The cost of a metal roof in Florida typically runs $6.50 to $13 per square foot installed statewide, per Fixr’s Florida data, and $12 to $20 per square foot in Miami, per RoofingCalc. On a 2,000 square foot single-story house that is roughly $14,000 to $28,000 at statewide rates and $26,000 to $43,000 at Miami rates. Panel type, salt exposure and Florida’s product approval rules move the number more than labor does.

Metal roof cost in Florida: key numbers at a glance
These are the figures most Florida homeowners need before comparing metal roof estimates. Each one comes from a named source, and every price is a range that depends on roof size, pitch, panel system, county and distance from salt water. Use them to judge whether a quote sits in a normal band, not as a price any contractor owes you.

How much does a metal roof cost in Florida in 2026?
A metal roof in Florida usually costs $6.50 to $13 per square foot installed, according to Fixr, or about $14,000 to $28,000 for the 2,167 square feet of roof on a typical 2,000 square foot single-story home. Exposed-fastener 5V panels sit at the bottom of that band, Galvalume standing seam in the middle, and aluminum or Miami-Dade jobs at the top.
Published Florida figures disagree because they measure different things. Some quote panels and labor only; others price a full tear-off with new underlayment, trim and skylight flashing. The table lines them up so you can see what each number actually covers.
| Source and date | Area | What it measures | Figure |
|---|---|---|---|
| Fixr, updated January 31, 2025 | Florida | Installed metal, per sq ft (national average shown as $4.76 to $33.15) | $6.50 to $13 |
| HomeGuide, November 21, 2025 | Florida | Whole metal roof, average | $7,100 to $38,000 |
| RoofingCalc, March 2025 | Miami | Installed metal, per sq ft; $24,000 to $40,000 for 2,000 sq ft | $12 to $20 |
| 2025 Cost vs Value Report | Miami | One 3,000 sq ft standing seam job with full tear-off and two skylights | $64,142 |
| 2025 Cost vs Value Report | Jacksonville | Same standard job | $50,900 |

Metal roof cost in Florida by system: 5V, standing seam, aluminum and stone-coated
In Florida, exposed-fastener 5V or ribbed Galvalume panels are the cheapest metal roof at about $5 to $10 per square foot installed. Galvalume standing seam runs about $8 to $13, aluminum about $7 to $17, and stone-coated steel about $7 to $13, per HomeGuide’s installed-per-square figures. Miami-Dade jobs run $12 to $20 per square foot for any metal, per RoofingCalc.

| System | Where it fits in Florida | Installed per sq ft | Installed per square (100 sq ft) | Source |
|---|---|---|---|---|
| 5V crimp or other exposed-fastener Galvalume | Budget reroofs, inland homes, outbuildings | $5 to $10 | $500 to $1,000 | HomeGuide, Galvalume corrugated installed |
| Galvalume standing seam (concealed clips) | Most premium inland reroofs | $8 to $13 | $800 to $1,300 | HomeGuide, Galvalume standing seam installed |
| Aluminum panels or standing seam | Coastal sites inside steel warranty exclusion zones | $7 to $17 | $700 to $1,700 | HomeGuide, aluminum installed |
| Stone-coated steel (tile or shake look) | Tile-look neighborhoods, HOA rules | $7 to $13 | $700 to $1,300 | HomeGuide, stone-coated steel installed |
| Any metal, Miami-Dade | High-Velocity Hurricane Zone | $12 to $20 | $1,200 to $2,000 | RoofingCalc, Miami |
| Standing seam, full scope with tear-off and skylights | Benchmark job in five Florida markets | $16.97 to $21.38 | $1,697 to $2,138 | Roofing Brief arithmetic: 2025 Cost vs Value job cost divided by 3,000 sq ft |
HomeGuide’s ranges are national, so treat them as the system-to-system spread and use the Florida and Miami rows to anchor the level. The difference between exposed-fastener and standing seam comes down to fasteners: 5V panels are screwed through the face, while standing seam hides clips under the seam. Our comparison of standing seam vs exposed fastener metal roofs covers the maintenance side, and our guides to 5V crimp metal roofing and Tuff-Rib panels cover those two profiles in Florida detail.
Panel gauge and material cost
Thicker panels cost more before labor. HomeGuide lists 26-gauge metal at $1.50 to $5 per square foot and 24-gauge at $3 to $7, material only, and describes 24-gauge as the choice for severe-weather climates. Florida’s code floor for steel is thinner than either: Table R905.4.4 of the 2023 Florida Building Code, Residential sets a 0.013 inch minimum for AZ50 aluminum-zinc coated steel, and 0.024 inch for roll-formed aluminum panels.
The product approval, not the code minimum, usually decides the gauge. The two Miami-Dade approvals discussed below list 26-gauge (0.0179 inch) for a 5V panel and 24-gauge (0.024 inch) for a standing seam panel.
What a metal roof costs on a 1,500, 2,000 or 3,000 sq ft Florida house
A 2,000 square foot single-story Florida house with a 5/12 roof has about 2,167 square feet of roof, so a metal roof costs roughly $10,800 to $21,700 in 5V Galvalume, $17,300 to $28,200 in Galvalume standing seam and $26,000 to $43,300 at Miami prices. Measure the roof, not the floor plan, before comparing any per-foot price.
The table is Roofing Brief arithmetic. Roof area equals the footprint times the pitch factor for a 5/12 slope (1.083, the square root of 1 plus 5/12 squared). Overhangs, dormers and porches add area, and a two-story house of the same floor area has about half the footprint and roughly half the roof.
| House (single story) | Roof area at 5/12 | 5V Galvalume ($5 to $10) | Galvalume standing seam ($8 to $13) | Aluminum ($7 to $17) | Miami, any metal ($12 to $20) |
|---|---|---|---|---|---|
| 1,500 sq ft | 1,625 sq ft | $8,100 to $16,200 | $13,000 to $21,100 | $11,400 to $27,600 | $19,500 to $32,500 |
| 2,000 sq ft | 2,167 sq ft | $10,800 to $21,700 | $17,300 to $28,200 | $15,200 to $36,800 | $26,000 to $43,300 |
| 3,000 sq ft | 3,250 sq ft | $16,200 to $32,500 | $26,000 to $42,200 | $22,800 to $55,200 | $39,000 to $65,000 |
Per-foot rates from HomeGuide (systems) and RoofingCalc (Miami), multiplied by roof area and rounded to the nearest $100. A 6/12 roof uses a 1.118 factor and a 4/12 roof 1.054, so steeper roofs need more panel and take longer to install. If your home is two stories, start from the ground-floor footprint, not total living area.
Metal roof cost by Florida city: what the Cost vs Value data shows
The 2025 Cost vs Value Report prices the same 3,000 square foot standing seam reroof at $64,142 in Miami, $57,090 in Port St. Lucie, $53,458 in Fort Myers and Sarasota, and $50,900 in Jacksonville. Across those five markets, metal costs 53 to 61 percent more than the report’s asphalt shingle job on the same house.
The report’s metal job is specific: tear-off to bare sheathing, ice-barrier membrane at the perimeter, premium synthetic underlayment, 3,000 square feet of prefinished standing seam with drip edge, gable trim and vented ridge, on a rectangular hip roof with two skylights. That full scope is why its per-foot figures sit above the cost-guide ranges.
| Market (2025 CvV) | Metal job cost | Asphalt job cost | Metal per sq ft | Metal premium over asphalt | Metal cost recouped at resale | Asphalt cost recouped |
|---|---|---|---|---|---|---|
| Miami | $64,142 | $39,729 | $21.38 | $24,413 (61%) | 48.4% | 56.7% |
| Port St. Lucie | $57,090 | $36,295 | $19.03 | $20,795 (57%) | 48.9% | 58.0% |
| Fort Myers | $53,458 | $34,028 | $17.82 | $19,430 (57%) | 50.9% | 63.6% |
| Sarasota | $53,458 | $34,028 | $17.82 | $19,430 (57%) | 55.6% | 64.9% |
| Jacksonville | $50,900 | $33,356 | $16.97 | $17,544 (53%) | 54.0% | 64.6% |
| South Atlantic region | $50,181 | $32,253 | $16.73 | $17,928 (56%) | 56.5% | 69.9% |
| United States | $51,865 | $31,871 | $17.29 | $19,994 (63%) | 50.1% | 67.5% |
Source: 2025 Cost vs Value Report (Zonda, published by JLC), city and region pages for Roofing Replacement, Metal and Roofing Replacement, Asphalt Shingles. Per-foot and premium columns are Roofing Brief arithmetic. The report lists an asphalt job but no metal job for Pensacola, so it is omitted.
Miami’s metal job costs about 24 percent more than the national figure, yet BLS puts the Miami-Fort Lauderdale-West Palm Beach roofer median at $23.09 an hour, below the U.S. median of $26.65. Labor rates do not explain the gap. The approval, fastening and inspection rules in the next section do.
Why Miami-Dade and Broward metal roofs cost more: HVHZ and the NOA
Miami-Dade and Broward sit in Florida’s High-Velocity Hurricane Zone, where roofing follows Sections 1512 through 1525 of the Florida Building Code, Building, and products need a Miami-Dade Notice of Acceptance (NOA). An NOA fixes the gauge, deck, underlayment and fastener spacing for each allowable uplift pressure, and tighter spacing means more screws or clips and more labor.
Two current NOAs show how much the fastening schedule matters. Each lists a maximum design pressure for each fastening pattern; the engineer or contractor picks the pattern that meets the roof’s calculated uplift.
| Product and NOA | Panel | Fastening pattern (wood deck) | Maximum design uplift pressure | NOA expires |
|---|---|---|---|---|
| Metal Sales 5V Crimp, NOA 23-0222.06 (Table A) | 26 ga (0.0179 in) steel 5V | #9-15 x 1-1/2 in screws, 16 in o.c. | 74.8 psf | 06/29/28 |

| Englert Series 1300, NOA 26-0515.18 | Same | 6 in clips, 12 in o.c. | 165.00 psf | 06/11/31 |
Source: Miami-Dade County RER Product Control Section, NOA 23-0222.06 (approved 06/29/23) and NOA 26-0515.18 (approved 06/11/26). Both list minimum ASTM D226 Type II underlayment fastened with tin caps, deck attachment of at least 8d ring shank nails at 6 inches on center, and a limitation that rational analysis or extrapolation is not permitted for enhanced fastening at perimeters and corners.
How the fastening schedule changes the hardware count
On a 2,000 square foot roof of 16-inch standing seam panels, moving from 24-inch to 12-inch clip spacing doubles the clips from about 750 to about 1,500, and switching to 6-inch clips with four screws each takes the screw count from about 1,500 to about 6,000. That is Roofing Brief arithmetic from the Series 1300 NOA, not a contractor quote.
| Clip pattern (NOA 26-0515.18) | Seam length on 2,000 sq ft | Clips | Screws per clip | Screws | Design uplift pressure |
|---|---|---|---|---|---|
| 2 in clip, 24 in o.c. | 1,500 ft | 750 | 2 | 1,500 | 69.25 psf |
| 2 in clip, 12 in o.c. | 1,500 ft | 1,500 | 2 | 3,000 | 106.75 psf |
| 6 in clip, 12 in o.c. | 1,500 ft | 1,500 | 4 | 6,000 | 165.00 psf |
Arithmetic: 2,000 sq ft divided by a 1.33 ft panel width gives 1,500 linear feet of seam; clips equal seam length divided by spacing. It assumes one pattern across the whole roof and ignores trim fasteners. Real roofs may use different listed patterns by zone where the building official accepts it. Our Miami-Dade NOA explainer covers how to read an approval.
Statewide product approval outside the HVHZ
Outside Miami-Dade and Broward, metal panels still need approval. Section R905.10 of the 2023 Florida Building Code, Residential requires panels to be made to the manufacturer’s product approval specifications under a third-party quality assurance program approved by the Florida Building Commission. Statewide approvals are searchable on floridabuilding.org by FL number, and each one lists its own uplift limits.
Ask for the FL approval number on the estimate and confirm the revision is current. Our Florida building code roof requirements guide covers the reroof underlayment and deck nailing rules that apply to every material.
Salt air: when a Florida metal roof needs aluminum
Many Galvalume steel warranties in Florida stop at the shoreline buffer. Metal Sales excludes areas within 1,500 feet of salt water from its 25-year AZ55 warranty, and Sheffield Metals scales its exclusion from 1,500 feet of breaking surf to 400 feet of marsh. Inside those distances, aluminum or a product with written coastal coverage is usually the safer buy, at a higher price.

| Document | Coastal exclusion or rule | What it means for cost |
|---|---|---|
| Metal Sales, 25 Year Galvalume AZ55 Warranty | Does not apply to areas within 1,500 feet of salt water, marine atmospheres, or salt spray | A steel price may carry no substrate warranty on a waterfront lot |
| Sheffield Metals, AZ55 acrylic-coated Galvalume substrate warranty (sample) | Breaking surf 1,500 ft; large bay 800 ft; marsh 400 ft; plus areas with constant salt or fresh water spray | Bay and marsh lots may still qualify at shorter distances |
| 2023 FBC Residential, Table R905.4.4 | AZ50 coated steel 0.013 in minimum; roll-formed aluminum 0.024 in minimum | Code minimum is not a warranty; it sets the floor only |
| 2023 FBC Residential, R905.10.4 | Without maker instructions: galvanized fasteners for steel; stainless acceptable for metal roofs | Stainless fasteners near the coast add hardware cost |
The price gap is real. HomeGuide lists Galvalume at $500 to $1,300 per square installed and aluminum at $700 to $1,700. On a 2,167 square foot roof, that is about $10,800 to $28,200 for Galvalume versus $15,200 to $36,800 for aluminum, Roofing Brief arithmetic. Get the warranty for your exact address in writing before signing.
What else changes a Florida metal roof quote
Beyond panel type and location, Florida metal quotes move with tear-off, deck repairs, permits, roof slope and the code edition in force on your permit date. Labor rates matter less than many guides suggest, because Florida roofers earn below the national median. The table lists each driver with its source.
| Driver | Typical effect | Source |
|---|---|---|
| Tear-off of old roof | About $1 per sq ft for standard materials, up to $4 for heavier ones | Fixr, Florida |
| Deck (plywood) replacement | $2 to $5 per sq ft where boards are rotten or too thin | HomeGuide |
| Permit | $400 to $1,000, depending on location | Fixr, Florida |
| Minimum deck in HVHZ reroofs | 15/32 in minimum plywood under both NOAs above; thinner decks need work | NOA 23-0222.06; NOA 26-0515.18 |
| Low-slope sections | Lapped panels need 3:12 without sealant, 1/2:12 with sealant; standing seam can go to 1/4:12 | 2023 FBC Residential, R905.10.2 |
| Panel gauge | 26 ga $1.50 to $5 vs 24 ga $3 to $7 per sq ft, material only | HomeGuide |
| Code edition | 9th Edition (2026) FBC applies to permit applications submitted on or after December 31, 2026 | Miami-Dade Permitting and Inspection Center |
| Labor rate | Florida roofer median $22.88 an hour vs $26.65 U.S. | BLS OEWS, May 2025 |
Steel panel prices also move with import tariffs; our metal roofing tariff report tracks them. For the cost drivers that apply to every metal roof nationally, such as trim packages and premium paint systems, see our national metal roof cost guide. Panel color also changes summer heat gain; our page on white metal roof cooling savings in Florida sets it against the Florida Solar Energy Center’s Fort Myers field study.
Metal vs shingle vs tile in Florida: cost per year of roof life
Using Fixr’s Florida midpoints on a 2,167 square foot roof, metal costs about $528 a year over a 40-year life, asphalt shingles about $786 a year over 20 years, and concrete tile about $769 a year over 50 years. Metal comes out cheapest per year only if it lasts at least about 27 years and you keep the house that long.
| Material | Fixr Florida range (midpoint) | Installed on 2,167 sq ft | Life assumption | Cost per year |
|---|---|---|---|---|
| Asphalt shingles | $4.50 to $10 ($7.25) | $15,711 | 20 years (NAHB); 15 if heat shortens it | $786 (20 yr); $1,047 (15 yr) |
| Metal | $6.50 to $13 ($9.75) | $21,128 | 30 to 50+ years (Metal Roofing Alliance); 40 used | $528 (40 yr); $704 (30 yr) |
| Concrete tile | $12.50 to $23 ($17.75) | $38,464 | Over 50 years (NAHB); 50 used | $769 (50 yr) |
Lifespans come from the NAHB and Bank of America Home Equity Study of Life Expectancy of Housing Components (2007) and the Metal Roofing Alliance, the metal industry’s trade group. The arithmetic ignores inflation, financing and insurance differences. The NAHB tile figure describes the roof covering; the underlayment beneath tile can need replacement on its own schedule, covered in our tile underlayment replacement guide.
Break-even and resale: when shingles still win
Metal pays off only over long ownership. Using the Miami Cost vs Value jobs, a $64,142 metal roof must last about 32 years to match a $39,729 asphalt roof replaced every 20 years, or about 24 years if Florida heat cuts shingle life to 15. If you sell within a decade, asphalt usually costs less net, because it recoups a larger share at resale.
| Scenario (2025 CvV, Miami) | Metal | Asphalt | Arithmetic |
|---|---|---|---|
| Job cost | $64,142 | $39,729 | Report figures |
| Net cost if sold soon after install | $33,076 | $17,210 | Job cost minus resale value ($31,066 metal; $22,519 asphalt) |
| Years metal must last to match asphalt at 20-year life | About 32 years | $64,142 divided by ($39,729 / 20) | |
| Years metal must last to match asphalt at 15-year life | About 24 years | $64,142 divided by ($39,729 / 15) | |
Same method in Jacksonville gives about 31 and 23 years. These are Roofing Brief estimates, not predictions for any house; local resale effects vary widely.
Insurance, roof age and grants: how they change the metal math
A metal roof does not earn a Florida insurance credit just for being metal. Section 627.0629, Florida Statutes, requires insurers to offer windstorm mitigation discounts for verified features, documented on wind mitigation form OIR-B1-1802. Roof-age rules in section 627.7011 and the My Safe Florida Home grant can shift the real cost of any reroof, metal included.
| Rule | What it says | Effect on a metal roof budget | Source |
|---|---|---|---|
| Wind mitigation discounts | Insurers must offer discounts or credits for construction features that reduce windstorm loss | Credits depend on roof covering, deck attachment, roof-to-wall and secondary water resistance, not on metal itself | s. 627.0629, Florida Statutes |
| Roof age | Insurers may not refuse to issue or renew solely because a roof is under 15 years old; at 15 years or older, an inspection showing 5 years of useful life protects against refusal based on age alone | Any new roof resets the clock | s. 627.7011(5), Florida Statutes |
| My Safe Florida Home | State pays $2 for each $1 from the homeowner, up to $10,000; roof improvements include replacing the roof covering when the initial inspection recommends it | May offset part of a reroof for eligible homes; funding is limited | s. 215.5586(2), 2026 Florida Statutes |
| 25 percent rule exception | If a roof was built to the 2007 FBC or later, only the repaired portion must meet current code when 25 percent or more is repaired | Can keep a partial repair from forcing a full metal reroof | s. 553.844(5), Florida Statutes |
The Legislature’s note on section 215.5586 says the 2026 amendments made by Chapter 2026-233 expire July 1, 2027, so confirm the program rules on your application date. Our guide to whether a metal roof lowers insurance in Florida covers the form questions, Citizens roof rules and grant eligibility in depth.
Which metal roof should you pick in Florida?
Pick the metal system by location first and ownership horizon second. Waterfront lots inside a Galvalume warranty exclusion usually point to aluminum, Miami-Dade and Broward to an NOA-listed system, and inland homes you plan to keep for decades to Galvalume standing seam. If you expect to sell within about ten years, shingles often cost less net.
| If your situation is | Then consider | Why |
|---|---|---|
| Within 1,500 ft of breaking surf, or close to a bay or marsh | Aluminum, or steel only with a written warranty covering your address | Metal Sales and Sheffield Galvalume warranties exclude these sites |
| Miami-Dade or Broward County | A system with a current NOA; budget $12 to $20 per sq ft | HVHZ fastening schedules and inspections raise cost |
| Inland, staying 25+ years | Galvalume standing seam, 24 ga | Lowest cost per year if it reaches 30 to 40 years |
| Inland, tight budget | 5V or ribbed Galvalume with an FL approval matched to your wind zone | $5 to $10 per sq ft; ask for the screw spacing in edge and corner zones |
| Neighborhood or HOA expects tile looks | Stone-coated steel with Florida product approval | $7 to $13 per sq ft, lighter than concrete tile |
| Porch or section under 3:12 | Standing seam (down to 1/4:12) or lapped panel with sealant | FBC R905.10.2 slope limits |
| Selling within about 10 years | Asphalt shingles may cost less net | Asphalt recouped 57 to 65 percent vs 48 to 56 percent for metal in Florida CvV markets |
How to check a Florida metal roof quote
A sound Florida metal roof quote names the panel, gauge, substrate, approval number, fastening schedule, underlayment and warranty terms for your address. Missing any of those makes two estimates impossible to compare. Work through these steps with every bid before you sign.
- Confirm roof area. Ask for the measured roof area in squares, then divide the price by it. Compare that per-square figure, not the total.
- Get the system named. The quote should list profile (5V, rib or standing seam), gauge, substrate (AZ50 or AZ55 Galvalume, or aluminum) and paint system.
- Check the approval. Look up the FL number on floridabuilding.org, or the Miami-Dade NOA in the HVHZ, and confirm it is current and covers a wood deck like yours.
- Ask for the fastening schedule by zone. Screw or clip spacing in the field, edges and corners should match an approval pattern that meets your roof’s design pressure.
- Read the coastal warranty. Measure your distance to salt water and get the panel and paint warranties confirmed in writing for that address.
- Price the unknowns. Look for tear-off, a per-sheet plywood replacement price, deck re-nailing and the secondary water barrier as separate lines.
- Check the permit and license. The permit should be its own line, and the contractor’s license can be verified on the Florida DBPR site at myfloridalicense.com.
- Plan the wind mitigation inspection. After the final inspection, schedule an OIR-B1-1802 inspection so your insurer can apply any credits.
Frequently asked questions
How much should a metal roof cost in Florida?
Fixr puts installed metal roofing in Florida at $6.50 to $13 per square foot, and HomeGuide puts a whole Florida metal roof at $7,100 to $38,000. In Miami, RoofingCalc lists $12 to $20 per square foot because of High-Velocity Hurricane Zone rules. A full standing seam reroof on 3,000 square feet ran $50,900 to $64,142 across Florida markets in the 2025 Cost vs Value Report.
How much is a metal roof for a 2000 sq foot house?
A 2,000 square foot single-story house with a 5/12 pitch has about 2,167 square feet of roof. At Florida rates that is roughly $10,800 to $21,700 for 5V Galvalume, $17,300 to $28,200 for Galvalume standing seam, and $26,000 to $43,300 at Miami prices. These are Roofing Brief estimates from HomeGuide and RoofingCalc per-foot ranges.
Is it cheaper to put a metal roof or shingles?
Shingles are cheaper to install. In the 2025 Cost vs Value Report, metal cost 53 to 61 percent more than asphalt on the same job across five Florida markets, and Fixr lists Florida asphalt at $4.50 to $10 per square foot versus $6.50 to $13 for metal. Metal can cost less per year only if it lasts about 27 years or longer and you keep the house.
What is the biggest problem with metal roofs?
In Florida, the biggest problem is often salt exposure. Metal Sales excludes areas within 1,500 feet of salt water from its Galvalume AZ55 warranty, and Sheffield Metals sets 1,500 feet from breaking surf, 800 feet from a large bay and 400 feet from marsh. Does a metal roof lower your insurance in Florida?
It can, but not because it is metal. Section 627.0629, Florida Statutes, requires insurers to offer discounts for verified wind-resistant features, documented on form OIR-B1-1802: roof covering approval, deck attachment, roof-to-wall connections and secondary water resistance. A permitted metal reroof can improve several of those answers, as can other code-approved roofs. Discount amounts vary by insurer and policy.

What is the 25% roof rule in Florida?
Under the Florida Building Code, Existing Building, replacing or repairing more than 25 percent of a roof section within 12 months can require the whole section to meet current code. Section 553.844(5), Florida Statutes, creates an exception: if the roof was built to the 2007 Florida Building Code or later, only the repaired portion must meet current code. Ask your building department how it applies.
