By The Roofing Brief Team | Last reviewed: October 2026
Carlisle SynTec roofing is the commercial single-ply line of Carlisle SynTec Systems, a division of Carlisle Construction Materials owned by Carlisle Companies (NYSE: CSL), and it sells Sure-Weld TPO, Sure-Seal EPDM and Sure-Flex PVC membranes under warranties of up to 30 years. Carlisle says it installed the first adhered single-ply membrane at Chicago O’Hare International Airport in 1961 and launched Sure-Weld TPO in 1993. The warranty, not the membrane alone, decides most buying questions, so this review sets out the thickness, attachment and fee rules from Carlisle’s own documents.
Carlisle sells through Carlisle Authorized Applicators, independent manufacturer’s representatives and distributors, so there is no large consumer review base to average. This review judges Carlisle SynTec on its 2024 to 2026 data sheets, its sample Golden Seal warranty (form F0001, Rev 12/24) and its 2025 annual report. We did not test any membrane.

Who owns Carlisle SynTec, and is it the same company as Versico?
Carlisle SynTec Systems is a division of Carlisle Construction Materials (CCM), a wholly owned subsidiary of Carlisle Companies. Carlisle’s 2025 Form 10-K says CCM sells EPDM, TPO and PVC membrane and polyiso insulation “primarily under the Carlisle SynTec, Versico, Weatherbond and Hunter Panels brands”, plus Resitrix and Hertalan EPDM in Europe. The same filing calls CCM “one of four major manufacturers in the single-ply industry”.
Versico is therefore a sister brand, not a competitor in ownership terms. The clearest primary-source proof is the plant list: Versico’s VersiWeld TPO Technical Data Bulletin (02.17.26) and Carlisle’s Sure-Weld TPO data sheet (01.28.26) both name Senatobia, MS; Tooele, UT; and Carlisle, PA as manufacturing locations, and both list an initial SRI of 99 for white. Our Versico roofing membrane review covers the VersiWeld, VersiGard and VersiFlex lines.
| Point | Carlisle SynTec Sure-Weld TPO | Versico VersiWeld TPO | Source |
|---|---|---|---|
| Owner | Carlisle Construction Materials | Carlisle Construction Materials | Carlisle 2025 Form 10-K |
| Plants listed | Senatobia, MS; Tooele, UT; Carlisle, PA | Senatobia, MS; Tooele, UT; Carlisle, PA | Sure-Weld PDS 01.28.26; VersiWeld TDB 02.17.26 |

| White TPO initial SRI | 99 | 99 | Same documents |
CCM’s 10-K also reports that its two largest customers made up 33% of Carlisle’s consolidated revenue in 2025. The filing does not name those customers, but the figure shows how much of Carlisle’s membrane volume moves through a few large buyers, which is why distributor relationships shape the contract price a contractor pays for either brand.
What Carlisle SynTec makes: the membrane lineup
Carlisle SynTec sells four membrane families: Sure-Seal and Sure-White EPDM, Sure-Tough reinforced EPDM, Sure-Weld TPO and Sure-Flex PVC, each also offered as FleeceBACK with a fleece backing. Carlisle states it is the only roofing maker producing all three major single-ply chemistries and the world’s largest polyiso insulation maker; those are Carlisle’s own claims.

Carlisle’s timeline on its About page dates the main product steps: Sure-Seal EPDM in 1976, Sure-Weld TPO in 1993, FleeceBACK and FAST adhesive in 1997, Factory-Applied Tape in 2002, RapidLock in 2018 and the first 16 ft TPO sheet in 2021.
Sure-Weld TPO specs from the 2026 data sheet
The Sure-Weld TPO Reinforced Membrane data sheet (reprint TPO-2012, dated 01.28.26) lists the figures below beside the ASTM D6878 minimums. Carlisle labels them typical values, not guaranteed values for every sample. The membrane carries a UL 2218 Class 4 hail rating and a maximum sustained service temperature of 160°F.

Carlisle TPO colors and their reflectance
Carlisle TPO comes in three standard colors and five special colors, which Carlisle says is more pre-formulated colors than any other maker offers. The special colors ship as reinforced membrane in 10 ft x 100 ft sheets, 24 in. x 50 ft flashing rolls and 4 ft x 10 ft TPO-coated metal, per the Sure-Weld TPO Color Palette sell sheet. Dark special colors reflect far less heat, which matters for cool-roof codes.
| Carlisle color | Type | Solar reflectance (initial) | Thermal emittance | SRI (initial) | Source |
|---|---|---|---|---|---|
| White | Standard | 0.79 (0.70 after 3 years) | 0.90 | 99 (85 aged) | Sure-Weld PDS 01.28.26 |
| Tan | Standard | 0.71 (0.64 aged) | 0.86 | 86 (77 aged) | Same |
| Gray | Standard | 0.46 (0.43 aged) | 0.89 | 52 (49 aged) | Same |
| Patina Green | Special | 0.25 | 0.88 | 25 | Same |
| Terra Cotta | Special | 0.25 | 0.88 | 24 | Same |
| Rock Brown | Special | 0.23 | 0.88 | 23 | Same |
| Slate Gray | Special | 0.20 | 0.89 | 18 | Same |
| Medium Bronze | Special | 0.12 | 0.89 | 8 | Same |
Two warranty limits apply to color. Carlisle’s quick reference caps 80-mil Sure-Weld HS special-color TPO at 20 years adhered, against 30 years for white 80-mil, and the data sheet states that warranties for color membranes do not cover fading. Only White and Tan Sure-Weld are listed as California Title 24 compliant. Our TPO roofing colors guide compares other makers’ palettes.
Sure-Seal EPDM and Sure-Flex PVC specs
Sure-Seal EPDM is Carlisle’s non-reinforced rubber sheet and Sure-Flex is its reinforced PVC. The Sure-Seal dusted data sheet (12.03.24) and the Sure-Flex PVC data sheet (10.10.25) give the values below. EPDM is sold by the widest sheet in the line, up to 50 ft x 200 ft, which cuts seams on big open roofs.
| Property | Sure-Seal EPDM 45 mil | Sure-Seal EPDM 60 mil | Sure-Flex PVC 60 mil | Sure-Flex PVC 80 mil | Source |
|---|---|---|---|---|---|
| Weight, lb per sq ft | 0.29 | 0.39 | 0.40 | 0.55 | Carlisle PDS |
| Tensile or puncture | 1,600 psi tensile | 1,600 psi tensile | 320 lbf puncture (FTM 101C) | 380 lbf puncture | Carlisle PDS |
| Ultimate elongation | 480% | 465% | Not listed | Not listed | Sure-Seal PDS |
| Low-temperature limit | -49°F brittleness | -49°F brittleness | Not listed | Not listed | Sure-Seal PDS |
| Seam method | Factory-Applied Tape or SecurTAPE | Same | Hot-air weld | Hot-air weld | Carlisle PDS |
| Initial SRI | Black, not rated | Black, not rated | White 110, Tan 89, Gray 70 | Same colors | Sure-Flex PVC PDS |
Two field rules from the Sure-Seal sheet affect cost and schedule. Ballasted Sure-Seal needs at least 10 lb of ballast per square foot, so a 10,000 sq ft ballasted roof carries about 100,000 lb of stone before any snow load. Factory-Applied Tape has a one-year shelf life, and splices below 40°F need the primed area and the top sheet heated with a hot-air gun before rolling.
For a side-by-side of the two chemistries, see our EPDM vs TPO comparison. Grease and chemical exposure is where Sure-Flex PVC and KEE HP earn their price, and our PVC roofing membrane guide covers that case.
Carlisle warranty options: Membrane Material, Golden Seal and Edge-to-Edge
Carlisle offers three warranty tiers, and only two of them pay for labor. The Warranty Options sell sheet (04.25.24) lays out the differences below. All three require a Carlisle Authorized Applicator, all three carry a fee, and none of them applies to a residential project.
| Feature | Membrane Material Warranty | Golden Seal Total Roofing System | Edge-to-Edge | Source |
|---|---|---|---|---|
| Term | 15 to 40 years | 5 to 30 years | 5 to 30 years | Sell sheet 04.25.24 |

The Carlisle Warranty Services page sums up the ceiling: leak coverage for accidental punctures, hail up to 3 in. in diameter and winds up to 120 mph, for terms up to 30 years. Hail coverage needs an adhered approved cover board, such as SecurShield HD, 1/2 in. DensDeck Prime or 1/2 in. Securock, and Carlisle does not cover cosmetic hail marks. Our commercial roof warranty guide compares how NDL and material-only warranties pay out.
Maximum Carlisle warranty by membrane, thickness and attachment
Thickness and attachment set the Carlisle warranty ceiling more than the chemistry does. The table below compiles the adhered and mechanically fastened rows from Carlisle’s Warranty Availability Tables (CST-14529, 07.31.24). Mechanically fastened systems top out at 90 mph wind and no hail coverage, while adhered thick sheets reach 120 mph and 2 to 3 in. hail.

Source: Carlisle SynTec Warranty Availability Tables, CST-14529, 07.31.24. Flexible FAST in full coverage (or beads at 4 in. on center) can add 4 puncture hours and 1 in. of hail coverage. Terms require Carlisle’s specifications and details; confirm the current table with a Carlisle representative before bidding.
One pattern stands out: ballasted 60-mil Sure-Seal EPDM can reach 30 years, while adhered 60-mil Sure-Seal stops at 25 and adhered 60-mil Sure-Weld TPO stops at 20. Adhered plain Sure-Flex PVC tops out at 25 years, so a 30-year PVC roof needs 80-mil Sure-Flex KEE HP, 135-mil FleeceBACK KEE HP or 135-mil FleeceBACK RL PVC.
What the Golden Seal warranty excludes and what voids it
The Golden Seal warranty promises that Carlisle Roofing Systems, Inc. will repair leaks in the Carlisle Total Roofing System, and the owner’s remedy is limited to that repair. The sample warranty (F0001, Rev 12/24) defines the system as Carlisle membrane, flashings, adhesives, sealants, insulation, cover boards, fasteners, plates and bars. The clauses below decide most disputed claims.
- Clause 1, 30-day notice: the owner must report a leak within 30 days by online form, phone, letter, fax or email, and pays the investigation cost if the cause falls outside the warranty.
- Clause 3(a), wind and storms: damage from hail, hurricanes, tornados, windblown debris and winds above the warranty’s stated 3-second peak gust speed, measured at 10 meters (about 33 ft) above ground, is excluded unless a rider adds it.
- Clause 3(e) and 3(g): leaks from non-Carlisle metal work, wood nailers, HVAC units, walls or contact with acids, oils and chemicals are excluded.
- Clause 4(a), rooftop changes: adding solar arrays, roof gardens, fixtures or penetrations without Carlisle’s written authorization voids the warranty.
- Clause 4(b), maintenance: failure to use reasonable care, including the items in Carlisle’s Care and Maintenance Guide, voids the warranty. The guide asks for inspections at least every 6 months and after storms, and says ponded water should evaporate within 48 to 72 hours.
- Clause 5, solar removal: the owner pays to remove and reinstall rooftop solar and other overburden and bears any lost power generation during repairs.
- Clause 12, disputes: claims go to mediation first, then to the state courts of Cumberland County, Pennsylvania, or the US District Court for the Middle District of Pennsylvania.
Clause 4(a) matters most for owners planning solar. A Golden Seal roof that takes on an unapproved 300 kW array can lose coverage for the full remaining term, so get Carlisle’s written authorization before the solar contractor sets the first attachment.
How to transfer a Carlisle warranty, extend it or report a leak
A Carlisle warranty moves with the building for a fixed fee, can be extended once through Continu-Care and is claimed through Carlisle Technical Warranty Services at 800-441-9773. The steps below come from Carlisle’s warranty transfer FAQ, the Continu-Care registration form (03.13.18) and the online leak report page.

- Report a leak within 30 days. Use the online leak report or call 800-441-9773 between 8:00 am and 5:00 pm Eastern, Monday to Friday, and have the warranty number and serial number ready.
- Start a transfer before or after the sale. Either buyer or seller can submit the online form and pay the $1,500 fee by check to 1285 Ritner Hwy, Carlisle, PA 17013, or by card over the phone. Carlisle issues no work orders until the warranty is in the new owner’s name.
- Expect an inspection on older roofs. Carlisle requires one if the roof is over 5 years old, has had claims or has open issues. Without one, the transfer is done within 48 business hours of payment.
- Pay for non-warranty repairs found at inspection. Covered defects go to an approved roofer on a Carlisle work order; other repairs are the owner’s cost, done by a Carlisle Authorized Applicator.
- Enroll in Continu-Care within 1 year of completion. The installing applicator files the form, the assembly must qualify for at least a 20-year Total System Warranty, and annual inspection and maintenance add 5 years, capped at 30 years total.
Worked example: buying a building with a Carlisle warranty
The table applies Carlisle’s published transfer and Continu-Care rules to a hypothetical 40,000 sq ft warehouse with a 20-year Golden Seal warranty issued in 2018 and sold in 2026. Figures are Roofing Brief arithmetic from the Carlisle documents cited above.
| Step | Input | Result |
|---|---|---|
| Roof age at sale | 2026 minus 2018 | 8 years, so Carlisle requires an inspection |
| Transfer fee | Flat, non-refundable | $1,500, or about $0.04 per sq ft on 40,000 sq ft |
| Remaining term | 20 years minus 8 years | 12 years, to the original expiration date |
| Extension at transfer | Carlisle transfer FAQ | None; Carlisle does not extend warranties at transfer |
| Continu-Care | Enrollment deadline is 1 year after completion | Only available if enrolled in 2018 or 2019; if so, term runs to 25 years total |
How much does a Carlisle SynTec roof cost?
Carlisle does not publish installed prices, so cost comes from contractor bids. HomeGuide’s TPO roofing cost guide puts installed TPO at $4 to $10 per sq ft in 2026, and our EPDM roofing cost guide uses $4 to $12 per sq ft for EPDM. Thickness, attachment, cover board and warranty term move a Carlisle bid inside those ranges.
The worked example below sizes a 20,000 sq ft, single-story re-roof in 60-mil and 80-mil Sure-Weld TPO. Weights come from the Sure-Weld data sheet, roll counts from Carlisle’s 16 ft TPO sell sheet (02.10.26), and the cost band from HomeGuide. It is a Roofing Brief estimate before tear-off, insulation, waste and lap allowances.
| Line | 60-mil Sure-Weld | 80-mil Sure-Weld Extra | How it was worked |
|---|---|---|---|
| Membrane weight on the roof | 6,600 lb | 9,000 lb | 20,000 sq ft x 0.33 or 0.45 lb per sq ft |
| 10 ft x 100 ft rolls | 20 rolls | 20 rolls | 20,000 / 1,000 sq ft per roll |
| 16 ft x 100 ft rolls | 13 rolls | 13 rolls | 20,000 / 1,600, rounded up |
| Weight of one 16 ft roll | 528 lb | 720 lb | Carlisle 16 ft sell sheet |
| Max adhered warranty | 20 years, 1 in. hail | 30 years, 2 in. hail, 16 puncture hours | Carlisle tables 07.31.24 |
| Installed cost band | $80,000 to $200,000 | Same band; thickness moves the bid within it | 20,000 x $4 to $10 (HomeGuide) |
Carlisle’s own 50,000 sq ft example in the same sell sheet shows why sheet width changes labor: 50 rolls and 5,500 linear feet of seams with 10 ft rolls, 42 rolls and 4,667 ft with 12 ft rolls, and 31 rolls and 3,625 ft with 16 ft rolls. Ask bidders which width they priced. For mil-by-mil pricing, see our TPO cost per square by thickness.
Carlisle SynTec vs Versico, Elevate, GAF and Johns Manville
Carlisle SynTec competes with Elevate (Amrize), GAF (Standard Industries) and Johns Manville (Berkshire Hathaway) on warranty ceilings and channel, not on a single proven performance edge. The table uses each maker’s own warranty page or filing; none of these companies publishes comparable failure-rate data.
| Brand | Owner | Single-ply chemistries | Top commercial warranty term | Source |
|---|---|---|---|---|
| Carlisle SynTec | Carlisle Companies (NYSE: CSL) | EPDM, TPO, PVC, KEE HP | 30 years system; up to 40 years membrane material | Carlisle warranty sell sheet 04.25.24 |
| Versico | Carlisle Companies | EPDM, TPO, PVC | See our Versico review | Carlisle 2025 10-K |
| Elevate (formerly Firestone) | Amrize | EPDM (RubberGard), TPO (UltraPly) | Red Shield Platinum 30 years | Elevate warranties page |
| GAF | Standard Industries | TPO, PVC (EverGuard) | Up to 30 years with EverGuard TPO Fleece-back | GAF EverGuard TPO page; GAF About Us |
| Johns Manville | Berkshire Hathaway (since Feb. 27, 2001) | EPDM, TPO, PVC | Peak Advantage Guarantee 5 to 30 years | JM RS-7377; JM history |
Carlisle’s 10-K figure of $3,721.7 million in CCM revenue for 2025 sits beside Amrize’s $3,301 million Building Envelope segment, the two US-listed single-ply makers that report segment results. Our commercial membrane market share report explains why no public dataset splits TPO, EPDM and PVC share by maker. For a European-owned alternative, see our SOPREMA roofing review. JM’s guarantee terms and membrane lineup are covered in our Johns Manville roofing review.
Carlisle SynTec reps, login, locations and jobs
Carlisle SynTec reaches building owners through independent manufacturer’s representatives, distributors and Carlisle Authorized Applicators, and its website Finder tool searches all three by ZIP code. Carlisle’s building owner page says a local representative can run a complimentary roof evaluation and produce a Roof Condition Report with Carlisle’s Proposal Writer software.

Which Carlisle SynTec system fits your building?
The right Carlisle system follows from climate, rooftop exposure and the warranty term the owner or lender wants; a 30-year term, for example, rules out every TPO sheet thinner than 80 mil. The decision table maps common situations to the line and thickness that Carlisle’s own documents support; confirm the assembly with a Carlisle representative and the design professional.
| If your building… | Consider | Why (Carlisle document) |
|---|---|---|
| Needs a 30-year term on a white roof in a hot climate | 80-mil Sure-Weld TPO, adhered | 30 yr, 120 mph, 2 in. hail; SRI 99 (tables 07.31.24, PDS 01.28.26) |
| Sits in a heating-dominated northern climate | 60- or 90-mil Sure-Seal black EPDM | Carlisle says black EPDM helps melt frost and ice and cut heating costs; 25 to 30 yr adhered (EPDM page, tables) |
| Has a large open roof that can carry 10 lb per sq ft | Ballasted Sure-Seal EPDM | Up to 30 yr at 60 mil, but wind capped at 80 mph (tables) |
| Vents kitchen grease or chemicals onto the roof | Sure-Flex KEE HP PVC, 80 mil | Up to 30 yr adhered; Carlisle says not to exhaust animal fats onto EPDM (care guide) |
| Sits in a hail belt | 135- or 145-mil FleeceBACK in Flexible FAST | 3 in. hail and 32 puncture hours with an approved cover board (tables) |
| Wants a dark or colored TPO | Sure-Weld HS special color | Capped at 20 yr; fading not covered (PDS 01.28.26) |
| Is a house or residential addition | Ask the installer for a written workmanship warranty | Carlisle warranties exclude residential projects (sell sheet 04.25.24) |
Frequently asked questions
Who owns Carlisle roofing?
Carlisle SynTec Systems is a division of Carlisle Construction Materials (CCM), a wholly owned subsidiary of Carlisle Companies Incorporated, which trades on the New York Stock Exchange as CSL. Carlisle Companies was founded in Carlisle, Pennsylvania, in 1917 and now lists its head office in Scottsdale, Arizona. Its 2025 annual report puts CCM revenue at $3,721.7 million for fiscal 2025.
What is a Carlisle roof?
A Carlisle roof is a commercial low-slope roof built with Carlisle SynTec membranes, usually Sure-Weld TPO, Sure-Seal or Sure-White EPDM, Sure-Flex PVC or FleeceBACK, plus Carlisle insulation, adhesives and fasteners. When a Carlisle Authorized Applicator installs the full assembly and a Carlisle field representative inspects it, the owner can receive a Golden Seal warranty of 5 to 30 years.
Are Carlisle and Versico the same company?
Versico and Carlisle SynTec are separate brands of the same company. Carlisle Companies’ 2025 annual report lists Carlisle SynTec, Versico, Weatherbond and Hunter Panels as CCM brands. Versico’s VersiWeld TPO bulletin (Feb. 17, 2026) and Carlisle’s Sure-Weld TPO data sheet (Jan. 28, 2026) name the same three plants: Senatobia, Mississippi; Tooele, Utah; and Carlisle, Pennsylvania.
What are the best EPDM roofing brands?
No independent body ranks EPDM brands, so compare documents instead. The main US EPDM lines are Carlisle Sure-Seal, Sure-Tough and Sure-White, Versico VersiGard, Elevate RubberGard and JM EPDM. Carlisle’s July 2024 tables allow up to a 30-year system warranty on 90-mil adhered Sure-Seal and on 60- and 90-mil ballasted Sure-Seal. Elevate’s Red Shield Platinum and JM Peak Advantage both top out at 30 years.
Does a Carlisle warranty cover a house?
No, in most cases. Carlisle’s warranty options sell sheet (April 25, 2024) states that its warranty options are available for commercial roofing applications only and that residential projects are not covered by Carlisle warranties. A homeowner with a Carlisle membrane on a porch or flat addition should rely on the installer’s workmanship warranty and ask for it in writing.
How much does it cost to transfer a Carlisle roof warranty?
Carlisle’s warranty transfer FAQ sets a non-refundable fee of $1,500, which includes a roof inspection if one is required. Carlisle requires that inspection when the roof is more than 5 years old, has had claims or has current issues. Without an inspection, the transfer is completed within 48 business hours of payment. Carlisle does not extend the warranty term at transfer.
What does a Carlisle 30-year TPO warranty require?

A Carlisle Authorized Applicator must install it, a field representative must inspect it, and the job must follow Carlisle’s specifications and details.

Carlisle’s Sure-Weld TPO data sheet (Jan. 28, 2026) lists three standard colors, White, Gray and Tan, and five special colors: Slate Gray, Medium Bronze, Terra Cotta, Patina Green and Rock Brown. Initial SRI runs from 99 for White down to 8 for Medium Bronze. Special-color 80-mil membrane is limited to 20-year warranties, and color warranties do not cover fading.
