Johns Manville roofing is a commercial low-slope line of TPO, PVC and EPDM single-ply membranes, SBS and APP modified bitumen, built-up roofing (BUR) and ENRGY 3 polyiso insulation, made by Denver-based Johns Manville (JM), a Berkshire Hathaway company since 2001. JM sells through roofing distributors, only JM-approved contractors can install a guaranteed roof, and its Peak Advantage guarantees run 5 to 30 years with No Dollar Limit (NDL) coverage on every single-ply and multi-ply system, per JM’s guarantee charge sheets.
Product, guarantee and company figures on this page come from dated JM documents: selector guides, data sheets, the guarantee charge sheets RS-1668 to RS-1673, the rider price list RS-1691 (10-25) and the specimen guarantee. JM does not sell residential shingles and does not publish installed prices, so the cost section uses our 2026 Roofing Cost Report ranges and shows the arithmetic.

Who owns Johns Manville, and is it still in business?
Johns Manville is still in business and is a wholly owned subsidiary of Berkshire Hathaway. Berkshire agreed on December 20, 2000 to buy all JM shares for $13.00 each in cash, and the announcement notes that the Manville Personal Injury Settlement Trust owned about 76 percent of JM’s stock and agreed to tender it. JM’s own footer reads “A Berkshire Hathaway Company”, and its locations page lists a Denver head office plus 44 plants.
John Vasuta became President and CEO on August 1, 2026, replacing the retiring Bob Wamboldt, according to JM’s May 19, 2026 release. Vasuta joined JM in 2019 to run Engineered Products and earlier was President of Firestone Building Products International at Bridgestone. JM’s governance page names Greg Clarke as Chairman.
What happened to Johns Manville?
For much of the 20th century Johns-Manville led the world in asbestos-containing products, including asbestos roofing shingles and asbestos-cement pipe, per the company history on Wikipedia. Facing asbestos injury claims, the company filed for Chapter 11 in 1982, emerged in 1988 as Manville Corporation, and gave majority ownership to the Manville Personal Injury Settlement Trust, which still pays claims. It took back the Johns Manville name in 1997 and joined Berkshire in 2001; the Berkshire release confirms the Trust’s 76 percent stake at the time of sale.
If an older building still carries original Johns-Manville asbestos-cement shingles or felts, the US EPA’s asbestos guidance says material in good condition is best left undisturbed and that suspect material should be sampled by a trained, accredited professional before any repair or tear-off. State rules on removal and disposal apply on top of that.
What roofing products does Johns Manville make?
JM’s Commercial Roofing catalog covers seven membrane families plus the insulation, cover boards, adhesives, fasteners and edge metal that complete a guaranteed system. The table lists each family with its named JM products, the ASTM standard JM cites in its selector guides, and the longest Peak Advantage term JM’s current charge sheets show.

JM TPO: thicknesses, MIN sheets, rolls and weights
JM TPO is polyester-reinforced and made in Scottsboro, Alabama, per the JM TPO 60 mil data sheet (RS-8633). JM rolls run 5, 6, 8, 10 and 12 ft wide by 100 ft long in 45 and 60 mil, so a 12 ft roll covers 1,200 sq ft gross. White 60 mil lists a CRRC initial reflectance of 0.77 (0.70 aged three years) and an SRI of 95 initial and 85 aged.
The MIN sheets are the detail most owners miss. ASTM D6878 lets a nominal sheet run plus or minus 10 percent, so a conforming “60 mil” roll can measure 54 mil; JM’s own 60 mil data sheet prints that plus or minus 10 percent rule. JM’s 60 mil MIN data sheet (RS-8687) lists 0.060 in as a minimum (0.062 in tested). The standard 60 mil sheet lists 0.027 in over the scrim against an ASTM floor of 0.015 in.
| JM TPO product | Weight, lb per sq ft | Roll sizes (gross coverage) | Max Peak Advantage term | Source |
|---|---|---|---|---|
| TPO 45 mil | 0.30 | 5 to 12 ft x 100 ft (500 to 1,200 sq ft) | 15 yr | RS-9417, RS-1668 |
| TPO 60 mil | 0.36 | 5 to 12 ft x 100 ft (500 to 1,200 sq ft) | 20 yr | Same |
| TPO 60 mil MIN | 0.40 | 5 to 12 ft x 100 ft, white only | 20 yr | RS-8687 |
| TPO 80 mil | 0.50 | Up to 12 ft x 75 ft (900 sq ft) | 30 yr | RS-8401, RS-1668 |
| TPO-SA 60 mil (self-adhered) | 0.44 | 10 ft x 100 ft | 20 yr | RS-8401, RS-1668 |
| TPO FB 115 / FB 135 | 0.39 / 0.57 | 10 x 100 ft / 10 x 50 ft | 20 yr / 30 yr | RS-9417, RS-1668 |
| TPO FB 150 / FB 175 (hot asphalt) | 0.47 / 0.60 | 10 x 75 ft / 10 x 50 ft | 20 yr / 30 yr | Same |
For hail, JM’s sell sheet RS-7889 describes a 60 mil TPO assembly over DensDeck StormX Prime cover board that meets FM Global’s Very Severe Hail rating, which covers hail larger than 2 in, and lists FM RoofNav assembly numbers 467070-0-0, 467075-0-0 and 467080-0-0 by adhesive type.
JM PVC and JM EPDM
JM PVC is built with Dow Elvaloy KEE polymer, which JM says adds resistance to oils, fuels and chemicals, and comes in 50, 60 and 80 mil, plus 60 and 72 mil MIN sheets, per the PVC selector guide (RS-8305, 4-24). Colors run White, Grey, Grey ES, Charcoal, Sandstone and Sandstone ES, though JM notes not every color is stocked in every roll size.
| Product | Thicknesses | Weight, lb per sq ft | Max adhered NDL term | Source |
|---|---|---|---|---|
| JM PVC (KEE) | 50 / 60 / 80 mil | 0.34 / 0.40 / 0.54 | 20 / 25 / 30 yr | RS-9417, RS-1669 |
| JM PVC 72 mil MIN | 72 mil minimum | 0.53 | 25 yr | Same |
| JM PVC SD Plus | 50 / 60 / 80 mil | 0.35 / 0.43 / 0.57 | 15 / 20 / 30 yr | Same |
| JM PVC FB (3.8 oz fleece) | 60 / 72 MIN / 80 mil | 0.42 / n.a. / 0.56 | 25 / 25 / 30 yr | Same |
| JM EPDM NR (non-reinforced) | 45 / 60 / 90 mil | 0.30 / 0.40 / 0.58 | 15 / 25 yr adhered; 60 mil to 30 yr ballasted | RS-8501, RS-1670 |
| JM EPDM R (1,000+ denier polyester) | 60 / 75 mil | 0.36 / 0.45 | 25 / 30 yr | Same |
JM EPDM NR ships in widths up to 40 ft by 100 ft (4,000 sq ft) in 45 and 60 mil, while 90 mil comes only as 10 ft by 100 ft, per RS-8501. Our EPDM thickness comparison sets these JM terms beside Carlisle’s and Elevate’s.
SBS, APP and built-up roofing (BUR)
JM’s bituminous line is the older half of the business. The SBS selector guide (RS-4923, 8-22) lists more than 50 SBS rolls, from DynaBase base sheet (148.2 sq ft per roll, 83 lb) to DynaLastic 250 FR cap (95.8 sq ft, 115 lb), and the BUR guide (RS-2015) lists GlasPly IV and GlasPly Premier ply sheets at 531 sq ft per roll.
The BUR guarantee charge sheet RS-1671 (5-25) ties term to ply count: with a GlasKap cap sheet, 2 plies qualify for 10 years, 3 plies for 15 or 20 years and 4 plies for 25 years; with hot asphalt and gravel, each term needs one more ply. Our BUR vs single-ply comparison covers the system choice.
ENRGY 3 polyiso and cover boards
ENRGY 3 is JM’s polyiso roof insulation, rated to ASTM C1289 Type II, in 20 psi and 25 psi grades. Its data sheet (RS-5137, 2-24) lists long-term thermal resistance (LTTR, CAN/ULC S770 at 75 degrees F) from R-5.7 at 1.0 in to R-26.8 at 4.5 in, and six producing plants: Bremen IN, Cornwall ON, Fernley NV, Hazleton PA, Jacksonville FL and Hillsboro TX.
| ENRGY 3 thickness | LTTR R-value | Nominal weight, lb per sq ft | Boards per pallet | Source |
|---|---|---|---|---|
| 1.0 in | R-5.7 | 0.22 | 48 | RS-5137, RS-9417 |
| 2.0 in | R-11.4 | 0.36 | 24 | Same |
| 2.6 in | R-15.0 | 0.45 | 18 | Same |
| 3.0 in | R-17.4 | 0.50 | 16 | Same |
| 4.0 in | R-23.6 | 0.64 | 12 | Same |
| 4.5 in | R-26.8 | 0.72 | 10 | Same |
Worked example: two staggered layers of 2.6 in ENRGY 3 give R-30.0 LTTR (15.0 plus 15.0) at 5.2 in and 0.90 lb per sq ft, while a single 4.5 in board stops at R-26.8. Add ProtectoR HD cover board (0.37 lb per sq ft) and 60 mil JM TPO (0.36) and the assembly weighs about 1.63 lb per sq ft, or about 32,600 lb on a 20,000 sq ft roof, per the RS-9417 weight chart.
Does Johns Manville make roofing shingles?
No. Johns Manville does not sell asphalt shingles today. It sells Evalith fiberglass mat, the reinforcing core that shingle manufacturers coat with asphalt, through its Engineered Products business, per JM’s fiberglass mat for roofing shingles page. The “Johns Manville shingles” in search results are mostly vintage Johns-Manville asbestos-cement shingles and catalogs from the 1930s to 1950s.
How does the JM Peak Advantage guarantee work?
A JM Peak Advantage guarantee is a system guarantee between JM and the building owner: JM pays for the materials and labor it judges reasonably required to return the roof to a watertight condition when leaks come from wear and tear, defects in JM materials, or the approved contractor’s workmanship in applying them, per the specimen guarantee. All JM single-ply and multi-ply guarantees are No Dollar Limit, and NDL guarantees must be issued within 6 months of substantial completion (RS-1668).
Guarantee charges by term
JM charges per roofing square (100 sq ft) with a minimum per project. Charges are identical across TPO, PVC and EPDM, and higher for multi-ply systems, per RS-1668, RS-1673 and RS-1671 (all effective May 1, 2025).
| Term | Single-ply (TPO, PVC, EPDM) | SBS modified bitumen | BUR (asphalt-applied) | Squares where minimum stops applying |
|---|---|---|---|---|
| 5 yr | $4/sq, $350 min | Not offered | Not offered | 88 sq (single-ply) |
| 10 yr | $4/sq, $400 min | $5/sq, $750 min | $8.50/sq, $750 min | 100 / 150 / 89 sq |
| 15 yr | $7/sq, $700 min | $8/sq, $1,000 min | $12.50/sq, $1,000 min | 100 / 125 / 80 sq |
| 20 yr | $10/sq, $1,000 min | $10/sq, $1,500 min | $17/sq, $1,500 min | 100 / 150 / 89 sq |
| 25 yr | $12/sq, $1,200 min | $14/sq, $2,000 min | $20/sq, $2,000 min | 100 / 143 / 100 sq |
| 30 yr | $15/sq, $1,500 min | $17/sq, $2,500 min | Not offered | 100 / 148 sq |
The last column is Roofing Brief arithmetic (minimum divided by rate). On a single-ply roof under about 100 squares (10,000 sq ft), the project minimum, not the per-square rate, sets the charge. A 3,000 sq ft (30 square) TPO roof with a 20-year guarantee pays the $1,000 minimum, which works out to $33.33 per square instead of $10.
Wind, hail and other riders
The specimen guarantee excludes leaks from hail, lightning, hurricanes, tornados and wind speeds above 55 mph. JM sells riders that add coverage back, priced on RS-1691 (effective October 20, 2025), and every rider must be approved by JM Technical Services in advance.
| Rider | Coverage level | Price per square | Minimum | Source |
|---|---|---|---|---|
| Wind | Up to 72 mph | No cost | None | RS-1691 |
| Wind | 73 to 80 / 81 to 90 / 91 to 100 mph | $1 / $2 / $3 | $100 / $200 / $300 | Same |
| Wind | 101 to 110 / 111 to 120 mph | $4 / $5 | $400 / $500 | Same |
| Hail | 1 / 1.5 / 2 / 2.5 / 3 in diameter | $1 / $1.50 / $2 / $2.50 / $3 | $100 to $300 | Same |
| Accidental puncture | 8 / 16 / 32 hours per year | $1 / $2 / $4 | $100 / $200 / $400 | Same |
| Ponding water; lightweight insulating concrete (LWIC) | Per rider | $2 each | $200 each | Same |
| Blister | Per rider | $3 | $300 | Same |
| Overburden (pavers, green roof) | Per rider | $25 | $2,500 | Same |
| Sheet metal | Per linear foot | $2 per LF (waived for Summit and Pinnacle contractors) | None | Same |
What the guarantee excludes
Beyond storms, the specimen guarantee excludes non-JM metal and components, building movement, improper drainage, design defects, changes or penetrations not approved in writing (including solar and vegetative overlays), and the pre-existing roof under a recover. Leaks must be reported to JM Owner Services within 30 days of discovery, and the owner pays investigation costs when a reported leak turns out to fall outside coverage.
Transfers are discretionary. JM’s current PVC charge sheet RS-1669 (6-26) lists a guarantee transfer fee of $500 when no inspection is needed and $1,000 when one is, and the specimen form says the fee must be paid within 30 days after the building changes hands.
Peak Plus Five: the free five-year extension
JM Peak Plus Five adds five years to a 10, 15, 20 or 25-year guarantee at no extra charge, per JM’s RS-9410 (11-25). It is sold only through Pinnacle Council and 5280 Council contractors, which JM says make up less than 10 percent of approved Peak Advantage contractors, and it requires a minimum 60 mil single-ply sheet, an annual maintenance and inspection agreement, and an application before the second anniversary of completion.
Coating systems do not qualify, and if annual inspection reports stop, the extension ends and the guarantee reverts to its original term, per the RS-9268 program overview. Other riders such as wind and hail end with the original term rather than the extension. Our commercial roof maintenance program guide covers what those annual contracts typically include.
The limited material warranty (the non-NDL option)
For EPDM, TPO and PVC, JM also sells a membrane-only limited material warranty for $100 (10 years), $150 (15 years) or $200 (20 years), per RS-1668. JM’s sample form RS-2357 caps liability at $150 per installed square for labor and material combined, excludes workmanship, and requires written notice by certified mail within 30 days of finding a leak.
How to get a JM guarantee issued, step by step
JM issues a Peak Advantage guarantee only when the contractor, the specification and the final inspection all line up. The sequence below follows JM’s charge sheets, RS-7377 and the specimen guarantee.

- Hire a JM Peak Advantage contractor approved for that system type. JM approval is specific to the roof type (for example PVC, TPO or EPDM), and NDL guarantees go only through NDL-designated contractors.
- Pick the term and riders in the bid. The guarantee type requested at application is the only type JM will issue, so wind speed (for example a 90 mph rider at $2 per square), hail size and any overburden rider belong in the specification.
- The contractor applies at least 14 days before the job starts, through a Pre-Installation Notice or the JM Connexus portal, per RS-1668 and RS-7377.
- Use JM insulation and cover boards where insulation is used. RS-7377 says JM requires JM roof insulation, such as ENRGY 3 or FESCO Board, on guaranteed roofs unless JM accepts another product in writing.
- JM’s field technical staff inspect the finished roof. If a third or later final inspection is needed, RS-1669 charges the inspection fee again: $750 for projects under 500 squares plus $1.00 per additional square.
- Pay the contractor and JM in full. The specimen guarantee takes effect only when it is delivered and all bills are paid, and an NDL guarantee must be issued within 6 months (about 180 days) of substantial completion.
- File the guarantee, start a maintenance log, and report any leak to JM Owner Services within 30 days of discovery.
Worked example: JM guarantee cost on a 20,000 sq ft TPO roof
A 20,000 sq ft (200 square) warehouse roof shows how the JM charges compare with the roof itself. Rates come from RS-1668 and RS-1691; installed cost uses the $7 to $12 per sq ft TPO range in our 2026 Roofing Cost Report.
| Line | Spec A: 60 mil, 20 yr | Spec B: 80 mil, 30 yr | Arithmetic |
|---|---|---|---|
| Guarantee charge | $2,000 | $3,000 | 200 sq x $10 (A) or $15 (B) |
| Wind rider, 90 mph | $400 | $400 | 200 sq x $2 |
| Hail rider, 2 in | $400 | $400 | 200 sq x $2 |
| Total JM charges | $2,800 | $3,800 | Sum |
| Installed roof (Roofing Brief estimate) | $140,000 to $240,000 | Higher; thicker sheet | 20,000 sq ft x $7 to $12 |
| JM charges as share of Spec A roof | 1.2% to 2.0% | n.a. | $2,800 / $240,000 and / $140,000 |
| Membrane dead load | 7,200 lb | 10,000 lb | 20,000 sq ft x 0.36 or 0.50 lb (RS-9417) |
Moving from Spec A to Spec B adds $1,000 in JM charges ($0.05 per sq ft) and 2,800 lb of membrane, and 80 mil is the only smooth-back JM TPO sheet that reaches 30 years. A third route exists: Spec A, at 60 mil and 20 years, qualifies for Peak Plus Five through a Pinnacle or 5280 Council contractor, which extends it to 25 years with no added JM charge but requires a paid annual inspection contract. Spec B’s 30-year term sits outside the program’s 10 to 25-year range.
How much does a Johns Manville roof cost?
Johns Manville does not publish installed prices, and distributor pricing sits behind trade logins. Installed cost is set by the system, insulation and labor more than by brand. The ranges below are the national 2026 figures in our 2026 Roofing Cost Report, applied to the matching JM system.
| JM system | Installed cost, per sq ft | 10,000 sq ft roof | Source |
|---|---|---|---|
| JM TPO 60 mil, mechanically attached, over polyiso | $7 to $12 | $70,000 to $120,000 | Roofing Brief 2026 Roofing Cost Report |
| JM EPDM 45 mil, ballasted | $5 to $9 | $50,000 to $90,000 | Same |
| JM EPDM 90 mil, fully adhered, over polyiso | $9 to $14 | $90,000 to $140,000 | Same |
| JM PVC (KEE) | $9 to $14 | $90,000 to $140,000 | Same |
| JM SBS, 2-ply | $7 to $12 | $70,000 to $120,000 | Same |
| JM BUR, 4-ply | $9 to $13 | $90,000 to $130,000 | Same |
What moves a JM bid, with the dollar effect where JM publishes it: the guarantee term (20 to 30 years adds $5 per square, or $0.05 per sq ft), the wind rider (120 mph adds $5 per square), the hail rider (3 in adds $3 per square), the project minimum on roofs under about 100 squares, and transfer fees of $500 to $1,000 when a building sells. Tear-off, insulation thickness and access usually outweigh all of these.
Johns Manville vs Carlisle, GAF and Elevate
JM, Carlisle SynTec, GAF and Elevate are four large US single-ply makers commonly specified side by side; none of the four publishes US membrane market share, as our membrane market share report explains. The comparison below sticks to TPO facts each maker publishes on its own site.
| Maker | Parent | TPO line and thicknesses | Longest TPO guarantee and qualifying sheet | Widest TPO roll | Source |
|---|---|---|---|---|---|
| Johns Manville | Berkshire Hathaway | JM TPO 45, 60, 80 mil; MIN, SA and fleece-back | 30 yr NDL: 80 mil, FB 135 or FB 175 | 12 ft | RS-1668, RS-8401 |
| Carlisle SynTec | Carlisle Companies | Sure-Weld TPO, up to 80 mil | 30 yr: 80 mil Sure-Weld EXTRA or 135 mil FleeceBACK | 16 ft (16′ HS TPO, 2026) | Carlisle TPO page, Carlisle, Mar 2026 |
| GAF | Standard Industries | EverGuard TPO; EverGuard Extreme 50 to 80 mil | Up to 35 yr on qualifying roofs (EverGuard Extreme 80 mil) | Not compared | GAF commercial guarantees |
| Elevate | Amrize | UltraPly TPO; UltraPly Platinum 80 mil | 30 yr Red Shield (UltraPly Platinum) | Not compared | Elevate UltraPly Platinum |
On these published numbers, JM’s distinguishing points are the MIN sheets (a guaranteed minimum, not a nominal thickness), the free Peak Plus Five extension, and the widest range of bituminous systems under one guarantee program. GAF publishes the longest TPO term; Carlisle publishes the widest TPO roll. Our {i(‘carlisle-syntec-roofing-review’,’Carlisle SynTec Roofing Review’)} covers Sure-Weld and Golden Seal terms in the same format.
What other guides say vs JM’s own documents
Several pages that rank for Johns Manville roofing repeat figures that JM’s current documents do not support. We compared them neutrally against the primary sheet.
| Claim seen in other guides | What JM’s document says | Source |

How to find a Johns Manville contractor or distributor near you
JM’s Commercial Roofing Locator searches contractors and distributors by location, with a disclaimer that JM does not endorse listed firms. For guarantees, the contractor tier matters: JM’s Peak Advantage program page describes five levels, starting at Peak and rising through Summit Club and Pinnacle Council to the 5280 Council, which RS-9410 says is JM’s top 20 contractors.
JM materials reach contractors through roofing distributors. SRS Distribution lists Johns Manville as a key supplier, QXO (the former Beacon) runs a Johns Manville brand page with JM TPO accessories, and ABC Supply lists Johns Manville among its low-slope brands. Building owners normally buy a JM roof installed from a contractor rather than by the roll; our commercial roof warranty guide covers how to compare NDL offers across brands.

Frequently asked questions
What happened to Johns Manville company?
Johns-Manville, once the largest US asbestos products maker, filed for Chapter 11 in 1982 under asbestos injury claims and emerged in 1988 with the Manville Personal Injury Settlement Trust as majority owner. It readopted the Johns Manville name in 1997, and Berkshire Hathaway bought it for $13.00 per share in cash in a deal announced December 20, 2000. It now makes insulation, commercial roofing and engineered products.
Is Johns Manville still in business?
Yes. Johns Manville operates from 717 17th Street in Denver and lists 44 manufacturing facilities in North America and Europe on its locations page. Its commercial roofing division sells TPO, PVC, EPDM, SBS, APP and built-up roofing systems plus ENRGY 3 polyiso, and it issued updated guarantee charge sheets in 2025 and 2026, including RS-1668 revised in September 2026.
Who is the CEO of Johns Manville?
John Vasuta has been President and CEO of Johns Manville since August 1, 2026, succeeding Bob Wamboldt, who retired, according to JM’s May 19, 2026 announcement. Vasuta joined JM in 2019 as President of its Engineered Products business and previously led Firestone Building Products International at Bridgestone. JM’s governance page lists Greg Clarke as Chairman.
Who owns Johns Manville?
Berkshire Hathaway owns Johns Manville outright. Berkshire agreed to buy all outstanding JM shares for $13.00 each in cash in December 2000, and the Manville Personal Injury Settlement Trust, which held about 76 percent of the stock, agreed to tender its shares. JM became a wholly owned subsidiary in 2001 and kept its Denver headquarters.
What are the top 5 roofing companies in the USA?
There is no public, audited ranking of US roofing manufacturers by sales, because GAF is private and Berkshire does not break out Johns Manville. Large commercial membrane makers commonly compared are Carlisle SynTec, GAF, Elevate (Amrize), Johns Manville and Sika Sarnafil. If you mean contracting firms rather than manufacturers, national commercial roofers such as CentiMark, Tecta America and Nations Roof are a separate group.
Does Johns Manville make roofing shingles?
No. Johns Manville does not sell asphalt shingles. It sells Evalith fiberglass mat, the reinforcing core that shingle makers coat with asphalt, through its Engineered Products business. Search results for Johns Manville shingles usually point to vintage Johns-Manville asbestos-cement shingles, which the EPA says should be tested by an accredited professional before they are disturbed.
What is the Johns Manville TPO warranty?
JM TPO is covered by a Peak Advantage No Dollar Limit guarantee of 5 to 30 years, depending on the sheet: 45 mil up to 15 years, 60 mil and TPO-SA up to 20 years, and 80 mil, FB 135 and FB 175 up to 30 years, per RS-1668. Charges run $4 to $15 per square. A membrane-only limited warranty costs $100 to $200.
Where can I buy Johns Manville roofing products?
Contractors buy JM roofing through distributors. SRS Distribution lists Johns Manville as a key supplier, QXO (formerly Beacon) has a Johns Manville brand page, and ABC Supply lists JM among its low-slope brands. JM’s Commercial Roofing Locator finds nearby contractors and distributors, and a guaranteed roof must be installed by a JM-approved Peak Advantage contractor.
