The panels sit on standoffs a few inches above the shingles, and the roof continues to shed water normally underneath. Damage happens when the attachment is done wrong, not because a panel is bolted to your roof.
The confusion comes from a real fact: mounting a standard rooftop array means drilling holes in the roof. On an asphalt shingle roof, a typical residential system uses 30 to 50 roof penetrations. Each hole is a potential leak if it is not flashed and sealed correctly. Done to spec, each one is as watertight as any other roof penetration. Done by a rushed crew, any of them can leak.
Do solar panels cause roof leaks?
Solar panels cause roof leaks only when the mounting penetrations are installed or sealed incorrectly. The panel and racking do not touch the water-shedding surface in a way that creates leaks. Nearly every solar-related leak traces back to one of three installation faults at the penetration point, and all three are avoidable with a competent crew.
- Lag bolts missing the rafter. Mounting feet must hit solid framing. Screwed into 7/16-inch decking alone, they loosen, back out, and open the hole to water. This is the single most common solar leak cause.
- No flashing over the penetration. A quality mount uses a metal flashing plate slipped under the shingle course above the hole, so water sheds over it. Skipping the flashing and relying on sealant alone is a leak on a countdown timer.
- Sealant-only waterproofing. Butyl or asphalt sealant degrades in UV within a few years. When it is the only thing keeping water out, the hole starts leaking once the sealant cracks. Sealant is a backup to flashing, never the primary barrier.
Leaks that show up months or years after install usually mean sealant-only mounts that have aged out. Leaks in the first storm usually mean a bolt missed the rafter or a flashing was omitted. Either way, the fix and the liability sit with the installer, not the roof.
How solar panel roof penetrations should be installed
A correct solar penetration lands a lag bolt in the rafter, seals the hole, and covers it with a flashing that integrates into the shingle courses above. When those three steps happen, the penetration sheds water like any other roof detail. Do solar panels void your roof warranty?
In most cases solar panels do not void a roof warranty, as long as the installer follows the roofing manufacturer’s mounting and flashing instructions. The risk is specific: drilling into the roof can void the materials portion of some shingle warranties, because the manufacturer treats an unauthorized penetration as damage to the covered product. Whether it does depends on the manufacturer, the warranty tier, and who did the work.
There are usually three separate warranties in play on a roof-plus-solar project, and confusing them is where homeowners get burned:
- Roofing material warranty. Covers shingle defects, typically 25 to 50 years. A penetration by an unaffiliated party can void coverage on the affected area. Some manufacturers require their own certified installer or an approved mount to keep it intact.
- Roofing workmanship warranty. From the roofer who installed the roof, usually 2 to 10 years. Letting another trade drill into that roof often ends this coverage unless the roofer signs off.
- Solar installer workmanship warranty. From the solar company, commonly 10 years, and this is the one that covers leaks caused by the panel mounts. If a penetration leaks, this warranty pays to fix the roof.

Removing and reinstalling solar panels to replace the roof underneath runs about $200 to $500 per panel, or roughly $2,800 to $4,800 for a typical 14 to 16 panel residential system. That is a real cost the panels add to any future reroof, and it is the strongest practical argument for replacing an aging roof before you go solar, not after. Panels last 25 to 30 years, so a roof with less than 15 years of life left is usually worth replacing first.
The removal-and-reinstall (R&R) job is more than lifting panels. It involves electrical disconnect, physical removal, storage, the reroof, remounting with new flashing, and reconnection and inspection. A rough sequence:

How to lower the roof damage risk before you install solar
You reduce solar roof damage risk mostly by vetting the solar company, not by avoiding solar. The panels are rarely the problem; the crew and the roof’s condition are. Five checks handle most of the risk before a single hole gets drilled.
- Reroof first if the roof has under 15 years left. It is cheaper than paying R&R costs later and starts your solar clock on a fresh deck.
- Hire an installer with roofing experience, or one who subs the mounting to a licensed roofer. Know what a solar installation includes and ask directly who drills the holes.
- Confirm flashed mounts, not sealant-only. Ask what mounting product they use and whether every penetration gets a metal flashing.
- Get the warranty coordination in writing from both the roofer and the solar company before work starts.
- Require a post-install roof inspection, ideally after the first heavy rain, so a leak is caught while the workmanship warranty is fresh.
