Liquid Applied Roofing: Types, Cost, and vs Coatings

Liquid applied roofing: 50+ mil reinforced membrane vs 23 to 40 mil coating, $0.50 to $4.50/sq ft coating costs, PMMA cure times and the IBC 1/4:12 rule.

By The Roofing Brief Team. Last reviewed: October 2026.

Liquid applied roofing is a fluid resin that is rolled, squeegeed or sprayed onto a roof and cures into one continuous membrane with no laps or welds, and the scope you buy depends on thickness: Western Specialty Contractors describes a liquid roofing system as a reinforced membrane of 50+ mils with a labor and material warranty, and a coating as an unreinforced 23 to 40 mil layer whose warranty typically covers materials only. Because it goes down wet, it flows around penetrations, curbs and odd geometry that a sheet membrane has to be cut and welded to fit.

Two numbers settle most quotes. The International Building Code’s liquid-applied roofing section (1507.15) requires a design slope of at least 1/4 inch per foot (2 percent), as reproduced in Volusia County, Florida’s low-slope roof permit handout, and a reinforced PMMA resin such as SOPREMA ALSAN RS 230 FIELD costs about $11.50 per sq ft in resin alone at the maker’s typical coverage rate (worked example below).

What is liquid applied roofing?

Liquid applied roofing is a monolithic waterproofing layer made by applying a polymer resin that cures on the roof into a flexible membrane. It has no seams, no fasteners through the field and no overlaps, so the failure points of TPO, EPDM and PVC sheet systems (welds, laps, mechanical fasteners) are absent. Per Sika’s liquid applied roofing page, Sikalastic membranes are monolithic, fully adhered and locally or fully reinforced, and go over concrete, metal, wood, mod-bit, TPO, PVC and EPDM.

Reinforcement is what separates a true membrane from a surface coating. SOPREMA embeds ALSAN RS Fleece in its PMMA resin, Johns Manville pairs JM PMMA Field Resin with JM PMMA Catalyst and JM PMMA Scrim to form a monolithic reinforced membrane, and the elongation that lets the layer move with the deck is published on each data sheet: ALSAN RS 230 FIELD lists 55 to 85 percent elongation at 73.4°F under ASTM D5147.

Liquid applied membrane vs roof coating: the distinction that sets the price

A liquid applied membrane is a standalone waterproofing system, reinforced with fleece or scrim and built to 50+ mils, that can waterproof a roof on its own. A roof coating is a thinner, unreinforced layer of 23 to 40 mils applied over an existing membrane to restore it and add UV protection, per Western Specialty Contractors. Both are liquid, but quotes that treat them as interchangeable are comparing a 100-mil system with a 30-mil one.

If a roof still has dry insulation and a repairable membrane, a 23 to 40 mil coating at $0.50 to $4.50 per sq ft is the cheaper call. If the detailing is heavy, the owner wants a labor and material warranty, or the existing roof is failing, a reinforced 50+ mil liquid membrane does work a coating cannot. For the restoration side specifically, our flat roof coating comparison of silicone, acrylic, and polyurethane breaks down the coating-only path in detail.

How liquid roofing is applied

Liquid roofing goes down in a fixed sequence, and each step has a number on the maker’s data sheet. The tools are a roller, brush, squeegee or airless sprayer, plus a slow-speed (200 to 400 rpm) mechanical mixer for two-component resins, per the ALSAN RS 230 FIELD product data sheet. The steps below use that PMMA system as the worked example.

  1. Prep and clean the substrate. Pressure wash or grind, remove loose material, and dry the surface to the moisture level the manufacturer specifies; SOPREMA advises adhesion or peel tests before application. Trapped moisture causes blistering and delamination.
  2. Prime. Apply the primer matched to the substrate (concrete, metal, single-ply or mod-bit). JM sells JM PMMA Primer All-Purpose for surfaces with residual asphalt.
  3. Mix and catalyze. Stir the resin 2 minutes, add 2 to 6 percent catalyst by weight depending on temperature (4 packets of 0.1 kg per 20 kg pail at 68°F to 95°F for summer grade), stir 2 more minutes, and catalyze only what you can place in 10 to 15 minutes.
  4. Detail the penetrations first. Treat drains, curbs, pipes and corners with fleece embedded in resin before the field goes down.
  5. Apply the base coat and fleece. On a typical sanded base sheet, ALSAN RS 230 FIELD calls for 0.20 kg/sq ft of base resin (71 mils) with fleece embedded wet.
  6. Apply the top coat. Add 0.10 kg/sq ft (35 mils) for a total of about 106 mils; the next layer can go on after 1 to 1.5 hours at 68°F (summer grade).
  7. Inspect and cure. Check wet mils with a gauge as you go; ALSAN RS 230 FIELD is rainproof in 30 to 45 minutes and fully cured in 3 to 6 hours at 68°F, while moisture-cure polyurethanes and acrylics take longer.

Liquid roofing chemistries compared: PMMA, polyurethane, polyurea, silicone, acrylic

Five polymer families dominate liquid applied roofing, and the code names a standard for several of them. Per Building Enclosure’s summary of the IBC material standards, liquid-applied roofing must comply with ASTM C836, C957, D1227 or D3468, D6083, D6694 or D6947. ASTM D6083 covers acrylic roof coatings and ASTM D6694 covers silicone coatings used on spray polyurethane foam roofs.

Chemistry Cure and traits Best fit Watch-outs
PMMA (polymethyl methacrylate) Rainproof in 30 to 45 min, full cure 3 to 6 h at 68°F; winter grade to 23°F (ALSAN RS 230 FIELD PDS) Detailing, fast return to service, cold jobs Strong odor, higher material cost, 15 to 20 min pot life
Polyurethane (PU) High elongation, tough against foot traffic; single-component versions moisture cure Plaza decks, trafficked roofs, full membranes Longer cure, moisture-sensitive during cure
Polyurea Two-component, often hot spray applied (Sika’s hot-spray product is pure polyurea) Large fields needing fast build Needs a plural-component rig and trained crew
Silicone High solids, ponding tolerant; ASTM D6694 Flat roofs that pond, restoration coatings Holds dirt, hard to recoat without re-priming
Acrylic Water-based, low cost, white and reflective; ASTM D6083 Budget restoration in dry climates Not for ponding water, washes off before cure

A typical PMMA membrane is a two-component resin embedded with a polyester fleece. SOPREMA, for example, describes ALSAN RS 230 FIELD as a rapid-setting PMMA resin combined with ALSAN RS Fleece to form a reinforced, self-flashing membrane, sold in 20 kg pails in Traffic White or Pebble Gray. Coverage, cure times and a distributor price check are in our review of SOPREMA ALSAN RS PMMA.

For the coating-grade chemistries specifically, our roof coating types and cost breakdown compares silicone, acrylic and polyurethane coatings head to head; HomeGuide’s installed figures run from $0.50 per sq ft for acrylic to $4.50 for silicone.

Liquid applied roofing cost in 2026

Installed liquid applied roofing costs $0.50 to $4.50 per sq ft for a restoration coating, depending on chemistry, per HomeGuide’s roof coating cost guide (updated April 2024), which puts coating material alone at $0.15 to $2.75 per sq ft. National cost guides do not publish a separate installed price for reinforced PMMA or polyurethane membranes, so the resin arithmetic below is the floor to check a membrane bid against. Dry mil target, fleece, and the number of curbs, drains and penetrations move the final figure.

System Cost per sq ft Basis Source
Acrylic / elastomeric coating $0.50 to $3.00 installed Material $0.15 to $0.80 HomeGuide, Apr 2024
Liquid rubber coating $1.50 to $2.50 installed Material $0.80 to $1.20 HomeGuide, Apr 2024
Polyurethane coating $1.50 to $4.00 installed Material $0.45 to $1.30 HomeGuide, Apr 2024
Silicone coating $1.50 to $4.50 installed Material $0.50 to $1.40 HomeGuide, Apr 2024
PMMA reinforced membrane (ALSAN RS 230 FIELD) About $11.50, resin only $759.48 per 20 kg pail / 66 sq ft; before catalyst, fleece, primer, labor Calwa Supply listing (Oct 19, 2026); SOPREMA PDS
Sheet membrane roofing, for comparison $8.04 to $10.29 installed National average Homewyse, May 2026

Worked example for a 1,000 sq ft roof on a typical sanded base sheet: 1,000 / 66 sq ft per pail = 15.2, so 16 pails of ALSAN RS 230 FIELD at $759.48 is about $12,150 in resin before fleece, catalyst, primer and labor. The same roof with a silicone coating at HomeGuide’s $1.50 to $4.50 is $1,500 to $4,500 installed. Because coating a sound roof can defer a full tear-off, our research report on commercial roof restoration cost in 2026 covers the coating-versus-replacement math with system-level figures.

Where liquid applied roofing wins, and where single-ply is better

Liquid applied roofing wins on detailing-heavy and irregular roofs where a sheet membrane fights the geometry. Sika says its liquid membranes and flashings eliminate pitch pans and metal sleeves at penetrations, which matters on roofs crowded with HVAC curbs, skylights, tight parapets or a plaza-deck buildup. Single-ply usually wins on large, simple, open fields, where Homewyse puts installed membrane roofing at $8.04 to $10.29 per sq ft (May 2026).

  • Choose liquid applied when: the roof has heavy detailing, you cannot open the building to torches or hot asphalt, the deck geometry is complex, the slope is at least 1/4:12, or you need a fully bonded system with no lateral water tracking.
  • Choose single-ply (TPO, EPDM, PVC) when: the field is large and open, budget per square foot is the priority, and detailing is light.

To place liquid membranes against the full low-slope field, see our low-slope roof systems overview comparing TPO, EPDM, PVC, mod-bit, BUR, and SPF.

Lifespan, warranty, and what makes liquid roofing fail

Western Specialty Contractors says a correctly applied liquid applied roof can deliver up to 25 years or more, and Sika offers Sikalastic system warranties of up to 25 years. Lifespan tracks dry film thickness more than chemistry: a membrane specified at 106 mils and applied at half that has half the material to weather away. Recoating at the end of service life can extend the roof without a tear-off, which is part of the long-term cost case.

Nearly every failure mode traces to application, and each has a check you can ask the applicator about before the job starts.

  • Under-application. A membrane sprayed below its dry mil target thins at high points; ask for wet-mil gauge readings logged against the data sheet figure (for example 106 mils for ALSAN RS 230 FIELD on a base sheet).
  • Trapped moisture. Coating over a wet or dirty substrate causes blisters and delamination; ask for moisture readings and the adhesion test SOPREMA recommends.
  • Long cure exposure. Moisture-cure and water-based chemistries can blister or wash off if rained on or walked on before cure, unlike PMMA, which is rainproof in 30 to 45 minutes at 68°F.
  • Coating sold as a system. A 23 to 40 mil coating installed where a 50+ mil reinforced membrane was needed will not carry the load and fails at the details.

Can you install liquid applied roofing yourself?

Liquid rubber and acrylic coatings are sold to homeowners for sheds, extensions and RV roofs, and HomeGuide prices liquid rubber material at $0.80 to $1.20 per sq ft. Reinforced PMMA, polyurethane and polyurea membranes are not DIY work: ALSAN RS 230 FIELD has a 15 to 20 minute pot life and needs 2 to 6 percent catalyst metered by temperature, and polyurea needs a plural-component rig. SOPREMA and Sika both run approved or authorized applicator programs tied to their system warranties, so a self-install usually voids coverage.

Before hiring out the work, ask the applicator for the maker’s approved-applicator status, the specified dry mils and the warranty type (labor and material, or material only). Our guide on learning the fundamentals of roofing systems covers how to read a scope and compare bids across membrane types.

Frequently asked questions

What is liquid applied roofing?

Liquid applied roofing is a waterproofing resin applied as a fluid that cures into one continuous, joint-free membrane. It is rolled, squeegeed or sprayed over a prepared deck or existing roof and bonds fully to the surface. Reinforced systems are built to 50+ mils with fleece or scrim, per Western Specialty Contractors, and the IBC requires a design slope of at least 1/4 inch per foot.

How long does liquid applied roofing last?

Western Specialty Contractors says a correctly applied liquid applied roof can last up to 25 years or more, and Sika offers Sikalastic warranties of up to 25 years. Lifespan depends on dry film thickness and install quality more than on chemistry. At the end of service life, many liquid systems can be recoated without a tear-off.

What is the difference between a liquid membrane and a roof coating?

A liquid applied membrane is a reinforced, standalone waterproofing system of 50+ mils that usually carries a labor and material warranty. A roof coating is an unreinforced 23 to 40 mil layer applied to restore an existing roof, and its warranty typically covers materials only, per Western Specialty Contractors. A coating needs a sound roof beneath it; a membrane does not.

How much does liquid applied roofing cost per square foot?

HomeGuide puts installed roof coatings at $0.50 to $3.00 per sq ft for acrylic, $1.50 to $4.00 for polyurethane and $1.50 to $4.50 for silicone. Reinforced PMMA membranes cost more: SOPREMA ALSAN RS 230 FIELD resin alone works out to about $11.50 per sq ft at $759.48 per 20 kg pail and 66 sq ft of coverage, before fleece, catalyst, primer and labor.

Can you apply liquid roofing yourself?

Liquid rubber and acrylic coatings are sold for DIY use on sheds, extensions and RV roofs. Reinforced PMMA, polyurethane and polyurea membranes are professional work: a PMMA resin like ALSAN RS 230 FIELD has a 15 to 20 minute pot life and temperature-metered catalyst, and maker system warranties require an approved applicator, so a self-install usually voids coverage.

Is liquid roofing better than a TPO or single-ply roof?

Liquid roofing is usually the better fit on roofs with heavy detailing, complex geometry, or a ban on torches and hot asphalt, because it wraps every transition as one membrane. Single-ply TPO, EPDM and PVC usually win on large, open fields, where Homewyse puts installed membrane roofing at $8.04 to $10.29 per sq ft (May 2026).
