Best Roofers in Charlottesville, VA: 5 Certified Contractors, Scored and Verified

The 5 best roofers in Charlottesville, VA, ranked on a published formula and verified individually against BBB, licence and manufacturer records. No paid placement.

Best Roofers in Charlottesville, VA: 5 Certified Contractors, Scored and Verified

Short answer: As of October 2026, the five highest-scoring roofing contractors in the Charlottesville, VA metro on The Roofing Brief Contractor Score are Cowan Roofing (92.4), Roof Top Services (83.1), Apex Roofing (78.4), Rainguard Roofing (71.1), Blue Ridge Roofing (63.1). Every one holds a manufacturer certification that can be verified independently, every rating below has been corroborated against at least one source outside the certification registry, and no company paid to appear here.

The Roofing Brief scored 6 certified roofing contractors serving the Charlottesville metro on a published, reproducible formula, then researched each of the top five individually to confirm its record. Charlottesville’s storm risk is late-summer supercells: tennis-ball hail at Earlysville in August 2023, and a 70-knot gust that stripped shingles and siding from homes in Scottsville in July 2021. Virginia licenses roofers, with a class system that caps how large a job each licence may take, but its building code exempts a typical house reroof here from permits, so nobody inspects the finished roof. Seven certified firms appear in the directory; one does not serve the metro, so five are ranked, three of them based in Charlottesville.

Wind, terrain and the Charlottesville housing stock

Virginia requires a Board for Contractors licence for any contract over $1,000 to build, repair or improve a building. The licence class caps the size of job: under Va. Code 54.1-1100 a Class C licensee may take single contracts under $30,000, Class B from $30,000 to under $150,000, and Class A $150,000 or more. Roofing is authorised by the ROC roofing specialty or by the broader residential and commercial building and home improvement specialties. Unlicensed contracting is a Class 1 misdemeanour, and an unlicensed contractor generally cannot enforce its contract.

Virginia’s Contractor Transaction Recovery Fund can pay a homeowner up to $30,000 per transaction for losses caused by the improper or dishonest conduct of a licensed residential contractor, capped at $100,000 against any one contractor every two years. It does not cover unlicensed firms, so the licence lookup is worth the minute it takes. We did not find a Virginia statute specific to storm contracts or deductible rebates, and we are not asserting there is none.

The permit question turns on wind speed. The Uniform Statewide Building Code exempts unlimited replacement of roof covering on a house where the nominal design wind speed is 100 mph or less. Charlottesville’s own design table gives 110 mph, which the residential code’s conversion table turns into 85 mph nominal, so a like-for-like house reroof here needs no permit and gets no inspection. The same table requires an ice barrier underlayment, rates weathering as severe and sets a 30 psf ground snow load. New permits have been issued under the 2021 Virginia code since 18 January 2025.

Wind dominates the record: across 2016 to 2025 Albemarle, Fluvanna, Greene, Nelson and the city logged 491 thunderstorm wind reports against 55 hail reports, with June to August carrying most. All four hail reports of two inches or more fell in Albemarle County. The city is old and rented, with a median year built of 1968 and 55.8 percent of homes rented, against 1992 and 34.1 percent in Albemarle.

1. Cowan Roofing — TRB Score 92.4

Cowan Roofing is based in Madison, VA, in business since 2014, led by Nathan Cowan, owner, BBB accredited since 1 December 2016, A+ rating, no complaints in three years, and holds President’s Club standing on the GAF certification registry.

Independently corroborated:

  • Cowan Roofing LLC, Class A licence 2705169358, residential and commercial building specialties (which cover roofing), certified October 2018, expiring October 2028.. Virginia DPOR regulant list
  • Accredited since 1 December 2016 with an A+ rating, business start February 2014, no complaints closed in three years; service area includes Albemarle, Greene and Charlottesville.. BBB business profile

What they actually do. Asphalt shingle, standing seam and metal shingle, cedar shake, natural and composite slate, low-slope TPO and EPDM, half-round gutters.

Why it ranks here. The leader on our scoring: President’s Club certification and a perfect 5.0 across 295 reviews, from a roofer founded in 2014 with a Class A licence and a service list that runs from Crozet and Free Union to Keswick and Greene County.

Best fit for: Slate, cedar and standing seam work on older houses.

What we would want clarified. It is based in the town of Madison, in Madison County, outside the metro and about 27 miles from Charlottesville, though its BBB file and website both publish coverage of Albemarle, Greene and the city. Certification tier and reviews are unverified. We publish this because a ranking that only prints the flattering findings is an advertisement, not an assessment.

Verify the certification yourself on the GAF registry listing. The number carried on that listing is (540) 308-5898, which is the registry’s contact line and is often a directory tracking number rather than the contractor’s own: take the number from the company’s own website and compare the two.

2. Roof Top Services — TRB Score 83.1

Roof Top Services is based in Charlottesville, VA, in business since 2000, led by Darren Giacalone, managing member, BBB accredited since 1 January 2001, A+ rating, no complaints in three years, and holds Master Elite standing on the GAF certification registry.

What they actually do. Asphalt shingle, standing seam and painted metal, copper, low-slope, skylights and custom sheet metal.

Why it ranks here. A Charlottesville roofing specialist on Dickerson Road since 2000, holding a Class A licence with the dedicated roofing specialty since 2004, BBB accredited since 2001 with no complaints, and a perfect 5.0 across 83 reviews with Master Elite certification.

Best fit for: Copper and custom sheet metal work, and homeowners who want a long-established city firm.

What we would want clarified. A second, older state record under a slightly different company name at a Harris Street address no longer appears in the current licence lists; the current licence is the one to check. Certification tier and reviews are unverified. We publish this because a ranking that only prints the flattering findings is an advertisement, not an assessment.

3. Apex Roofing — TRB Score 78.4

Apex Roofing is based in Charlottesville, VA, led by Andrew Campbell and John Terlesky, owners (BBB), BBB accredited since 1 February 2020, A+ rating, no complaints in three years, and holds Master Elite standing on the GAF certification registry.

  • Accredited since 1 February 2020 with an A+ rating, business start December 2018, no complaints closed in three years; describes itself as disabled veteran-owned.. BBB business profile

What they actually do. Reroofing, new construction roofing, repairs, gutters and gutter guards.

Why it ranks here. A Charlottesville roofer on East Market Street with a Class A roofing licence, a clean BBB file, Master Elite certification and a 4.8 across 95 reviews.

Best fit for: City and Fluvanna homeowners who want a roofing-only Class A firm.

What we would want clarified. Its licence is registered at a Palmyra address rather than its Charlottesville office, and we could not confirm its website. Several unrelated firms in Virginia and Maryland use the name Apex Roofing, so check the licence number. Its record dates from late 2018. Certification tier and reviews are unverified. We publish this because a ranking that only prints the flattering findings is an advertisement, not an assessment.

4. Rainguard Roofing — TRB Score 71.1

Rainguard Roofing is based in Ruckersville, VA, in business since 2010, led by Neal McGlothlin, owner, Not accredited; A+ rating; no complaints in three years, and holds Certified standing on the GAF certification registry.

  • Rainguard Roofing & Guttering, Elkton, A+ rating, not accredited, business start October 2010, about three employees, no complaints closed in three years; service area includes Albemarle, Greene and Charlottesville.. BBB business profile

What they actually do. Asphalt shingle, standing seam metal, slate and synthetic slate, cedar shake, low-slope and gutters.

Why it ranks here. A small second-generation family roofer with a perfect 5.0 across 205 reviews, serving Greene County from a Ruckersville service base and listing Albemarle and Charlottesville in its BBB service area.

Best fit for: Greene County and north Albemarle jobs under $30,000.

What we would want clarified. Its licence is Class C, held in the owner’s name, which caps any single contract below $30,000, so a large metal or slate replacement is outside what it may take; and that licence expires on 31 October 2026, so confirm the renewal. BBB and the licence place the business in Elkton, Rockingham County, outside the metro. It is not BBB accredited. Certification tier and reviews are unverified. We publish this because a ranking that only prints the flattering findings is an advertisement, not an assessment.

5. Blue Ridge Roofing — TRB Score 63.1

Blue Ridge Roofing is based in Charlottesville, VA, in business since 1987, led by Jerry Bach, President, BBB accredited since 1 September 1995, A+ rating, no complaints in three years, and holds Certified standing on the GAF certification registry.

  • Accredited since 1 September 1995 with an A+ rating, business start 1 October 1987, no complaints closed in three years; specialises in double-lock standing seam, slate and cedar.. BBB business profile

What they actually do. Double-lock standing seam metal, slate, cedar shake, asphalt shingle, siding, gutters and roof maintenance.

Why it ranks here. The longest-established firm in the pool: trading on Linden Avenue in the city since 1987, with BBB and the state licence agreeing on the year, accredited since 1995 with no complaints, and specialising in the traditional standing seam, slate and cedar roofs common on Charlottesville’s older houses.

Best fit for: Historic and older city houses with standing seam, slate or cedar roofs.

What we would want clarified. Its 4.8 rating rests on only 22 reviews. We found no website for it; blueridgeroofing.com belongs to an unrelated South Carolina firm. Certification tier and reviews are unverified. We publish this because a ranking that only prints the flattering findings is an advertisement, not an assessment.

Verify the certification yourself on the GAF registry listing. The number carried on that listing is (434) 979-0501, which is the registry’s contact line and is often a directory tracking number rather than the contractor’s own: take the number from the company’s own website and compare the two.

The 491 wind reports that shape a Charlottesville roof

Aggregate hail counts tell you very little about a specific roof. These are the individual events: every severe-weather report logged by the National Weather Service across the 5 counties of the Charlottesville, VA statistical area over ten years, with the dates, the stone sizes and the towns they landed on. Over that decade the metro logged 55 hail reports, 491 severe thunderstorm and high wind reports and 6 tornadoes. Reported property damage from hail, severe wind and tornado over that decade totalled $2.3 million; flood and winter-storm losses are counted separately and are not included.

The biggest hail to fall on Charlottesville in a decade

Date Stone size Reported near County
7 August 2023 2.5 in Earlysville Albemarle
6 August 2020 2.0 in Earlysville Albemarle
15 May 2025 2.0 in Mountfair Albemarle
28 July 2021 2.0 in Scottsville Albemarle
2 May 2016 1.75 in Lovingston Nelson
7 August 2023 1.75 in Advance Mills Albemarle

The largest stone on record for this metro fell on 7 August 2023 near Earlysville, measured at 2.5 inches. That is hen-egg sized. Two inches is the threshold at which insurers expect functional damage and full replacement claims.

Wind. The strongest thunderstorm gust logged in the metro was 70 knots, about 81 mph, near Rio on 25 July 2022. Asphalt shingles begin lifting at roughly 67 mph when they are correctly nailed, and considerably below that when they are not.

Tornadoes. 6 tornadoes touched down in these counties over the decade, the strongest rated EF1 near Elma on 19 April 2019.

What the National Weather Service wrote about it

The NWS logs a written account of each severe-weather episode. This is its description of the 25 July 2022 event near Rio, reproduced verbatim:

Dozens of large trees, tree limbs, and wires blew down just east of the City of Charlottesville. Numerous large trees snapped in half in the Pantops area.

A roof in this metro is built against events like that one, as recorded by the agency that recorded it rather than by a contractor selling the repair.

When it happens. Severe weather reports cluster in July (154), June (131), August (106). The worst years on record were 2019 (104), 2022 (68), 2021 (62). If you are scheduling non-urgent work in Charlottesville, the months outside that window are when crews are least stretched and least likely to be triaging emergency callouts ahead of your job.

Source: NOAA National Centers for Environmental Information, Storm Events Database, county-level detail files 2016 to 2025, filtered to the counties of this statistical area by The Roofing Brief. Damage figures are as reported to the NWS and undercount insured losses.

What to do with this. Hail is not the governing risk in Charlottesville. Weight your decision toward wind rating, ventilation and flashing detail rather than paying extra for impact-rated shingles.

Supercells on the Earlysville and Scottsville axes

On 7 August 2023 NWS logged tennis-ball hail, 2.5 inches, at Earlysville, the largest stone recorded in the metro from 2016 to 2025. The episode narrative called the number of large hail reports somewhat atypical for the Mid-Atlantic in late summer, with multiple instances of giant hail. The same storm blew down dozens of trees, branches and wires in Earlysville.

Earlysville had been hit before. On 6 August 2020 a supercell dropped two-inch hail there and spun up a brief EF0 tornado over Broadus Wood Elementary School on Buck Mountain Road. And on 15 May 2025 two-inch hail fell at Mountfair, also in north Albemarle.

The south of the county has its own track. On 28 July 2021 a 70 knot gust hit Scottsville. NWS recorded widespread tree and power line damage, and many homes with shingles and siding removed, along with two-inch hail. Three years earlier, on 2 August 2018, an EF0 touched down about two miles south of the city limits near Avon Street Extension.

These storms meet a reroof regime with no inspection. Because Charlottesville’s design wind speed converts to below the code’s 100 mph threshold, a house reroof needs no permit, so no inspector checks the ice barrier the city’s own design table requires, or the fastening and flashing. After a hail storm, the homeowner’s protection rests on the roofer’s licence and the contract.

The licence class matters too. A Class C licensee may not take a single contract of $30,000 or more, and a large metal, slate or cedar replacement on an older Charlottesville house can exceed that. Check the class on the state’s licence lookup before signing, and ask for photographs of the ice barrier and flashing before they are covered.

Before you sign anything in Charlottesville

Licensing is required in VA. Virginia requires a licence from the Department of Professional and Occupational Regulation for any roofing work valued above $1,000 including labour and materials. Roofing carries the specialty code ROC.

Virginia issues three classes by project value under Va. Code 54.1-1100. Class C covers single projects over $1,000 and under $30,000 (and under $250,000 of work a year), Class B covers $30,000 up to $150,000 (or $250,000 to $1 million a year), and Class A covers $150,000 or more (or $1 million a year), with qualifying-individual experience requirements of two, three and five years respectively. All classes require a board-approved eight-hour pre-licence course, and roofing requires its own specialty endorsement exam.

Check here: Virginia DPOR licence lookup. The class caps the contract value. A Class C licensee cannot legally take a project above $30,000, so confirm the class matches the size of your job before signing.

Four checks to run before you sign anything, in any state.

  1. Verify certification at the source. Use the GAF verification tool rather than trusting a badge image on a company website.
  2. Get the certificate of insurance from the insurer, not the contractor, and confirm general liability and workers compensation are both active on the day work starts.
  3. Confirm who pulls the permit. If a contractor asks you to pull it as the homeowner, that moves liability onto you. Decline.
  4. Get warranty terms in writing before any deposit, and check the manufacturer warranty being promised actually requires the certification tier the contractor holds.

The Charlottesville market behind this ranking

6 certified roofing contractors serve the principal cities of the Charlottesville, VA statistical area, of which 1 hold the top President’s Club tier. The pool carries 825 customer reviews between them at a mean rating of 4.829. The statistical area had a 2024 population of 227,336, a change of 2.62% against the 2020 census base, per the U.S. Census Bureau Vintage 2024 estimates.

How these Charlottesville rankings were produced

Every contractor in the Charlottesville, VA pool was scored out of 100 on four published components: certification tier, a Bayesian adjusted rating, review depth and distance from the metro centre. In this metro that meant scoring 6 certified contractors, of whom 1 hold President’s Club standing and 2 Master Elite, against a metro mean rating of 4.829. The top five were then researched individually against Better Business Bureau records, state licence registers and manufacturer directories. Where that research turned up something awkward it is on the page, and no placement was paid for.

Set aside in Charlottesville. A contractor that would otherwise have scored into the top five was removed for the reason stated. The score is computed from public data, but where the research pass finds evidence undermining an input to that score, the score is set aside.

  • Standard Roofing Company, which scored 62.4: Excluded on service area. It is a Richmond-area roofer based in Goochland County, and its published service area names Goochland, Henrico, Chesterfield, Hanover and other Richmond counties but none of Albemarle, Charlottesville, Fluvanna, Greene or Nelson. We also found no Virginia licence under its trading name; the only licence at its address is held under a different company name.

The full method, the weightings, what the GAF certification tiers actually mean, who is eligible to be ranked and what we do not claim are all set out on our roofer ranking methodology page. Charlottesville roofing questions, answered

Who is the best roofer in Charlottesville, VA?

Cowan Roofing of Madison, VA scores highest in the Charlottesville metro on The Roofing Brief Contractor Score, at 92.4 out of 100 as of October 2026. It holds President’s Club certification with a 5.0 rating across 295 reviews. Highest-scoring is not the same as best fit for your specific job, and the four companies behind it score within 29.3 points.

How many certified roofing contractors serve Charlottesville?

6 contractors on the GAF certification registry serve the principal cities of the Charlottesville, VA statistical area as of October 2026, of which 1 hold President’s Club status.

How much damaging hail does Charlottesville get?

The Charlottesville, VA statistical area recorded 49 hail reports of 1 inch or larger and 4 of 2 inches or larger between 2016 and 2025 in the NOAA Storm Events Database. The largest hailstone reported measured 2.5 inches.

Did any contractor pay to appear on this list?

No. The Roofing Brief takes no placement fees, no lead fees and no affiliate commission from any roofing contractor. Ranking comes entirely from the published formula applied to public registry data, followed by an individual research pass on the top five.

What was the worst hailstorm in Charlottesville in the last ten years?

The largest hailstone logged by the National Weather Service in the Charlottesville, VA statistical area between 2016 and 2025 measured 2.5 inches, reported near Earlysville on 7 August 2023. That is hen-egg sized. Two inches is the threshold at which insurers expect functional damage and full replacement claims. Across the decade the metro recorded 55 hail reports. Reported property damage from hail, severe wind and tornado over that decade totalled $2.3 million; flood and winter-storm losses are counted separately and are not included.

When is the worst time of year for roof damage in Charlottesville?

Severe-weather reports in the Charlottesville, VA statistical area cluster in July, June, August, on the NOAA record for 2016 to 2025. Outside those months local crews are not triaging storm damage, so lead times are shorter and scheduling is easier.

Do roofers need a licence in VA?

What should I check before hiring a roofer in Charlottesville?

The class caps the contract value. A Class C licensee cannot legally take a project above $30,000, so confirm the class matches the size of your job before signing.

Supercells on the Earlysville and Scottsville axes?

On 7 August 2023 NWS logged tennis-ball hail, 2.5 inches, at Earlysville, the largest stone recorded in the metro from 2016 to 2025. The episode narrative called the number of large hail reports somewhat atypical for the Mid-Atlantic in late summer, with multiple instances of giant hail. The same storm blew down dozens of trees, branches and wires in Earlysville.

Is Charlottesville a hard market to find a good roofer in?

Charlottesville’s storm risk is late-summer supercells: tennis-ball hail at Earlysville in August 2023, and a 70-knot gust that stripped shingles and siding from homes in Scottsville in July 2021. Virginia licenses roofers, with a class system that caps how large a job each licence may take, but its building code exempts a typical house reroof here from permits, so nobody inspects the finished roof. Seven certified firms appear in the directory; one does not serve the metro, so five are ranked, three of them based in Charlottesville.

Is wind or hail the bigger risk to a roof in Charlottesville?

Wind, by a wide margin. The Charlottesville, VA statistical area logged 491 severe thunderstorm and high wind reports against 49 hail reports of an inch or more between 2016 and 2025. Wind damage shows up at the rake, ridge and edge rather than across the field of the roof, so the fastening schedule and edge detail matter more here than the impact rating of the shingle.

Why is Standard Roofing Company not on this list?

Excluded on service area. It is a Richmond-area roofer based in Goochland County, and its published service area names Goochland, Henrico, Chesterfield, Hanover and other Richmond counties but none of Albemarle, Charlottesville, Fluvanna, Greene or Nelson. We also found no Virginia licence under its trading name; the only licence at its address is held under a different company name..
