12 Ft Metal Roofing Price in 2026: Per Panel, Per Sq Ft and Screws

12 ft metal roofing price, Oct 2026: $38 to $60 per 36 in panel at Menards, Lowe's, Home Depot and yards, plus cost per sq ft, panel counts and screws.

12 Ft Metal Roofing Price in 2026: Per Panel, Per Sq Ft and Screws

By The Roofing Brief Team. Last reviewed: October 2026.

The 12 ft metal roofing price in October 2026 is about $38 to $60 per panel for a 3 ft wide (36 in coverage) ribbed steel sheet, which covers 36 sq ft, so roughly $1.07 to $1.67 per square foot of roof before screws, trim and labor. The low end is 26 gauge Galvalume R-panel cut at $3.20 per linear foot by Ironrod Steel in Houston; Menards lists its 29 gauge 36 in x 12 ft Pro-Rib panel at $48.45, or $46.96 on sale through November 8, 2026. Gibraltar’s corrugated sheets look cheaper per piece but cover only 21.5 in on a roof, so they cost more per square foot.

Key numbers at a glance

Five figures settle most 12 ft panel orders: price per sheet, coverage per sheet, the end lap if you join two sheets, the screw count and the installed cost per square foot. Each row below names its source; retail prices are October 2026 listings and change with steel prices and store location.

What is 12 ft metal roofing per square foot?

Twelve foot metal roofing costs about $1.07 to $1.67 per square foot of coverage for 36 in ribbed panels, and $1.60 to $2.00 for 21.5 in corrugated sheets. The difference comes from net coverage: a 36 in panel covers 36 sq ft at 12 ft, a 24 in 5V Crimp covers 24 sq ft and a lapped corrugated sheet covers 21.5 sq ft.

Gibraltar’s corrugated sheet is 25-5/8 in wide, and the maker tells roofers to overlap two corrugations, leaving 21-1/2 in of coverage, per the Gibraltar help center. The Gibraltar SM-Rib covers a full 3 ft once its last rib laps the next panel. That is why a $39.98 corrugated sheet costs $1.86 per sq ft while a $46.96 Pro-Rib costs $1.30.

Coverage width, not sheet width, sets the count. The Roofing Brief guide to metal roof panel widths and coverage lists net coverage for more profiles.

Does gauge or finish change the 12 ft price?

At 12 ft, 26 gauge Galvalume from a metal yard can cost less than 29 gauge painted steel from a big-box store: $38.40 at Ironrod versus $46.96 at Menards. Within one seller, paint adds 30% to 37% at Ironrod, while Lowe’s lists the Metal Sales Classic Rib at $52.98 in Galvalume and $52.96 in Charcoal.

Coating matters more than color for rust. Union Corrugating specifies AZ55 Galvalume for unpainted MasterRib and AZ50 under paint, with a 45 year and a lifetime siliconized polyester paint system. Menards lists Pro-Rib on a G60 galvanized coating with zinc phosphate and a 40 year limited paint warranty. The Roofing Brief comparison of 26 vs 29 gauge metal roofing covers dent and span differences in more depth.

How many 12 ft panels does a roof need?

A roof plane needs one column of 12 ft panels for every 36 in of eave length when the panel covers 36 in, so a 24 ft eave takes 8 panels per side. The 12 ft length must equal the slope length from eave edge to ridge, including overhang; if the slope is longer than about 11 ft 10 in, a 12 ft panel will not reach.

  1. Measure the eave length of each roof plane, including rake overhangs, in inches.
  2. Measure the slope length from the fascia to the ridge. Union Corrugating calls for at least 1 in of panel overhang at the eave, and Kloeckner Metals shows 2 in maximum without a gutter, so a 12 ft panel suits slope lengths of about 11 ft 10 in to 11 ft 11 in.
  3. Divide eave length by net coverage: 36 in for Pro-Rib, SM-Rib, Classic Rib, MasterRib and PBR; 24 in for Gibraltar 5V Crimp; 21.5 in for Gibraltar corrugated.
  4. Round up to a whole panel and multiply by the number of planes (2 for a gable).
  5. Add one spare panel per plane for a mis-cut or a dented sheet.
Eave length per plane 36 in panels 24 in 5V Crimp 21.5 in corrugated Menards Pro-Rib cost per plane at $46.96
8 ft (small shed) 3 4 5 $140.88
10 ft 4 5 6 $187.84
12 ft 4 6 7 $187.84
16 ft 6 8 9 $281.76
20 ft (single carport) 7 10 12 $328.72
24 ft (two-car garage) 8 12 14 $375.68
30 ft 10 15 17 $469.60

Counts exclude spares and assume panels run straight from eave to ridge on a gable or shed plane. Hip roofs waste more panel, and The Roofing Brief metal roofing square calculator handles mixed planes.

Which roofs does a 12 ft panel fit?

A single 12 ft panel spans ridge to eave on a gable building about 22.5 ft wide at 4:12, measured fascia to fascia, or on a shed roof with up to about 11 ft 3 in of horizontal run. Steeper roofs shorten the reach: at 8:12 the same panel covers only 9 ft 10 in of run because each foot of run needs 1.202 ft of panel.

The table divides 142 in of usable panel (144 in minus 2 in of eave overhang) by the pitch factor, the same rafter multipliers Gibraltar prints in its 5V Crimp detail manual. A ridge cap covers a few inches at the top, so the figures are conservative for gables.

Roof pitch Pitch factor Horizontal run one 12 ft panel covers Widest gable building (fascia to fascia)
1:12 (lap sealant required under IRC) 1.003 11.79 ft 23.6 ft
2:12 (lap sealant required under IRC) 1.014 11.67 ft 23.3 ft
3:12 1.031 11.48 ft 23.0 ft
4:12 1.054 11.23 ft 22.5 ft
5:12 1.083 10.92 ft 21.8 ft
6:12 1.118 10.58 ft 21.2 ft
8:12 1.202 9.85 ft 19.7 ft
12:12 1.414 8.37 ft 16.7 ft

Slope rules come from 2021 IRC Section R905.10.2: lapped, nonsoldered metal panels need at least 3:12 without applied lap sealant and 1/2:12 with it. Union Corrugating and Gibraltar both recommend 3:12 or steeper for MasterRib and 5V Crimp, so check the maker’s minimum before ordering 12 ft panels for a 1:12 or 2:12 lean-to. See The Roofing Brief guide to the shed roof for single-slope framing.

Two 12 ft panels or one 24 ft panel?

Two 12 ft panels lapped 6 in cover 23.5 ft of slope, against 24 ft for one 24 ft panel, and add a horizontal end lap that needs sealant tape and a second full row of screws. At Ironrod’s $3.20 per foot the steel costs the same; at Menards a cut-to-length 24 ft Pro-Rib is about $4.94 cheaper than two precut 12 ft sheets.

Hauling is where 12 ft wins. A 12 ft sheet sticks out 4 to 5.5 ft past an 8 ft or 6.5 ft pickup bed, and 49 CFR 393.87 requires red or orange flags on commercial vehicles whose load extends more than 4 ft past the rear; many state codes set similar rules for private trucks. The Roofing Brief guide to metal roofing panel lengths covers longer runs, and the 20 ft metal roofing price guide prices the next common length.

How many screws does a 12 ft metal roof panel need?

A 12 ft, 36 in panel on purlins 24 in on center needs about 42 screws: 8 at the eave line, 8 at the ridge line, 4 at each of 5 intermediate purlins and 6 stitch screws along the side lap. On purlins 16 in on center the count rises to about 54. Both counts follow the pattern drawn in Union Corrugating’s MasterRib manual.

Hex-head roofing screws with neoprene washers set in a row along a purlin on a ribbed steel panel
Union Corrugating’s MasterRib pattern places screws in the panel flat at every purlin, with more at the eave and ridge lines.

The Union MasterRib installation manual calls for 1-1/2 in double-washered wood screws in the panel flat at every purlin, a pair beside each major rib at eaves, ridges and end laps, one beside each rib at intermediate supports, and 7/8 in lap tek screws at 24 in on center along the side lap. Union caps purlin spacing at 24 in for MasterRib, while Gibraltar says its 29 gauge panels are tested on decking and suggests 16 in on center only where uplift is not a concern, per its help center.

Boxes of Everbilt #12 x 1-1/2 in neoprene-washer screws (70 per 1 lb box) 0.6 box per panel 0.8 box per panel

The counts are a Roofing Brief estimate made by counting the screw marks in Union’s Figure #1; wind-zone schedules can call for more. Gibraltar’s 5V Crimp schedule, for example, tightens fastener spacing from 16 in on center in the field to 8 in at perimeter and corner zones. The 70-screw box count comes from the Home Depot Everbilt listing, and The Roofing Brief guide to roof purlins explains spacing.

What does a 12 ft metal roof cost with trim and screws?

A 20 ft x 24 ft detached garage with a 4:12 gable roof takes 18 panels of 12 ft, 36 in coverage steel, and about $1,406 in Menards panels, trim and screws at October 29, 2026 prices. The same 18 panels cost $691 at Ironrod’s yard price and $990 at Home Depot’s $54.98 SM-Rib listing; corrugated would need 30 sheets.

Inputs: each side has a 10 ft run plus 1 ft of overhang, so the slope is 11 ft x 1.054 = 11.6 ft and a 12 ft panel reaches with room for the ridge cap. The eave is 24 ft plus two 1 ft rake overhangs, or 312 in, which is 8.67 panels, rounded to 9 per side.

Line item (Menards, Oct 29, 2026) Quantity Unit price Cost

Gibraltar corrugated at 21.5 in coverage 30 (15 per side) $42.98 $1,289.40

Prices are from the Menards metal roofing category and product pages; the screw weight assumes about 70 screws per pound, the count printed on comparable 1 lb boxes, because Menards does not list a count. Inside and outside closures, sealant tape, underlayment, delivery and sales tax are not included.

The roof surface is about 603 sq ft (2 sides x 26 ft x 11.6 ft). At the 2026 Roofing Cost Report range of $6 to $10 per sq ft installed for exposed-fastener metal, a contractor job lands near $3,600 to $6,000, so the $1,406 Menards package is about 23% to 39% of the installed price. Labor drives the rest; the BLS OEWS May 2025 median wage for roofers is $26.65 per hour.

Where can you buy 12 ft metal roofing near you?

Home Depot, Lowe’s and Menards all stock 12 ft panels as a standard length, which is not true of 20 ft panels. Metal yards and rollformers cut to any length by the linear foot and often beat big-box prices per square foot, though they may charge for delivery: Ironrod quotes about $200 within greater Houston and free pickup at its yard.

  • Home Depot: Gibraltar Building Products SM-Rib (36 in), 5V Crimp (24 in) and Corrugated (21.5 in on a roof) in 29 gauge; the corrugated listing shows a lower per-sheet price at 20 or more sheets.
  • Lowe’s: Metal Sales Classic Rib, Union Corrugating MasterRib and Fabral 5-Rib in 12 ft lengths, all 36 in coverage.
  • Menards: Pro-Rib in 8, 10, 12, 14 and 16 ft precut lengths, plus cut-to-length Pro-Rib priced per 100 sq ft and custom cut to the inch; free shipping to store.
  • Metal yards and fence-and-barn suppliers: 26 gauge R-panel and PBR, such as Ironrod’s $3.20 per foot Galvalume R-Panel and SoCal Fence and Barn’s $59.95 3 ft x 12 ft PBR.

One trap sits on the Menards site. Its 12 ft Corrugated Galvanized Steel panel (SKU 1558104, $42.98) is a 26 in interior paneling product with 24 in coverage, sold in multiples of 10, and Menards states it is for interior use only and not recommended as a roofing material. The Roofing Brief guide to corrugated metal roofing covers exterior-rated corrugated profiles.

Which 12 ft panel should you buy?

For most sheds, carports and two-car garages under 22 ft wide, a 36 in ribbed or R-panel in 26 or 29 gauge gives the lowest cost per square foot. Corrugated and 5V cost more per square foot at 12 ft and need more screws per square, so buy them for looks or to match an existing roof.

Frequently asked questions

What is the price of a 12 foot steel sheet?

A 12 ft steel roofing sheet with 36 in coverage cost about $38 to $60 in October 2026: $38.40 for 26 gauge Galvalume R-panel cut at Ironrod Steel’s $3.20 per foot, $46.96 to $48.45 for a 29 gauge Menards Pro-Rib, $52.98 for a Metal Sales Classic Rib at Lowe’s and $59.95 for a 26 gauge PBR panel. Narrower 12 ft corrugated and 5V sheets list at $34 to $43.

What is the average cost of a metal roof per foot?

Per linear foot, a 36 in wide 12 ft panel works out to $3.20 to $5.00 in October 2026 listings, or about $1.07 to $1.67 per square foot of coverage. Installed, the 2026 Roofing Cost Report puts exposed-fastener metal at $6 to $10 per square foot, so labor, trim, underlayment and screws make up most of the installed price.

How much is a 20 ft sheet of metal roofing?

At Ironrod Steel’s October 2026 rate of $3.20 per linear foot, a 20 ft 26 gauge Galvalume R-panel costs $64.00 and covers 60 sq ft. Painted and big-box 20 ft panels cost more and often ship as special orders. The Roofing Brief’s 20 ft metal roofing price guide compares 20 ft panels by supplier, gauge and coverage.

How much is a 14-foot piece of metal roofing?

Menards listed its 36 in x 14 ft Pro-Rib 29 gauge panel at $56.48 everyday and $54.75 on sale through November 8, 2026, which is about $1.30 per sq ft of coverage. A 14 ft cut of 26 gauge Galvalume R-panel at Ironrod Steel’s $3.20 per foot costs $44.80. Both cover 42 sq ft at 36 in coverage.

How many square feet does a 3 ft by 12 ft metal roofing panel cover?

A 3 ft by 12 ft ribbed panel such as Menards Pro-Rib, Gibraltar SM-Rib or Union MasterRib covers 36 sq ft once lapped, because the 36 in figure is net coverage and the extra 2 in or so of width is the side lap. Gibraltar’s 12 ft corrugated sheet covers only 21.5 sq ft on a roof, and its 5V Crimp covers 24 sq ft.

How many 12 ft metal roofing panels do I need?

Divide the eave length in inches by the panel’s net coverage and round up, then multiply by the number of roof planes. A 24 ft eave needs 8 panels at 36 in coverage, 12 at 24 in (5V) or 14 at 21.5 in (corrugated). Add one spare panel per side for a mis-cut, and size the panel to the slope length, not the building width.

Can I use 12 ft corrugated galvanized panels from Menards on a roof?

Not the $42.98 Menards 12 ft Corrugated Galvanized Steel panel (SKU 1558104): Menards lists it as for interior use only and not recommended as a roofing material, with 24 in coverage and sales in multiples of 10. For a roof at Menards, the 36 in Pro-Rib panel carries UL 580 Class 90 uplift, UL 2218 Class 4 impact and UL 790 Class A fire listings.
