Massachusetts layers two credentials. When it happens. Severe weather reports cluster in July (23), August (13), November (7). The worst years on record were 2019 (20), 2021 (11), 2020 (8). Tornadoes in July, 97 mph nor’easters, and roofs nobody is watching
On 23 July 2019 a waterspout came ashore just west of Kalmus Beach in Barnstable and became an EF1 tornado; a mesonet at Kalmus measured a 91 mph gust and the National Weather Service estimated winds up to 110 mph. The survey found the roof of a motel on Main Street in West Yarmouth completely peeled off. The same supercell touched down again in Harwich Center, uprooting or snapping at least 150 hardwood trees and ripping shingles from homes, and straight-line winds of 90 mph or more hit West Dennis. NWS noted that three tornadoes struck the Cape that day, against only three recorded on Cape Cod since 1950.
The Cape’s more regular hazard is the nor’easter, and its gusts rival a hurricane’s. In the storm of 2 March 2018 trained spotters reported gusts of 97 mph in Wellfleet, 93 mph in Barnstable and 92 mph in East Falmouth; coastal flooding closed Route 6A at Scorton Creek and 24 homes were condemned in Sandwich. The bomb cyclone of 26 to 27 October 2021 produced gusts of 84 mph in Dennis, and the state emergency agency reported $1,247,874 of damage in Barnstable County, with nearly 500,000 customers across Massachusetts losing power.
That explains the design numbers. Cape towns carry ultimate design wind speeds of 127 to 132 mph in the 10th edition code, the highest on the mainland, and a roof built to them needs the fastening schedule, sealed starter course and edge metal to match. A quote that does not mention the town’s design wind speed is a quote that has not thought about it.
The second reason roofs here fail quietly is occupancy. One home in three in Barnstable County, 55,061 units, is held for seasonal or occasional use, and most nor’easters arrive between October and April, when many of those homes are empty. A lifted shingle or a failed flashing in a November storm can let water in for months before anyone sees it. For an absentee owner, the quality of the original installation is the only protection, and photographs of the deck, underlayment and fastening taken during the job are worth asking for.
Massachusetts at least gives you the tools to choose well. Look up the Home Improvement Contractor registration, which shows complaints, arbitration and guaranty fund history, and look up the Construction Supervisor Licence of the person who will run your job, which shows whether they passed the exam and in which class. On this page those two checks separate firms with a roofing-class or unrestricted licensed supervisor from firms where we could find none.
