By The Roofing Brief Team. Last reviewed: October 2026.
TPO roofing cost in 2026 runs about $7 to $12 per square foot installed, or $700 to $1,200 per square (1 square equals 100 square feet), for a standard 60-mil mechanically attached system with above-deck polyiso, per The Roofing Brief’s 2026 roofing cost report; thicker membrane, full adhesion and more insulation push it higher. HomeGuide’s TPO roofing cost guide (updated April 19, 2024) gives a lower $4 to $10 per square foot installed. No source we found publishes installed prices by mil thickness. The membrane is the smaller share of the price: GAF EverGuard TPO 60-mil lists at about $98 to $112 per square at online roofing suppliers in October 2026, so insulation, labor, tear-off and warranty make up most of a quote. Fixr’s TPO cost guide (September 10, 2026) gives a wider all-in range of $4.50 to $16 per square foot and material alone at $1.50 to $3.50 per square foot.
Three choices set the price inside those ranges: membrane thickness (45, 60 or 80-mil), attachment (mechanically fastened, fully adhered, or induction-welded, the three methods Carlisle’s Sure-Weld data sheet lists), and the manufacturer warranty term, which drives cost per year of service more than the install price does.
What “per square” means in commercial roofing
The commercial roofing industry prices in squares, where 1 square equals 100 square feet of roof area. A 50,000 sq ft warehouse is a 500-square roof. A $500 per-square price equals $5 per square foot. Per-square pricing is used throughout because that is how commercial estimates are written, with per-square-foot conversions on every line. For how per-square-foot pricing compares across other roofing materials, see our roof cost per square foot guide. The system overview that puts TPO in context with EPDM, PVC, and mod-bit is in our commercial roofs overview.

| GAF EverGuard TPO 80-mil | 10 x 100 ft | $1,774.99 sale ($2,835.00 list) | $177.50 | Best Materials |
Two things stand out. First, at retail the 60-mil membrane costs only about $5 to $16 more per square than 45-mil, so most of the installed gap between the two thicknesses is labor, warranty and spec, not membrane. Second, fleece-back 60-mil runs about $72 more per square than smooth 60-mil at the same seller, which is why fully adhered fleece-back systems price at the top of the 60-mil range. Contractor pricing through distributors such as ABC Supply, Beacon (QXO) or SRS is not published and is usually lower than single-roll online prices.
45-mil TPO: the entry-level thickness
45-mil TPO is the entry-level commercial single-ply membrane. HomeGuide lists 45-mil membrane systems at $1.80 to $3.20 per square foot for materials, the lowest of the thicknesses it prices, which makes it the cheapest path to a new white reflective roof on a low-budget commercial replacement. When comparing it with thicker sheets, price it with the same attachment and polyiso insulation; note that a 4.0 in. polyiso board carries an LTTR of R-23.6 per Sika’s Sarnatherm ISO data sheet, so an R-20 layer is about 3.5 in. (R-20.5).
Leading 45-mil TPO products in 2026. Carlisle Sure-Weld TPO 45-mil, GAF EverGuard TPO 45-mil, Versico VersiWeld 45-mil, and Holcim/Firestone UltraPly TPO 45-mil. GAF EverGuard 45-mil lists at $928.57 to $967.99 per 10 x 100 ft roll online in October 2026. Manufacturers tie the longest warranty terms to thicker membranes, so confirm the term a 45-mil roof qualifies for in the maker’s current warranty guide before you compare bids.
Where 45-mil fits. Buildings held 5 to 10 years, tenant-improvement reroofs where the lease term does not justify a longer-lifespan system, and smaller buildings where the per-square difference matters more than lifespan. 45-mil is also used on temporary structures or buildings slated for redevelopment. When budget is the single deciding factor across the whole project, our cheapest roofing material comparison shows what each low-cost option sacrifices.
Where 45-mil does not fit. Roofs with rooftop traffic, roofs with hail exposure, roofs in high-UV regions, and roofs that need a 20 or 25-year NDL warranty. At 45 mils (0.045 in.) the membrane has the least thickness over the reinforcing scrim to lose to abrasion, puncture and weathering, which is the margin 60-mil and 80-mil add.
60-mil TPO: about $7 to $12 per square foot installed
60-mil TPO is the default commercial spec in 2026. The Roofing Brief’s 2026 roofing cost report puts a standard 60-mil mechanically attached system with above-deck polyiso at $7 to $12 per square foot installed ($700 to $1,200 per square), and 60-mil balances cost, lifespan and warranty availability. The 60 mil price for the membrane itself is about $98 to $112 per square for GAF EverGuard at online suppliers (October 2026), or roughly 8% to 16% of that installed range.
Leading 60-mil TPO products in 2026. Carlisle Sure-Weld TPO 60-mil, GAF EverGuard TPO 60-mil (and EverGuard Extreme 60-mil for high-UV regions), Versico VersiWeld 60-mil, and Holcim/Firestone UltraPly TPO 60-mil. Carlisle’s Sure-Weld TPO data sheet lists a UL 2218 Class 4 hail rating, 8, 10, 12 and 16 ft field sheets, and a maximum sustained membrane temperature of 160°F; all four lines are made to ASTM D6878, the TPO sheet roofing specification.
What moves a 60-mil quote within that range. The low end reflects mechanically attached installation, standard ISO insulation, simple roof geometry and a large project. The high end reflects fully adhered installation, upgraded ISO insulation, complex detail work, a small project and high-cost labor markets (West Coast, Northeast urban). Sheet width also moves labor: Carlisle says its 16 ft sheets cut seams by up to 60% versus 10 ft sheets.
Where 60-mil fits. Distribution warehouses, retail, office, schools and light manufacturing, anywhere the owner wants a 20-year warranty and a 20 to 25 year expected service life at a competitive installed cost. For the full TPO install cost analysis including ISO insulation R-value impact, see our TPO roof installation cost guide.
80-mil TPO: the premium thickness
80-mil TPO is the premium TPO thickness. The 2026 roofing cost report notes that thicker membrane pushes pricing above the $7 to $12 per square foot range for 60-mil, and no source we found publishes a separate installed figure for 80-mil. At retail, the membrane alone costs about $65 more per square than 60-mil (GAF EverGuard 80-mil at $177.50 per square versus 60-mil at $112.40 at the same seller). What the premium buys: access to the longest NDL warranty terms, a thicker wear layer for hail and puncture exposure, and a longer expected service life on long-hold buildings.
Leading 80-mil TPO products in 2026. Carlisle Sure-Weld TPO 80-mil, GAF EverGuard Extreme 80-mil, Versico VersiWeld 80-mil, and Holcim/Firestone UltraPly TPO 80-mil. Warranty limits are product-specific: Carlisle’s data sheet notes that Sure-Weld 80-mil in special colors is limited to warranties of up to 20 years, so a 25 or 30-year term generally means a standard white, gray or tan sheet. Our Carlisle review sets out the Carlisle Sure-Weld TPO warranty by thickness.
Where 80-mil fits. Buildings held 15 to 30 years, institutional buildings (schools, government, healthcare campuses), buildings in hail-prone states such as Texas, Oklahoma, Kansas, Colorado and Nebraska, roofs with foot traffic, and any project whose spec calls for a 25 or 30-year manufacturer warranty.
The table below summarizes the three TPO thicknesses side by side, using the installed per-square ranges and best-use guidance from the sections above.
| Mil thickness | Sourced price point | Best use |
|---|---|---|
| 45-mil | $1.80 to $3.20/sq ft membrane system materials (HomeGuide) | Short-hold buildings, tenant-improvement reroofs, temporary structures |
| 60-mil | $7 to $12/sq ft installed (2026 cost report) | Distribution warehouses, retail, office, schools, the 2026 default commercial spec |
| 80-mil | Above the 60-mil range; membrane about $65/sq more at retail | Long-hold and institutional buildings, high-hail and high-UV regions, rooftop-traffic roofs |
Decision table: which TPO thickness to specify
| If | Then specify | Rule |
|---|---|---|
| You will hold the building under 8 years and need no warranty past 15 years | 45-mil | Lowest membrane cost |
| Hold is 8 to 15 years, or the spec calls for a 20-year NDL warranty | 60-mil | Membrane costs only $5 to $16/sq more than 45-mil at retail |
| Hold is over 15 years, or the spec calls for a 25 or 30-year warranty | 80-mil | Membrane about $65/sq more than 60-mil at retail |
| The roof sees regular foot traffic to rooftop units | 60 or 80-mil plus walkway pads and cover board | Cover board adds $35 to $80/sq |
| The building is in a hail-prone state | A membrane with a UL 2218 Class 4 listing, over cover board | Carlisle lists Class 4 for Sure-Weld TPO |
| High-wind coastal site or code-required uplift rating | Fully adhered | $100 to $150/sq over mechanically attached |
Mechanically attached vs fully adhered: $50 to $150 per square spread
Beyond mil thickness, the second pricing variable is attachment method. Mechanically attached TPO is fastened to the deck through the insulation with screws and stress plates, with the plates overlapped by the next sheet, per Carlisle’s data sheet. Fully adhered TPO is bonded to the insulation board with a bonding adhesive. Induction-welded systems fasten plates first and weld the membrane to them from above, a third option Carlisle lists.
Mechanically attached. $50 to $100 per square cheaper than fully adhered, faster to install, and the standard choice on warehouses, distribution, and any building where roof aesthetics and wind-uplift performance are not premium concerns. Mechanically attached TPO performs well on wind-uplift testing when designed and fastened correctly, but the fastener pattern can telegraph through the membrane and create visible ridges.
Fully adhered. $100 to $150 per square more than mechanically attached, delivers superior wind-uplift performance (often required by code in hurricane and high-wind regions), better aesthetics (no fastener telegraphing), and tighter detail performance at penetrations and edges. Fully adhered is the spec on hospitals, schools, institutional buildings, and high-wind coastal regions. Fleece-back membrane, which many adhered systems use, lists at about $170 per square for GAF EverGuard 60-mil versus about $98 for smooth 60-mil at the same seller.
ISO insulation R-value: the line item that varies most
TPO is installed over polyisocyanurate (ISO) insulation board, and the insulation R-value drives a large share of the total installed cost. Under the 2018 IECC, insulation entirely above a commercial roof deck must reach R-25 continuous in climate zones 2 and 3 and R-30 in zones 4 to 6, per Carlisle SynTec’s code summary; jurisdictions on newer editions or local amendments (California Title 24, Washington, parts of New York) can require more.
| Target R-value | Polyiso thickness to reach it | LTTR of that build-up | Typical installed cost per square | Source |
|---|---|---|---|---|
| R-20 | 3.5 in. single layer | R-20.5 | $90 to $140 | LTTR: Sika Sarnatherm ISO data sheet; cost: Roofing Brief editorial range |
| R-25 | 4.25 in. single layer, or two layers totaling about 4.3 in. | R-25.2 | $115 to $175 | Sika data sheet; Roofing Brief editorial range |
| R-30 | Two layers of 2.6 in. (5.2 in. total) | R-30.0 | $145 to $210 | Sika data sheet; Roofing Brief editorial range |
| R-38 | Two layers of 3.3 in. (6.6 in. total) | R-38.4 | $185 to $275 | Sika data sheet; Roofing Brief editorial range |
R-20 ISO (about 3.5 inches, single layer). $90 to $140 per square. The minimum spec on many commercial replacements in warm climate zones and the baseline many TPO quotes use.
R-25 ISO (about 4.25 inches, often two layers staggered). $115 to $175 per square. The 2018 IECC minimum for climate zones 2 and 3.
R-30 ISO (about 5.2 inches, two layers staggered). $145 to $210 per square. The 2018 IECC minimum for climate zones 4 to 6, and the usual spec for buildings with high heating load or green-building targets.
R-38 ISO (about 6.6 inches, two or three layers staggered). $185 to $275 per square. Required in some jurisdictions and for some building uses (warehousing with sensitive temperature control, cold-adjacent applications).
The ISO line item alone can swing the total installed cost by $95 to $135 per square between an R-20 and an R-38 build-up on these ranges. Building owners should confirm in writing what R-value and thickness the quote includes.
Tapered ISO for drainage: $50 to $150 per square premium
Flat roofs are not actually flat. They need a slight slope, typically 1/4 inch per foot, to direct water to drains and scuppers. Tapered ISO insulation board, cut at the factory to create the slope pattern, is the standard solution. The cost premium for tapered ISO over flat ISO is $50 to $150 per square depending on slope, drain configuration, and project complexity.
Some quotes leave out tapered ISO and assume the existing slope is adequate. Where the existing roof holds ponding water 48 hours after rain (the mark NRCA uses to define ponding), that $50 to $150 per square belongs in the quote up front, not in a change order. Carlisle’s code summary also notes the IECC exception that lets the flat stock under the first inch of taper at a drain be reduced by 1 inch for R-value compliance. Our flat roof drainage design guide covers the drainage assessment and tapered ISO design workflow.
Cover board: $35 to $80 per square, not always included
Cover board (typically gypsum-fiber board like DensDeck Prime, or high-density ISO cover board) is installed between the ISO insulation and the TPO membrane to provide a more uniform substrate, improve puncture resistance, and improve fire performance. Cover board adds $35 to $80 per square to the installed cost.
Manufacturer specifications often call for cover board on hail-exposed, high-traffic and fully adhered roofs, and some quotes omit it to hit a lower headline price. On a 500-square roof, the $35 to $80 per square line is $17,500 to $40,000, so ask whether cover board is included and, if not, which manufacturer system spec the bid follows without it.
Warranty terms and warranty pricing premium
TPO manufacturer warranties in 2026 typically come in three tiers: 10-year, 15-year, and 20 to 30-year NDL (no dollar limit). The warranty tier gates on: (1) membrane thickness, with the longest terms reserved for thicker sheets, (2) certified contractor status, (3) a manufacturer inspection before the warranty is issued, and (4) maintenance obligations for the warranty term. Terms are product-specific; Carlisle, for example, caps Sure-Weld 80-mil special colors at 20 years.
10-year warranty. Typically free or a low-cost premium ($5 to $15 per square on Roofing Brief editorial ranges). The usual term on 45-mil installations.
20-year NDL warranty. $25 to $75 per square premium over 10-year. The usual term for 60-mil installations on long-hold buildings.
25 or 30-year NDL warranty. $75 to $175 per square premium. The usual spec on 80-mil installations for long-hold institutional buildings.
The warranty math: a $50/sq premium for a 20-year NDL over a 10-year warranty equals $0.50/sq ft. Spread over 10 additional years of coverage, the premium runs $0.05/sq ft/year. On a $7 to $9/sq ft TPO install, that buys risk transfer for well under 1% of the installed price per year. Our commercial roof warranty guide covers the warranty terms across major manufacturers.
The total installed cost example: 100,000 sq ft warehouse
A worked 2026 example on a 100,000 sq ft (1,000-square) distribution warehouse, with 60-mil mechanically attached TPO, R-25 ISO insulation, cover board, tapered ISO at drains, standard detail work, and a 20-year NDL warranty, using illustrative line items (Roofing Brief estimates, not a published index) that land inside the $7 to $12 per square foot range in the 2026 cost report:
| Line item | Rate per square | 1,000 squares |
|---|---|---|
| 60-mil TPO, mechanically attached | $450 | $450,000 |
| R-25 ISO insulation | $145 | $145,000 |
| Cover board | $60 | $60,000 |
| Tapered ISO at drains (blended across roof) | $40 | $40,000 |
| Tear-off and disposal of existing roof | $85 | $85,000 |
| Detail work (perimeter edge, penetrations, drains) | $55 | $55,000 |
| 20-year NDL warranty | $50 | $50,000 |
| Total | $885 | $885,000 ($8.85/sq ft) |
The membrane material inside the $450 TPO line is about $98,000 at the October 2026 single-roll online price for GAF EverGuard 60-mil ($98.02 per square), or about $88,000 at the 80-roll price. The same warehouse with 80-mil TPO, R-30 ISO, and a 25-year NDL warranty would cost more: the 80-mil membrane alone adds about $65 per square, or about $65,000, at retail, before the insulation and warranty upgrades, so ask for those upgrades priced as separate lines. On a building held past 15 years, compare that premium against the cost of one more reroof cycle.
Regional pricing variation across US markets
TPO installed pricing shifts by region because labor, prevailing wage requirements on public projects, local energy code (R-25 versus R-30 or more above deck) and certified-contractor capacity all differ. The ranges below are Roofing Brief editorial estimates for 60-mil mechanically attached TPO over R-25 ISO, not a published index.
Southeast and Texas. Lowest installed pricing nationally. 60-mil mechanically attached TPO with R-25 ISO typically lands at $7.00 to $8.50/sq ft.
Midwest and Mountain West. Mid-range installed pricing. 60-mil typically lands at $7.50 to $9.00/sq ft, with R-30 required above deck in climate zones 4 to 6 under the 2018 IECC.
Northeast urban and West Coast. Highest installed pricing. 60-mil typically lands at $8.75 to $11.00/sq ft, with prevailing-wage projects (schools, government, hospitals) running higher.
On a multi-site portfolio, the $7.00 to $11.00/sq ft spread above is $400,000 on a single 100,000 sq ft building, so bid each market locally rather than applying one national per-square price across regions.
Why 45-mil TPO is losing market share in 2026
The case for 45-mil keeps narrowing because of the warranty math: the 60-mil membrane costs only $5 to $16 per square more at retail. That premium buys access to the 20-year NDL warranty and a thicker wear layer, so cost per year favors 60-mil on buildings held more than about 8 years.
The secondary driver is hail exposure. Membranes with a UL 2218 Class 4 listing (Carlisle lists one for Sure-Weld TPO) and a cover board underneath are the spec hail-state owners ask for, and it is worth asking your carrier in writing whether membrane thickness or a Class 4 listing changes your premium before choosing 45-mil.
For 2026, the building owner scenarios where 45-mil still makes sense are narrowing: short-hold buildings (under 8 years), tenant-improvement reroofs with limited lease term, and temporary structures. For everything else, 60-mil is the default spec.
What honest TPO quotes look like in 2026
An honest TPO replacement quote in 2026 has separate line items for: (1) the membrane (with mil thickness, manufacturer, and product line called out by name), (2) the insulation (with R-value and product specified), (3) cover board if included, (4) tapered ISO if included, (5) tear-off and disposal, (6) detail work, (7) attachment method (mechanically attached vs fully adhered), (8) warranty tier with the warranty premium called out separately, and (9) any access cost (crane, lift) and tenant continuity provisions. Quotes that lump everything into a single per-square or lump-sum line are either lowballing to win the bid (and change-ordering on the back end) or hiding margin. Building owners who insist on line-item transparency pay less across a 25-year horizon than ones who chase the lowest headline number. For a broader view of flat-roof system pricing, our flat roof replacement cost guide compares TPO, EPDM, PVC, and mod-bit per square foot. For owners weighing TPO against EPDM or PVC, the TPO vs EPDM and TPO vs PVC comparisons cover the cross-system decision logic.
Frequently asked questions
How much does TPO roofing cost per square in 2026?
A standard 60-mil mechanically attached TPO system with above-deck polyiso runs about $7 to $12 per square foot installed in 2026, or $700 to $1,200 per square (one square equals 100 square feet), per The Roofing Brief 2026 roofing cost report. HomeGuide gives $4 to $10 per square foot installed, and no source we found publishes installed prices by mil thickness. Fixr’s September 2026 guide gives $4.50 to $16 per square foot all-in. Insulation R-value, cover board, tapered ISO, tear-off, and warranty tier move the total.
How much does GAF TPO 60 mil cost?
GAF EverGuard TPO 60-mil white listed at $980.24 for a 10 x 100 ft roll at Builders Warehouse on October 19, 2026, or $98.02 per square, falling to $882.22 per roll at 80 or more rolls. Best Materials listed the 5 x 100 ft roll at $561.99 on sale, or $112.40 per square. Installed, a 60-mil mechanically attached system runs about $7 to $12 per square foot, per The Roofing Brief 2026 roofing cost report.
Is 60-mil or 80-mil TPO the better buy?
60-mil is the 2026 default, offering an 18 to 25 year expected service life and a 20-year NDL warranty at a competitive installed cost. 80-mil costs about $65 more per square in membrane at retail and buys a thicker wear layer and access to 25 or 30-year warranties. On buildings held over 15 years, 80-mil usually wins the cost-per-year math.
What is the difference between mechanically attached and fully adhered TPO?
Mechanically attached TPO is fastened to the deck with screws and stress plates, costs less, and installs faster, making it the standard on warehouses. Fully adhered TPO is bonded to the insulation with adhesive, runs $100 to $150 per square more than mechanically attached, and delivers superior wind-uplift performance plus better aesthetics, so it is specified on hospitals, schools, and high-wind coastal regions.
Why is 45-mil TPO losing market share?
For only $5 to $16 more per square in membrane at retail, 60-mil buys a thicker wear layer and access to the 20-year NDL warranty, so the cost-per-year economics favor it on any building held over eight years. In hail-prone states, owners also look for membranes with a UL 2218 Class 4 listing over cover board.
Does a TPO quote include insulation and cover board?
Not always. ISO insulation is a separate line item that ranges from $90 per square for R-20 (about 3.5 inches of polyiso) up to $275 per square for R-38 (about 6.6 inches), so it can swing the total by $95 to $135 per square between those two build-ups. Cover board adds $35 to $80 per square and is sometimes omitted to hit a lower headline price. Confirm both in writing before comparing quotes.
