Roof decking replacement cost runs about $50 to $100 per 4 ft by 8 ft sheet when a few rotted panels are swapped during a reroof, and about $2,500 to $6,500 to re-deck 2,400 square feet of roof (75 sheets), by The Roofing Brief’s estimate. Published benchmarks for the cost to replace roof decking sit at or above that: RoofingCalculator.com puts it at $2.20 to $3.00 per square foot ($70 to $96 per sheet), and Georgia contractor DOM Roofing quotes $80 to $140 per sheet installed. The panel is the small part of the bill: on October 19, 2026, Home Depot and Lowe’s listings showed 7/16 in. OSB at $12.58 a sheet. The rest is tear-off, cutting, nailing to the ice and water shield, drip edge and synthetic underlayment work that gets bundled with a deck rebuild, and disposal.

Roof decking cost per sheet: panel price vs installed price
Roofing plywood cost per sheet and OSB cost per sheet are two different numbers from the installed price a roofer bills. The table below separates retail panel prices (Google Shopping retailer listings checked October 19, 2026) from installed per-sheet prices published by contractors and estimators.
| Item (4 ft by 8 ft) | Price | Type | Source |
|---|---|---|---|
| 7/16 in. OSB sheathing | $12.58 | Retail panel | Home Depot and Lowe’s listings, Oct 19, 2026 |
| 7/16 in. OSB sheathing | $14.51 | Retail panel | Menards listing, Oct 19, 2026 |
| 7/16 in. LP TechShield radiant-barrier OSB | $13.49 to $25.25 | Retail panel | Hiwassee and Arbor listings, Oct 19, 2026 |
| 15/32 in. CDX plywood | $22.21 to $33.87 | Retail panel | Arbor, OS Lumber, Knudson Lumber listings, Oct 19, 2026 |
| 1/2 in. Huber ZIP System roof sheathing | $24.95 to $38.00 | Retail panel | Hiwassee and Arbor listings, Oct 19, 2026 |
| Decking replaced during a reroof | $80 to $140 per sheet | Installed | DOM Roofing (Georgia) |
| Decking replaced or repaired | $2.20 to $3.00 per sq ft ($70 to $96 per sheet) | Installed | RoofingCalculator.com |
| Decking or sheathing replaced | $2 to $5 per sq ft ($64 to $160 per sheet) | Installed | HomeGuide, Feb 9, 2026 |
| Spot sheet swap during a reroof | $50 to $100 per sheet | Installed | The Roofing Brief estimate |
Retail shelf prices for the same 7/16 in. OSB panel ranged from $8.69 at a Louisiana yard (Gabriel Building Supply) to $14.51 at Menards on the same day, so regional material spread is a few dollars a sheet. The gap between a $12.58 panel and an $80 to $140 installed sheet is labor, cutting around rafters, fasteners, dumpster space and the roofer’s markup.
Single-sheet replacement: $50 to $100 per sheet
Single-sheet roof decking replacement costs $50 to $100 per 4 ft by 8 ft sheet in 2026 by The Roofing Brief’s estimate, covering the OSB or plywood panel, the cutout and nailing labor, and disposal of the rotted sheet. The most common deck repair scenario is a spot replacement of one or a few rotted sheets discovered during a tear-off. A roofer pulls the old shingles, finds a soft spot under a former leak (typically around a chimney flashing, a plumbing vent boot, a valley, or an ice dam zone in cold climates), cuts out the rotted sheet, and replaces it with a new one before the new shingle install proceeds.
Inside that $50 to $100, the panel itself is $12.58 to $33.87 at retail (7/16 in. OSB to 15/32 in. CDX, October 2026 listings). The balance covers cutting the old sheet back to the centerline of the rafters, inspecting the bearing edges, fitting the new panel and nailing it off. RoofingCalculator.com’s $2.20 to $3.00 per square foot works out to $70 to $96 per sheet, and DOM Roofing’s $80 to $140 per sheet sits above our range, so treat $100 as a mid-market figure, not a ceiling.
Ask for a per-sheet decking line in the reroof contract before tear-off, with the unit price, the number of sheets included in the base price (if any) and the panel spec (thickness and OSB or plywood). A roof that comes apart at tear-off and reveals 15 or more rotted sheets on a 75-sheet deck (20%) is near the full re-deck zone, and the contract math changes. For the shingle work above the deck, our shingle replacement guide walks the repair, spot, or full-replace decision. Our roof deck repair cost guide covers the spot-repair pricing in more detail.
Full re-deck: $2,500 to $6,500 on a 2,400 sq ft house
A full roof re-deck on 2,400 square feet of roof deck costs about $2,500 to $4,500 with OSB and $3,500 to $6,500 with plywood in 2026, by The Roofing Brief’s estimate. The 2,400 figure is deck area, not living area: This Old House’s pitch model gives a one-story 1,600 sq ft home about 1,993 sq ft of roof, so a 2,400 sq ft deck fits a one-story house of roughly 1,900 to 2,000 sq ft. A full re-deck means stripping every sheet off the rafters or trusses. It becomes necessary when the existing deck fails the span check in the code section below, when 25% or more of the sheets show rot or delamination, or when the house is being gutted anyway.
Worked example: re-decking 2,400 sq ft of roof
| Line | OSB (7/16 in.) | Plywood (15/32 in. CDX) | Basis |
|---|---|---|---|
| Sheets needed | 75 | 75 | 2,400 sq ft divided by 32 sq ft per sheet, before waste |
| Panels at retail | $944 (75 x $12.58) | $1,666 to $2,540 (75 x $22.21 to $33.87) | Retailer listings, Oct 19, 2026 |
| Tear-off, fitting, nailing, disposal | $1,700 to $2,900 | $1,700 to $2,900 | The Roofing Brief allowance ($1,500 to $2,500 labor plus $200 to $400 disposal) |
| Installed total (our estimate) | $2,500 to $4,500 | $3,500 to $6,500 | The Roofing Brief estimate |
| Installed total (published benchmark) | $5,280 to $7,200 (2,400 x $2.20 to $3.00) | RoofingCalculator.com | |
OSB re-deck: $2,500 to $4,500 installed by our estimate. Seventy-five 7/16 in. OSB panels cost $944 at the October 2026 $12.58 retail price, so most of the bill is the $1,700 to $2,900 labor and disposal allowance. Add 5% to 10% for cut waste on hips and valleys (4 to 8 extra sheets).
Plywood (CDX or RTD) re-deck: $3,500 to $6,500 installed by our estimate. Seventy-five 15/32 in. CDX panels cost $1,666 to $2,540 at October 2026 listings, plus the same labor and disposal allowance.
| Deck material | Per 4 ft by 8 ft sheet (retail, Oct 2026) | Material (75 sheets) | Installed re-deck (2,400 sq ft of deck) |
|---|---|---|---|
| OSB (7/16 in.) | $12.58 to $14.51 | $944 to $1,088 | $2,500 to $4,500 |
| Plywood (15/32 in. CDX) | $22.21 to $33.87 | $1,666 to $2,540 | $3,500 to $6,500 |
OSB is the default on most re-decks because a 7/16 in. panel listed at $12.58 against $22.21 to $33.87 for 15/32 in. CDX in October 2026, roughly 43% to 63% less per sheet. Plywood earns its premium in three cases: a hot-humid climate where the deck sees repeated moisture, a roof with a leak history, or an engineer’s drawing that calls for plywood by span rating.
OSB vs plywood: the 2026 decision framework
OSB is the cheaper roof decking spec and plywood is the moisture-tolerant premium. At October 2026 retail listings, 7/16 in. OSB ran $12.58 to $14.51 a sheet against $22.21 to $33.87 for 15/32 in. CDX plywood. For a side-by-side on the two panels, see our OSB vs plywood roof decking breakdown. OSB (oriented strand board) is made from wood strands oriented in layers and bonded with resin. For trusses at 24 in. on center, the common choice is a 7/16 in. panel stamped with an APA span rating of 24/16, which APA’s Engineered Wood Construction Guide (E30), Table 33 rates for a 24 in. roof span with or without edge support and a 40 psf allowable live load at 24 in. spacing.
The trade-off is moisture tolerance. OSB exposed to standing water or prolonged high humidity swells at the edges first, and edge swell telegraphs through shingles as ridged lines at panel joints. Upgraded panels address this at a price: on October 19, 2026, 1/2 in. Huber ZIP System roof sheathing (with an integral water-resistive overlay) listed at $24.95 to $38.00 a sheet and 1/2 in. Huber AdvanTech sheathing at $43.60 (Ring’s End), against $12.58 for commodity 7/16 in. OSB.
Plywood (CDX or RTD for roof decking) is made from wood veneers cross-laminated with exterior-grade adhesive. CDX means a C-grade face, D-grade back and exterior glue, the historic residential roof deck. RTD (resin-treated decking) is a moisture-resistance upgrade. A 15/32 in. panel with a 32/16 span rating is rated for a 32 in. span with edge support, 28 in. without, and a 65 psf allowable live load at 24 in. spacing (APA E30, Table 33), which is why it needs no panel clips on 24 in. trusses.
The 2026 spec decision:
| If your roof has… | Choose | Why (source) |
|---|---|---|
| Trusses at 24 in. o.c., dry climate, good ventilation | 7/16 in. OSB, span rating 24/16 | 24 in. span with or without edge support, 40 psf at 24 in. (APA E30 Table 33); $12.58 a sheet (Oct 2026) |
| Trusses at 24 in. o.c., hot-humid climate or leak history | 15/32 in. CDX or RTD plywood, span rating 32/16 | 65 psf at 24 in. (APA E30 Table 33); $22.21 to $33.87 a sheet |
| Rafters at 24 in. o.c. with a 3/8 in. (24/0) panel | Add panel clips or upgrade to 7/16 in. | 24/0 panels span 24 in. only with edge support, 19.2 in. without (APA E30 Table 33) |
| Slope under 2:12 (built-up, single-ply, mod bit) | Minimum 15/32 in. (32/16), max 24 in. span, 1 clip per span | APA E30 Table 34 for low-slope roofs |
| Tile roof (dead load over 10 psf) | Ask for an engineered check | APA’s live-load table assumes 10 psf dead load (E30 Table 33, note d) |
| Want a taped, water-resistive deck | 1/2 in. ZIP System roof sheathing | $24.95 to $38.00 a sheet (Oct 2026 listings) |
OSB is the right spec for: dry-climate roofs with attic ventilation that meets IRC R806.2 (net free vent area of 1/150 of the vented space, or 1/300 with the listed conditions), and reroofs where the existing OSB came off dry and flat.
Plywood (CDX or RTD) is the right spec for: hot-humid climates (Gulf Coast, Southeast), roofs with marginal ventilation (see our attic ventilation guide for the framework), buildings with leak history where deck moisture exposure is likely to recur, and projects where the building owner specifies the plywood premium.
Specialty OSB splits the difference. ZIP System roof panels at $24.95 to $38.00 cost about as much as CDX plywood but add a factory overlay whose seams are taped, while AdvanTech-type panels cost more than either. Our roof sheathing overview covers the broader sheathing decision framework including the OSB grades and the plywood alternatives.
Code requirements: IRC R803.1 and IBC 2304
The building code splits roof sheathing into two rules. In the International Residential Code, R803.1 sets spans for lumber (board) sheathing, and R803.2 covers wood structural panels: per R803.2.2, panel spans may not exceed IRC Table R503.2.1.1(1) or APA E30, as reproduced in the 2025 California Residential Code text of R803. Commercial and multifamily work falls under the International Building Code, Chapter 23 (Section 2304 covers general wood construction requirements).
| APA span rating | Panel category | Max span with edge support | Max span without edge support | Allowable live load at 24 in. o.c. |
|---|---|---|---|---|
| 24/0 | 3/8 in. | 24 in. | 19.2 in. | 30 psf |
| 24/16 | 7/16 in. | 24 in. | 24 in. | 40 psf |
| 32/16 | 15/32 in. | 32 in. | 28 in. | 65 psf |
| 40/20 | 19/32 in. | 40 in. | 32 in. | 120 psf |
Source: APA E30, Table 33 (10 psf dead load assumed). Edge support means tongue-and-groove edges, panel clips, or lumber blocking.
Fastening follows R803.2.3, which points to IRC Table R602.3(1) or APA E30. APA’s Table 35 calls for 8d nails at 6 in. on center along supported panel edges and 12 in. at intermediate supports for 3/8 in. to 1 in. panels, with fasteners 3/8 in. from panel edges and at least 1/2 in. of bearing on the framing. IRC Table R602.3(1) footnotes tighten intermediate-support nailing near ridges, eaves and gable ends in high-wind regions, and the trigger wind speed has changed between code editions, so ask your building department which spacing applies before the deck goes down. R803.2.3 also limits panel sheathing to a 9 in. cantilever past a gable endwall unless gable overhang framing supports it.
Panel clips (often called H-clips) are a span-rating issue, not an OSB issue. APA E30 says to add edge support when rafter spacing exceeds the panel’s unsupported-edge limit, using one clip per span (two for spans of 48 in. or more). On 24 in. framing that means clips for a 3/8 in. 24/0 panel (19.2 in. unsupported limit), but not for a 7/16 in. 24/16 or 15/32 in. 32/16 panel. Inspectors check this: the MyBuildingPermit.com 2021 IRC roof sheathing checklist lists mid-span clips and 6 in. end-joint nailing as inspection items before underlayment goes on.
Structural inspection: what gets checked during deck replacement
A re-deck is the one point in a roof’s life when every rafter and truss is exposed, so the tear-off window is when to catch framing problems that are invisible with the deck on. Ask the roofer to photograph each item below before the new sheets go down.
| Check | Threshold that triggers extra work | Reference |
|---|---|---|
| Rafter or truss damage | Any crack, split, rot or insect damage: sister or replace before decking | Truss repairs need the truss maker’s or an engineer’s repair detail |
| Panel clips | 3/8 in. (24/0) panels on 24 in. framing without clips | APA E30 Table 33 |
| Attic insulation | Below R49 (zone 2 and 3) or R60 (zones 4 to 8) for an uninsulated attic | ENERGY STAR retrofit table |
| Ventilation | Net free vent area under 1/150 of the vented space (1/300 with conditions) | IRC R806.2 |
| Gable overhang | Panel cantilever over 9 in. past the gable endwall with no overhang framing | IRC R803.2.3 |
Rafter or truss damage: sagging, cracks, splits, beetle or termite damage, or moisture intrusion that has compromised structural members. Damaged rafters need sistering (a new full-length member fastened alongside) or replacement before the new deck goes on, and engineered trusses should only be repaired to a written detail from the truss maker or an engineer. Our sagging garage roof fix guide walks through the sistering process for garage and accessory structure roofs.
Fastener integrity at bearing edges: the connections between rafters or trusses and the top plate of the wall framing. With the deck off, rusted or missing hurricane straps or clips are visible from above, and adding a missing connector costs a fraction of what it does through a finished ceiling. In coastal counties, ask whether the local code amendment requires uplift connectors at every rafter or truss.
Insulation condition: compressed or water-stained attic insulation shows clearly when the deck is off. ENERGY STAR’s retrofit table recommends R49 for an uninsulated attic in zones 2 and 3 and R60 in zones 4 through 8, which is the number to give an insulation contractor if the existing layer is thin.
Ventilation pathways: the soffit-to-ridge ventilation pathway in the attic is fully visible during a re-deck. Blocked soffit baffles or a missing ridge vent can be fixed before the new deck goes down; IRC R806.2 requires net free vent area of 1/150 of the vented space, or 1/300 when the listed conditions are met. Rotted soffit and fascia along the eave often surface at the same time, and our soffit and fascia replacement cost guide prices that repair per linear foot. The full ventilation framework is in our attic ventilation guide.
Plumbing vent boots and chimney flashings: the failure points that caused the original deck rot. A re-deck that does not reflash the leak source will rot the new panel the same way; HomeGuide (February 2026) prices a cracked pipe boot replacement at $250 to $600, a small line next to a re-deck.
Regional cost variation: where re-deck pricing diverges
Labor drives most of the regional spread. HomeGuide (February 2026) puts roofer labor at $40 to $100 per hour. The Roofing Brief’s regional bands for full re-deck labor on 2,400 square feet of deck are below.
Low-cost markets (rural South, parts of Midwest): about $40 to $50 per hour for skilled roofing labor, putting full re-deck labor at $1,500 to $2,200.
Mid-cost markets (most U.S. metros): about $50 to $70 per hour, putting full re-deck labor at $2,200 to $3,200.
High-cost markets (coastal California, NYC metro, Seattle, Denver, Boston): about $70 to $100 per hour, putting full re-deck labor at $3,200 to $4,800.
Materials vary less. On October 19, 2026, the same 7/16 in. OSB panel listed at $8.69 (Gabriel Building Supply, Louisiana), $9.70 (Doug Ashy Building Materials), $12.58 (Home Depot and Lowe’s) and $14.51 (Menards), a $5.82 spread that adds about $437 across 75 sheets. A labor-rate swing from $50 to $100 per hour moves the same job by thousands.
When deck replacement is mandatory vs optional
The choice between spot repair and a full re-deck turns on the share of sheets that failed, the panel thickness and span rating, and whether the failures are clustered. These are The Roofing Brief’s decision thresholds, applied to a 75-sheet deck.
| Situation | Decision | Sheets on a 75-sheet deck |
|---|---|---|
| Under 10% of sheets failed | Spot repair at the per-sheet rate | Fewer than 8 |
| 10% to 25% failed, clustered at one leak source | Spot repair plus fix the leak source | 8 to 18 |
| 10% to 25% failed, scattered across the roof | Lean to full re-deck (systemic moisture) | 8 to 18 |
| 25% or more failed | Full re-deck | 19 or more |
| 3/8 in. panels on 24 in. framing without clips | Add clips or re-deck | Any |
| Plank deck with gaps over 1/8 in. or boards wider than 6 in. | Overlay with panels or re-deck | Any |
Under 10% of sheets failed: spot repair. Replacing 5 or 6 sheets on a 75-sheet roof at $50 to $100 each is $250 to $600, against $2,500 or more for a full re-deck.
10% to 25% of sheets failed: the gray zone. If the failures cluster around a chimney, a valley or an ice dam zone, spot repair plus a fix at the root cause is the cheaper path. If they are scattered across the roof, the remaining sheets are likely to fail within the new roof’s life, and a full re-deck is the better economic decision.
25%+ of sheets failed: full re-deck. At 19 or more sheets the per-sheet bill ($950 to $1,900 at $50 to $100) approaches the low end of a full OSB re-deck, and every remaining old sheet is still a risk.
Thin decking is the other trigger, but it is narrower than many bids suggest. GAF’s Timberline HDZ installation instructions accept a minimum 3/8 in. plywood or OSB deck as recommended by APA, plank decks with no more than 1/8 in. spacing using minimum nominal 1 in. lumber no wider than 6 in., and roofing nails long enough to penetrate 3/4 in. into the deck or through the plywood. A 3/8 in. deck therefore does not by itself void a GAF shingle installation, but on 24 in. framing it needs panel clips to meet APA’s span table. A reroof over a sound deck that meets those rules does not need a re-deck. The full residential reroof framework is in our average cost to replace a roof guide, and the broader deck-failure diagnosis is in our how to fix a roof leak piece.
What re-deck adds to the broader reroof bid
On a 2,400 square foot asphalt shingle reroof priced at $14,000 to $20,000 on a sound deck, a full re-deck at $2,500 to $6,500 lifts the total to about $16,500 to $26,500, or about 13% to 46% more. Using RoofingCalculator.com’s $5,280 to $7,200 decking benchmark instead, the total becomes $19,280 to $27,200. To sanity-check these totals against a per-100-square-foot benchmark, see our roof replacement cost per square breakdown.
Deck condition is only known after tear-off, so the contract has to price it in advance. Before signing, get three numbers in writing: the per-sheet rate, the panel spec (thickness, span rating, OSB or plywood), and the sheet count at which the contractor switches to full re-deck pricing. Our 2026 Roofing Cost Report walks through the full reroof cost framework including the deck-replacement contingency, and our 2026 Roofing Material Lifespan Report covers the lifespan math that drives the reroof timing decision in the first place.
Frequently asked questions
How much does it cost to replace one sheet of roof decking?
Single-sheet roof decking replacement runs about $50 to $100 per 4 ft by 8 ft sheet during a reroof by The Roofing Brief’s estimate. Published figures run higher: RoofingCalculator.com’s $2.20 to $3.00 per square foot equals $70 to $96 per sheet, and DOM Roofing quotes $80 to $140 per sheet in Georgia. The panel itself listed at $12.58 for 7/16 in. OSB in October 2026.
What does a full roof re-deck cost on a 2,400 square foot house?
Re-decking 2,400 square feet of roof deck (75 sheets) costs about $2,500 to $4,500 with OSB and $3,500 to $6,500 with plywood by our estimate, and $5,280 to $7,200 at RoofingCalculator.com’s $2.20 to $3.00 per square foot. Panels at October 2026 retail run $944 for OSB or $1,666 to $2,540 for 15/32 in. CDX; labor and disposal make up the rest.
How much does roofing plywood cost per sheet?
On October 19, 2026, 15/32 in. CDX plywood listings ran $22.21 to $33.87 per 4 ft by 8 ft sheet, against $12.58 to $14.51 for 7/16 in. OSB at Home Depot, Lowe’s and Menards. Installed, a replaced sheet costs $50 to $140 depending on the source, because labor, cutting and disposal dominate the price.
Should I use OSB or plywood for roof decking?
Use 7/16 in. OSB rated 24/16 on 24 in. trusses in a dry, well-ventilated attic; it spans 24 in. without clips per APA E30 and listed at $12.58 a sheet in October 2026. Choose 15/32 in. CDX or RTD plywood (32/16) for hot-humid climates or a roof with leak history; it listed at $22.21 to $33.87.
When is a full re-deck required instead of spot repair?
Under 10% of sheets failed points to spot repair. Between 10% and 25% depends on whether failures cluster at one leak source or scatter across the roof. At 25% or more (19 of 75 sheets), re-deck. A 3/8 in. deck on 24 in. framing without panel clips also needs clips or a re-deck under APA’s span table.
What thickness of roof decking does code require?
IRC R803.2.2 limits panel spans to IRC Table R503.2.1.1(1) or APA E30. Per APA E30 Table 33, a 7/16 in. 24/16 panel spans 24 in. with or without edge support, a 3/8 in. 24/0 panel spans 24 in. only with clips (19.2 in. without), and a 15/32 in. 32/16 panel spans 28 in. without clips. GAF’s Timberline HDZ instructions require a minimum 3/8 in. deck.
How much does a re-deck add to a reroof bid?
On a $14,000 to $20,000 asphalt shingle reroof, a $2,500 to $6,500 re-deck adds about 13% to 46%, for a total near $16,500 to $26,500. At RoofingCalculator.com’s $5,280 to $7,200 decking benchmark, the total is $19,280 to $27,200. Ask for the per-sheet rate and the re-deck trigger in writing before tear-off.
