Henry Roof Coating Review (2026): Every Line, Spec and Price Compared

By The Roofing Brief Team · Last reviewed: October 2026

The best Henry roof coating for most homes is 887 Tropi-Cool silicone on low-slope roofs where water stands longer than 48 hours, and 817 Roof Guard or 587 Dura-Brite acrylic on roofs that drain. Henry’s June 2024 retail product catalog lists 14 roof coatings in five chemistries, and the data sheets for eight of them (887, 817, 687, 587, 287, 555, 869 and 201) say they are not recommended over shingles of any kind.

Henry has been part of Carlisle Companies since September 1, 2021, when Carlisle completed the purchase it had announced for $1.575 billion in cash in a July 19, 2021 release. Every spec below comes from Henry’s own technical data sheets (TDS) and warranty forms, and every price is a dated retailer listing.

Who makes Henry roof coating, and what is in the line?

Henry roof coating is made by Henry Company, which Carlisle Companies owns through Carlisle Weatherproofing Technologies, according to the last page of Henry’s 2024 retail catalog. The 2026 Tropi-Cool warranty form lists the company address as 336 Coldstream Road, Kimberton, Pennsylvania, and describes Henry as having more than 80 years in roofing.

Unlabeled five-gallon pails of white roof coating with a roller and tray on a flat gray roof
Henry sells its retail roof coatings in 0.90, 4.75 and 55 gallon sizes, per its June 2024 catalog.

The retail line sold at Home Depot, Lowe’s and hardware stores is separate from the Pro-Grade line sold through roofing distributors. Pro-Grade 988 Silicone is the contractor counterpart to Tropi-Cool 887: same 22 mil minimum, 5 and 55 gallon packaging only, and a system warranty program for authorized contractors.

Specs from Henry’s technical data sheets

Volume solids decide how much coating stays on the roof after the water or carrier evaporates, and solar reflectance (SR) decides how much sunlight bounces off. The table lists each rated Henry coating with its Cool Roof Rating Council (CRRC) product ID, so any figure can be checked in the CRRC Rated Products Directory.

The aged numbers separate the white acrylics more than the initial ones do. 287 Solar-Flex and 687 Enviro-White both start at 0.86 solar reflectance, but after 3 years of CRRC field exposure 687 holds 0.80 and 287 drops to 0.72, which is the measurable effect of the dirt pick-up resistant formula in 687.

Volume solids explain the coat counts. Tropi-Cool 887 is 91% solids, so almost all of the 1.5 gallons stays on the roof as film, while 287 at 38% solids loses 62% of its wet volume as water. 817 Roof Guard also passes ASTM D7281 water migration resistance, the ponding-water test that 587, 687 and 287 do not list.

How many mils does each coat leave?

One gallon is 231 cubic inches and 100 sq ft is 14,400 square inches, so 1 gallon per 100 sq ft lays down 0.0160 in, or 16.0 wet mils. Multiply wet mils by volume solids to get dry film thickness (DFT). The roof coating mil thickness chart covers the same method for other brands.

Product Rate per coat (gal/100 sq ft) Coats Wet mils per coat Volume solids Dry mils per coat Total DFT Henry’s stated minimum

Roofing Brief calculation from the volume solids minimums on each TDS, smooth surfaces, no loss from spraying. One coat of 887 at 21.9 dry mils equals about 2.8 coats of 587 at 7.7 mils each, which is why Henry can sell 887 as a one-coat product and still match the 22 mil build that GacoRoof reaches only in two coats.

Henry roof coating price and cost per 100 sq ft

Henry roof coating prices on October 19, 2026 ran from $36.97 for a 0.90 gallon can of 812 RoofSaver to $369.00 for a 4.75 gallon pail of 887 Tropi-Cool at Home Depot. In the largest retail size, material per 100 sq ft runs from $14.03 (201 Fibered Black) to $116.53 (887), because coverage ranges from about 33 sq ft per gallon (107 emulsion) to about 222 sq ft per gallon (812 on smooth shingles).

Prices are listings captured from Google Shopping and retailer pages on October 19, 2026; shelf prices change by store, week and promotion, and the Home Depot 587 listing showed $98.10 each when buying 8 or more. Material cost per 100 sq ft is a Roofing Brief calculation: price per gallon times Henry’s smooth-surface rate.

The “1 gallon” Henry can holds 0.90 gallon. At 1.5 gallons per 100 sq ft, one 0.90 gallon can of 887 covers 60 sq ft, which makes the small can $143.33 per gallon against $77.68 in the 4.75 gallon pail. Three small cans (180 sq ft, $387.00) already cost more than one 4.75 gallon pail ($369.00), which covers about 317 sq ft.

Black and clear Henry roof coatings sit at the bottom of the price table. 201 Fibered Black costs $14.03 to $18.70 per 100 sq ft but is limited to slopes of 2:12 or less per its TDS, and 812 RoofSaver Clear is a shingle sealer, not a waterproof membrane. For contractor-installed pricing by chemistry, see roof coating types and cost.

Worked example: coating a 1,000 sq ft low-slope roof

A 20 ft by 50 ft low-slope roof (1,000 sq ft) shows how pail counts round up. The table uses Henry’s smooth-surface rates and the October 19, 2026 prices above, with no allowance for waste or rough surfaces.

587 Dura-Brite 20.0 5 x 4.75 gal $545.00 289 sealant and 296 ElastoTape; 176 PondPatch where water ponds
287 Solar-Flex 20.0 5 x 4.75 gal $474.95 Do not use on any area that ponds
555 Fibered Aluminum 12.5 to 20.0 3 to 5 x 4.75 gal $327.00 to $545.00 Mastic repairs must cure 30 days before coating

Rough or porous surfaces change the acrylic math. Henry’s 587 TDS raises the rate to 1.5 gallons per 100 sq ft per coat on rough surfaces, so the same roof needs 30 gallons, or 7 pails of 587 at $763.00. The silicone rate does not change on the TDS, but Henry notes that steep, rough or aged surfaces may need additional coats.

Henry warranty terms, compared

Henry’s lifetime limited warranty on 887 Tropi-Cool replaces defective product “during the life of the existing roof” and pays nothing toward labor. To qualify, the owner must install at least one Henry Tropi-Cool silicone sealant with the coating and email the registration form to henry-warranty@carlisle.com with proof of purchase, according to the Tropi-Cool warranty form dated 08/26.

The Pro-Grade Gold Seal fee on Henry’s program sheet is $0.06 per sq ft with a $900 minimum for 10 years, $0.08 with a $1,200 minimum for 15 years and $0.10 with a $1,500 minimum for 20 years; Material Plus carries no fee. On a 20,000 sq ft roof, a 15-year Gold Seal works out to $1,600 (Roofing Brief calculation). The comparison of coating against tear-off is in roof coating vs replacement.

Which roofs can each Henry coating go on?

Substrate rules are the most common reason a Henry roof coating fails or loses its warranty. The matrix below copies the “usage” and “not intended for” lines of each TDS; “not listed” means the sheet neither approves nor excludes that roof. The sharpest split: the 887 TDS approves EPDM, TPO and PVC, while the 587 TDS excludes rubber and PVC sheet roofs.

How to apply Henry roof coating, step by step

The sequence below combines the 887 Tropi-Cool TDS, Henry’s 887HS adhesion test bulletin (effective 05/01/2015) and the acrylic data sheets. Each step carries the quantity, time or setting Henry specifies.

Worker seen from behind rolling white silicone coating onto a gray low-slope roof
Henry’s 887 data sheet calls for one coat at 1.5 gallons per 100 sq ft, for at least 22 dry mils.
  1. Run adhesion tests for 887: a minimum of 3 tests per 10,000 sq ft of field, plus worn spots, each change of membrane, shaded areas and areas that pond. Embed three 1 in by 6 in strips of 296 ElastoTape or 195 polyester between two coats at about 1.5 gal per 100 sq ft, wait 72 hours, and pull; each strip needs at least 2 lb of pull or the roof needs a primer.
  2. Wash the roof with a non-filming detergent such as TSP or TSP substitute, scrub greasy spots with a stiff broom, and treat algae or moss with a 50:50 mix of liquid chlorine bleach and water left on for 15 to 20 minutes, then rinse at low pressure.
  3. Let the roof dry completely, then blow or sweep off dust. Acrylics tolerate a slightly damp surface per the 587 TDS; 887, 555 and 869 need a dry one (damp aluminum turns brown, per the 869 TDS).
  4. Repair splits, blisters and flashing. Under 887, seal penetrations, curbs and seams with 884 or 885 Tropi-Cool sealant, which also satisfies the lifetime warranty sealant rule. Under acrylics, embed 296 ElastoTape between two heavy coats of 289 White Roofing Sealant.
  5. Deal with ponding: 587 and 687 resist ponding for up to 48 hours and 287 not at all, so fill low spots with 176 PondPatch or use 887 or 817, which list permanent ponding resistance.
  6. Mix 887 with a drill and a paddle at least 3 in in diameter for 1 and 5 gallon pails, and keep the lid on between loads because the moisture-cure silicone skins once opened. Do not thin any Henry coating.
  7. Apply 887 in one coat at a minimum of 1.5 gal per 100 sq ft (22 dry mils) with a 1/2 to 1 in nap lint-free roller, brush or an airless rig rated at least 3,500 psi at the tip, 3 gal per minute, 0.030 in tip and 50 degree fan.
  8. Apply acrylics in two coats of 1 gal per 100 sq ft each (1.5 gal on rough surfaces), the second at right angles to the first, finishing at least 2 hours before nightfall.
  9. Register the warranty: for 887, email the form, proof of purchase and the number of coating and sealant units to henry-warranty@carlisle.com using the Tropi-Cool registration form, and keep a copy.

The 887 TDS also warns that silicone-coated surfaces are “extremely slippery” and can cause fatal falls, so plan roof access, fall protection and footwear before the first coat goes down.

What are the disadvantages of Henry roof coatings?

Henry’s own data sheets document the trade-offs, so each limit below is the maker’s statement, not a user complaint.

  • Silicone commits the roof to silicone: the 587, 687, 287, 555 and 869 sheets all exclude silicone-coated roofs, and the 887 warranty is void if the coating is covered with anything other than 887 or approved products.
  • Acrylics have a 48-hour ponding limit on 587 and 687, and 287 Solar-Flex must not be used on surfaces that pond at all.
  • White acrylics lose reflectance: 587 drops from 0.84 to 0.73 and 287 from 0.86 to 0.72 after 3 years, per CRRC values on the TDS.
  • No Henry waterproofing coating is approved over shingles; 812 RoofSaver is for shingles but “not intended to repair leaks or to waterproof.”
  • Every Henry retail warranty covers replacement product only, with no labor. The 887 lifetime term ends with “the life of the existing roof,” and the substrate must be structurally sound when coated.
  • Solvent products 555, 869 and 201 require closing rooftop air intakes until solvents dissipate; 201 lists a 250 g/l VOC maximum.

Is Henry Tropi-Cool silicone roof coating good?

Henry 887 Tropi-Cool carries more third-party listings than any other Henry retail coating: ENERGY STAR certification, CRRC ID 0620-0038, Florida Product Approval FL 17412.1, 17431.3 and 17431.4, Miami-Dade NOA 14-1217.01 to 14-1217.03, UL Classified external fire exposure, FM Approval and NSF Protocol P151 for rainwater catchment, per the 887 TDS.

On the Home Depot listing for the 4.75 gallon pail, the average rating was 4.6 out of 5 across about 1,900 ratings on October 19, 2026. The two practical limits are price, at $77.68 per gallon against $22.95 for 587, and the silicone-only recoat rule. For brand-against-brand silicone picks, see the best silicone roof coatings.

Henry vs GacoRoof, Kool Seal and Gardner

GacoRoof GR1600, Kool Seal Premium 10 Year (KS0063600) and Gardner Sta-Kool+ 10YR Pro (SK-7805) compete with Henry roof coating on the same retail shelves, and the comparison below uses only their makers’ own documents.

The arithmetic difference is film per gallon. At 91% solids, 887 builds 21.9 dry mils from 1.5 gallons, while GacoRoof at 69% solids needs about 2 gallons in two coats to reach its 22 mil build, so a cheaper silicone per gallon can end up costing as much per 100 sq ft. Acrylic alternatives are ranked in the best elastomeric roof coatings.

The cost-per-warranty-year figure is a Roofing Brief calculation: material cost per 100 sq ft divided by warranty years. It ignores labor, which is the larger share of a hired job, and it does not apply to the lifetime products because their term ends with the existing roof. For roofs that already pond badly, read how to fix ponding water on a flat roof before buying any coating.

Frequently asked questions

Which Henry roof coating is best?

For a low-slope roof that holds water longer than 48 hours, Henry 887 Tropi-Cool silicone is the best fit: one 1.5 gallon per 100 sq ft coat builds about 22 dry mils and it carries a lifetime limited warranty. For a roof that drains, 817 Roof Guard (25-year limited warranty) or 587 Dura-Brite (10-year, about $46 of material per 100 sq ft) cost less.

Is Henry silicone roof coating good?

Henry 887 Tropi-Cool lists ENERGY STAR certification, CRRC product ID 0620-0038, Florida Product Approval FL 17412.1, Miami-Dade NOA 14-1217.01, UL Classified fire exposure, FM Approval and NSF Protocol P151 on its data sheet. It reaches 22 dry mils in one coat, is rain-safe in 15 minutes and has 150% minimum elongation. Its main limits: it is slippery and only silicone sticks to it later.

What is the best way to apply Henry roof coating?

Clean the roof with a TSP-type detergent, treat algae with a 50:50 bleach and water mix for 15 to 20 minutes, let it dry, seal seams and penetrations, then apply. Tropi-Cool 887 goes on in one coat at 1.5 gallons per 100 sq ft with a 1/2 to 1 in nap roller. Henry acrylics such as 587 go on in two coats at 1 gallon per 100 sq ft each, the second at right angles.

What are the disadvantages of roof coatings?

Henry’s own data sheets list the trade-offs: silicone 887 is extremely slippery and later coats must be silicone, acrylics 587 and 687 resist ponding water for only 48 hours, 287 must not be used where water ponds, white acrylic reflectance falls from 0.84 to 0.73 after 3 years on 587, and no Henry coating except 812 RoofSaver is meant for shingles. Warranties replace product only, not labor.

How long does Henry roof coating last?

Henry publishes warranty terms, not service-life estimates. The 887 Tropi-Cool family and Pro-Grade 988 carry lifetime limited warranties that cover replacement product during the life of the existing roof, 817 Roof Guard carries 25 years, 687 and 869 carry 12, 587 carries 10, and 287, 288, 555 and 558 carry 7. 812 RoofSaver is warranted for 5 years from purchase.

How long does it take Henry roof coating to dry?

Henry 887 Tropi-Cool is rain-safe in 15 minutes, tack-free in 1 to 2 hours and cured in 2 to 6 hours. The acrylics (587, 687, 817, 287) need no rain and no temperature below 50 degrees F for 12 hours and at least 2 hours of drying before nightfall. 201 Fibered Black needs 24 to 48 rain-free hours and 3 to 4 months of cure before an aluminum topcoat.

How much does Henry roof coating cost?

On October 19, 2026, Home Depot listed 887 Tropi-Cool at $369.00 per 4.75 gallon pail and 587 Dura-Brite at $109.00. At Henry’s coverage rates that is about $116.53 of material per 100 sq ft for one coat of 887 and $45.89 for two coats of 587. A 1,000 sq ft roof works out to roughly $545 in 587 or $1,236 in 887, before tools, sealant and labor.

Can you put Henry roof coating on shingles?

Not the waterproofing coatings. The data sheets for 887, 817, 687, 587, 287, 555, 869 and 201 all say they are not recommended over shingles. Henry 812 RoofSaver Clear Sealer is the one Henry product made for asphalt and fiberglass shingles: it covers about 200 sq ft per 0.90 gallon container on smooth surfaces, carries a 5-year warranty and is not intended to stop leaks.
