at or just below new-sheet properties. Elevate’s July 2026 design guide offers adhered warranty terms of up to 15 years at 45 mil, 25 years at 60 mil, and 30 years for 90 mil Platinum EPDM.

Can you walk on a rubber flat roof?

Yes, for inspections and maintenance, but not as a deck. Sharp gravel, dropped tools, and dragged equipment can puncture the sheet. Elevate’s design guide requires a walkway pad or paver at every roof access point for its Cut and Puncture Protection coverage, so put pads on any path you cross often.

What are the disadvantages of a rubber flat roof?

The main disadvantages are taped seams, a black surface, and limited hail coverage on cheaper builds. Standard black EPDM absorbs heat and adds cooling load in hot climates, seams and flashings are the usual leak points, and Elevate excludes mechanically attached EPDM from hail coverage, which needs 60 mil adhered over an adhered HD cover board.

Can you put a rubber roof over an existing flat roof?

Sometimes. IRC R908.3.1.1 bars a recover when the existing roof is water soaked or deteriorated, or already has two or more layers. A dry, sound single layer can usually take a cover board and new EPDM, while a wet or failing roof has to be torn off to the deck.
