Short answer: As of October 2026, the three highest-scoring roofing contractors in the Niles, MI metro on The Roofing Brief Contractor Score are A&M Home Services (83.5), Advanced Roofing & Home Improvement (76.6), Future Roofing & Construction (58.4). Each is certified by a manufacturer whose register we checked by hand, each rating has been tested against a source outside that register, and nobody bought a place on this page.
The Roofing Brief scored 3 certified roofing contractors serving the Niles metro on a published, reproducible formula, then researched each of the top three individually to confirm its record. Niles sits on the Indiana line, and most of the certified roofers who work there are based across it in Mishawaka and Osceola. Michigan’s rules follow them over the border: a Michigan licence for any job of $600 or more, a state exam, and a place of business in Michigan. One Indiana firm has none of that and is excluded. Berrien County roofs also carry 50 pounds per square foot of lake-effect snow, and in 2017 an EF1 tornado damaged homes across five blocks of downtown Niles. Three certified roofers with Michigan licences are ranked.
Wind, terrain and the Niles housing stock
Michigan requires a licence from the Department of Licensing and Regulatory Affairs for any residential job of $600 or more, after a state exam, and a licensee must keep a place of business in Michigan. A company must be licensed in its own right through a qualifying officer, and a licence lapses the day after it expires. Unlicensed residential work carries a fine of $5,000 to $25,000 and up to a year in jail, and an unlicensed contractor cannot sue for payment or put a lien on your home.
The City of Niles prices permits on job value, for example $225.50 for a $15,000 job and $288 for a $20,000 one under its 2025 table. Its own advice to residents warns that unlicensed contractors will ask you to pull the permit or tell you none is needed, cautions against roofers who solicit door to door, and says not to pay a deposit until a contractor’s licence is confirmed. Michigan’s door-to-door sales law gives you until midnight of the third business day to cancel.
The 2015 Michigan Residential Code remains in force after a July 2025 court order paused the 2021 edition. It requires an ice barrier on every new shingle roof and sets a 50 psf ground snow load for all of Berrien County, two and a half times Monroe County’s. We found no Michigan law on insurance deductibles.
Across 2016 to 2025 Berrien County logged 27 hail reports, one of two inches, 90 thunderstorm wind reports, 26 of them at severe-gust strength and 16 of those in 2024 and 2025, and one tornado. The zone record adds eight lake-effect snow and 11 winter storm events. The City of Niles’s median home was built in 1955, and 29.0 percent of its homes predate 1940.

1. A&M Home Services: TRB Score 83.5
A&M Home Services is based in Mishawaka, IN, led by Jared McQueen, owner, BBB accredited since 8 May 2014, A+ rating, no complaints, and holds Master Elite standing on the GAF certification registry.
Certifications held: Master Elite (GAF), Owens Corning Preferred Contractor. Certification by more than one manufacturer is uncommon and requires meeting each programme’s separate standards for insurance, training and track record.

- A & M Home Services Inc holds Michigan Maintenance and Alteration company licence 2104209012 for roofing, gutters and basement waterproofing, issued August 2015 and current to May 2027, licence city Edwardsburg.. Michigan LARA licence register
- Accredited since May 2014 with an A+ rating; business started 2011; owner Jared McQueen; no complaints.. BBB business profile
- Says it serves Niles and the wider Berrien County area with residential roof replacement, repair and commercial roofing.. Company website, Niles page
- Listed in Plymouth, Indiana as an Owens Corning Preferred Contractor, membership 243774.. Owens Corning contractor locator
What they actually do. Roof replacement and repair, basement waterproofing and foundation repair, gutters, siding, windows and attic insulation.
Why it ranks here. The top-scoring firm for Niles, at GAF Master Elite with a perfect 5.0 across 145 reviews and Owens Corning Preferred status. It is based in Mishawaka, about 12 miles away, but it holds a Michigan company licence covering roofing since 2015 and publishes a Niles and Berrien County service page, so it is both entitled and willing to work here. BBB has accredited it since 2014 with no complaints. Roofing and basement waterproofing are equal lines of business. It is also ranked on our Elkhart page.
Best fit for: Niles and Buchanan homeowners who want a top-rated firm with a valid Michigan licence and two manufacturer credentials.
What we would want clarified. Based in Indiana with several offices, so ask which office and crew will handle a Niles job; the founding year rests on BBB alone. We publish this because a ranking that only prints the flattering findings is an advertisement, not an assessment.
Verify the certification yourself on the GAF registry listing. The number carried on that listing is (574) 855-1050, which is the registry’s contact line and is often a directory tracking number rather than the contractor’s own: take the number from the company’s own website and compare the two.
2. Advanced Roofing & Home Improvement: TRB Score 76.6
Advanced Roofing & Home Improvement is based in Mishawaka, IN, in business since 1984, led by Jason Carrico, owner, BBB accredited since 30 October 1992, A+ rating, two complaints in three years, both answered, and holds President’s Club standing on the GAF certification registry.
Certifications held: President’s Club (GAF), Owens Corning Platinum Preferred Contractor. Certification by more than one manufacturer is uncommon and requires meeting each programme’s separate standards for insurance, training and track record.

- Accredited since October 1992 with an A+ rating; business started 1984; two complaints in three years, both filed in 2026 and answered, one over follow-up on a leak.. BBB business profile
- Listed in Mishawaka at Owens Corning’s top Platinum Preferred tier, membership 250533.. Owens Corning contractor locator
What they actually do. Residential roof replacement, storm damage repair and vinyl siding.
Why it ranks here. A Mishawaka roofer since 1984, BBB and its own site agreeing, with BBB accreditation since 1992 and the top tier from two manufacturers: GAF’s President’s Club and Owens Corning’s Platinum Preferred, which Owens Corning’s own locator now confirms. It holds a Michigan roofing licence since 2021. Its own site speaks of Michiana and names only Indiana cities, so its Michigan coverage rests on its licence rather than a published Niles page. It is also ranked on our South Bend and Elkhart pages.
Best fit for: Homeowners who want the highest manufacturer tiers from a firm with four decades of trading.
What we would want clarified. Its 4.4 rating is the lowest of the three, and BBB shows two complaints filed in 2026, answered rather than resolved; confirm it will take a Niles job, as its site does not name Michigan towns. We publish this because a ranking that only prints the flattering findings is an advertisement, not an assessment.
Verify the certification yourself on the GAF registry listing. The number carried on that listing is (574) 674-5165, which is the registry’s contact line and is often a directory tracking number rather than the contractor’s own: take the number from the company’s own website and compare the two.
3. Future Roofing & Construction: TRB Score 58.4
Future Roofing & Construction is based in Watervliet, MI, led by Ian Eberhard, owner, Not accredited; A+ rating; no complaints, and holds Certified standing on the GAF certification registry.
Certifications held: Certified (GAF), Owens Corning Preferred Contractor. Certification by more than one manufacturer is uncommon and requires meeting each programme’s separate standards for insurance, training and track record.

- Future Construction, also known as Future Roofing & Construction: A+ rating, not accredited; business started 1984; owner Ian Eberhard; no complaints.. BBB business profile
- Listed in Watervliet as an Owens Corning Preferred Contractor, membership 235609.. Owens Corning contractor locator
What they actually do. Residential and commercial reroofing, single-ply commercial roofing, gutters, siding, skylights, trim and fascia.
Why it ranks here. The only certified firm based in Berrien County, in Watervliet about 24 miles north of Niles, and the only one whose own service area names Berrien County outright. A veteran-owned family business now in its second generation, with a company licence since 2002 and its founder licensed since 1983. It holds Owens Corning Preferred status and does commercial single-ply work as well as homes. Its founding year conflicts (its site says 1980, BBB 1984), so we give none.
Best fit for: Homeowners anywhere in Berrien County who want a Michigan-based, long-licensed family firm.
What we would want clarified. It holds GAF’s entry Certified tier, is not BBB accredited, and is based at the far end of the county from Niles; ask about response times. We publish this because a ranking that only prints the flattering findings is an advertisement, not an assessment.
Verify the certification yourself on the GAF registry listing. The number carried on that listing is (269) 532-8108, which is the registry’s contact line and is often a directory tracking number rather than the contractor’s own: take the number from the company’s own website and compare the two.

The 90 wind reports that shape a Niles roof
Aggregate hail counts tell you very little about a specific roof. These are the individual events: every severe-weather report logged by the National Weather Service across the 1 county of the Niles, MI statistical area over ten years, with the dates, the stone sizes and the towns they landed on. Over that decade the metro logged 27 hail reports, 90 severe thunderstorm and high wind reports and 1 tornado. Reported property damage from hail, severe wind and tornado over that decade totalled $282,000; flood and winter-storm losses are counted separately and are not included.

The biggest hail to fall on Niles in a decade
| Date | Stone size | Reported near | County |
|---|---|---|---|
| 20 June 2021 | 2.0 in | Eau Claire | Berrien |
| 20 June 2021 | 1.5 in | Berrien Spgs | Berrien |
| 14 March 2019 | 1.25 in | Shoreham | Berrien |
| 14 March 2019 | 1.25 in | St Joseph | Berrien |
| 21 July 2022 | 1.25 in | St Joseph | Berrien |
| 1 March 2017 | 1.0 in | New Buffalo | Berrien |
The largest stone on record for this metro fell on 20 June 2021 near Eau Claire, measured at 2.0 inches. That is hen-egg sized. Two inches is the threshold at which insurers expect functional damage and full replacement claims.
Wind. The strongest thunderstorm gust logged in the metro was 68 knots, about 78 mph, near Berrien on 30 March 2025. Asphalt shingles begin lifting at roughly 67 mph when they are correctly nailed, and considerably below that when they are not.
Tornadoes. 1 tornado touched down in these counties over the decade, the strongest rated EF1 near Niles on 28 February 2017.
What the National Weather Service wrote about it
The NWS logs a written account of each severe-weather episode. This is its description of the 30 March 2025 event near Berrien, reproduced verbatim:
A cold front pushed into the area during the afternoon and evening hours, interacting with decent shear and MLCAPE to allow for numerous thunderstorm development. Pockets of damaging winds occurred along with a total of six confirmed tornadoes (three in far southern Lower Michigan and three in northern Indiana).
That account is the design case for a roof here, and it comes from the agency that recorded it rather than by a contractor selling the repair.
When it happens. Severe weather reports cluster in August (31), June (25), March (16). The worst years on record were 2021 (26), 2022 (17), 2020 (15). If you are scheduling non-urgent work in Niles, the months outside that window are when crews are least stretched and least likely to be triaging emergency callouts ahead of your job.
Source: NOAA National Centers for Environmental Information, Storm Events Database, county-level detail files 2016 to 2025, filtered to the counties of this statistical area by The Roofing Brief. Damage figures are as reported to the NWS and undercount insured losses.
What to do with this. Hail is not the governing risk in Niles. Weight your decision toward wind rating, ventilation and flashing detail rather than paying extra for impact-rated shingles.
Indiana roofers, Michigan rules
Three of the four certified roofers in our Niles pool are based in Indiana, two in Mishawaka and one in Osceola, a few miles over the line. Only one, Future Roofing & Construction in Watervliet, is based in Berrien County.
Crossing the line changes the rules. Indiana licenses no roofers at state level, but Michigan requires a licence for any residential job of $600 or more, a passed state exam, and a place of business in Michigan. An Indiana roofer cannot simply drive over and work: it needs its own Michigan licence, and the company itself must hold it, not just its owner.
Two of the Indiana firms do. A&M Home Services holds a Michigan Maintenance and Alteration licence for roofing, gutters and basement waterproofing since 2015, and Advanced Roofing & Home Improvement one for roofing since 2021, both listed at an Edwardsburg address in Cass County. The third, Granger Roofing Construction, has no Michigan builder or roofing licence for the company or its president, and serves only Indiana counties, so it is excluded here though it ranks on our Elkhart page.
The penalty for getting this wrong falls on the contractor but affects you: unlicensed residential work carries a fine of $5,000 to $25,000, and an unlicensed roofer cannot sue you for payment or lien your home. Niles’s own building office warns that unlicensed contractors will ask homeowners to pull the permit themselves.
Niles has its own storm reminder. On 28 February 2017 an EF1 tornado touched down near Eastside Elementary School and caused minor to significant damage to homes across about five blocks of downtown, with large trees down on houses and cars. So whichever side of the line your roofer comes from, ask for its Michigan company licence number, check it on the state register, and make sure the roofer, not you, pulls the permit.

What to verify before a Niles contractor starts
Licensing is required in MI. Michigan requires a licence from the Department of Licensing and Regulatory Affairs for any residential construction, alteration or repair with an aggregate contract price of $600 or more. Roofers may hold either a Residential Builder licence, which covers roofing, or a Maintenance and Alteration Contractor licence with the roofing classification. Contracting without a licence for residential work is a misdemeanour carrying a fine of $5,000 to $25,000 and up to a year in jail for a first offence (MCL 339.601(6)).
Applicants must complete a 60-hour state-approved prelicensure course and pass the state licensing exam. A Maintenance and Alteration licence is limited to the trade classifications its holder has passed, such as roofing; a Residential Builder licence covers residential construction as a whole.
Check here: Michigan LARA builder and M&A licence lookup. The $600 threshold means anyone contracting directly with a homeowner to reroof needs a licence. The exemptions are narrow: owners working on their own home or maintaining their own rental property, and crews working solely under contract to a licensed builder. A company must hold its own licence through a qualifying officer, so look up the business name, not just the owner’s individual licence, and check that it is active and, for a Maintenance and Alteration licence, that it carries the roofing classification.
Four checks to run before you sign anything, in any state.
- Verify certification at the source. Use the GAF verification tool rather than trusting a badge image on a company website.
- Get the certificate of insurance from the insurer, not the contractor, and confirm general liability and workers compensation are both active on the day work starts.
- Confirm who pulls the permit. If a contractor asks you to pull it as the homeowner, that moves liability onto you. Decline.
- Get warranty terms in writing before any deposit, and check the manufacturer warranty being promised actually requires the certification tier the contractor holds.
The shape of the Niles contractor market
3 certified roofing contractors serve the principal cities of the Niles, MI statistical area, of which 1 hold the top President’s Club tier. The pool carries 306 customer reviews between them at a mean rating of 4.75. The statistical area had a 2024 population of 152,703, a change of -1.19% against the 2020 census base, per the U.S. Census Bureau Vintage 2024 estimates.

How these Niles rankings were produced
Every contractor in the Niles, MI pool was scored out of 100 on four published components: certification tier, a Bayesian adjusted rating, review depth and distance from the metro centre. In this metro that meant scoring 3 certified contractors, of whom 1 hold President’s Club standing and 1 Master Elite, against a metro mean rating of 4.75. The top three were then researched individually against Better Business Bureau records, state licence registers and manufacturer directories. Anything unflattering that research surfaced appears above alongside the rest, and no company bought its position.
Set aside in Niles. A contractor that would otherwise have scored into the top three was removed for the reason stated. The score is computed from public data, but where the research pass finds evidence undermining an input to that score, the score is set aside.
- Granger Roofing Construction, which scored 60.3: Excluded on licence and service area. Michigan requires a licence for any residential roofing job of $600 or more, and we found no Michigan builder or roofing licence for the company or its president; its BBB file and website list only Elkhart, St. Joseph and Marshall counties in Indiana. It is ranked on our Elkhart page, where Indiana’s rules apply.
The full method, the weightings, what the GAF certification tiers actually mean, who is eligible to be ranked and what we do not claim are all set out on our roofer ranking methodology page. Questions Niles homeowners ask
Who is the best roofer in Niles, MI?
A&M Home Services of Mishawaka, IN scores highest in the Niles metro on The Roofing Brief Contractor Score, at 83.5 out of 100 as of October 2026. It holds Master Elite certification with a 5.0 rating across 145 reviews. Highest-scoring is not the same as best fit for your specific job, and the two companies behind it score within 25.1 points.
How many certified roofing contractors serve Niles?
3 contractors on the GAF certification registry serve the principal cities of the Niles, MI statistical area as of October 2026, of which 1 hold President’s Club status.
How much damaging hail does Niles get?
The Niles, MI statistical area recorded 19 hail reports of 1 inch or larger and 1 of 2 inches or larger between 2016 and 2025 in the NOAA Storm Events Database. The largest hailstone reported measured 2.0 inches.
Did any contractor pay to appear on this list?
No. The Roofing Brief takes no placement fees, no lead fees and no affiliate commission from any roofing contractor. Ranking comes entirely from the published formula applied to public registry data, followed by an individual research pass on the top three.
What was the worst hailstorm in Niles in the last ten years?
The largest hailstone logged by the National Weather Service in the Niles, MI statistical area between 2016 and 2025 measured 2.0 inches, reported near Eau Claire on 20 June 2021. That is hen-egg sized. Two inches is the threshold at which insurers expect functional damage and full replacement claims. Across the decade the metro recorded 27 hail reports. Reported property damage from hail, severe wind and tornado over that decade totalled $282,000; flood and winter-storm losses are counted separately and are not included.
When is the worst time of year for roof damage in Niles?
Severe-weather reports in the Niles, MI statistical area cluster in August, June, March, on the NOAA record for 2016 to 2025. Booking non-urgent roof work outside those months usually means shorter lead times, because local crews are not simultaneously triaging storm callouts.
Do roofers need a licence in MI?
What should I check before hiring a roofer in Niles?
The $600 threshold means anyone contracting directly with a homeowner to reroof needs a licence. The exemptions are narrow: owners working on their own home or maintaining their own rental property, and crews working solely under contract to a licensed builder. A company must hold its own licence through a qualifying officer, so look up the business name, not just the owner’s individual licence, and check that it is active and, for a Maintenance and Alteration licence, that it carries the roofing classification.
Indiana roofers, Michigan rules?
Three of the four certified roofers in our Niles pool are based in Indiana, two in Mishawaka and one in Osceola, a few miles over the line. Only one, Future Roofing & Construction in Watervliet, is based in Berrien County.
Is Niles a hard market to find a good roofer in?
Niles sits on the Indiana line, and most of the certified roofers who work there are based across it in Mishawaka and Osceola. Michigan’s rules follow them over the border: a Michigan licence for any job of $600 or more, a state exam, and a place of business in Michigan. One Indiana firm has none of that and is excluded. Berrien County roofs also carry 50 pounds per square foot of lake-effect snow, and in 2017 an EF1 tornado damaged homes across five blocks of downtown Niles. Three certified roofers with Michigan licences are ranked.
Is wind or hail the bigger risk to a roof in Niles?
Wind, by a wide margin. The Niles, MI statistical area logged 90 severe thunderstorm and high wind reports against 19 hail reports of an inch or more between 2016 and 2025. Wind damage shows up at the rake, ridge and edge rather than across the field of the roof, so the fastening schedule and edge detail matter more here than the impact rating of the shingle.
Why is Granger Roofing Construction not on this list?
Excluded on licence and service area. Michigan requires a licence for any residential roofing job of $600 or more, and we found no Michigan builder or roofing licence for the company or its president; its BBB file and website list only Elkhart, St. Joseph and Marshall counties in Indiana. It is ranked on our Elkhart page, where Indiana’s rules apply..
